En intressant frågeställning är vilka faktorersom påverkar fastighetspriserna under dessa kriser, samt hur och vad som gör attpriserna återhämtar sig efter en kris. Denna uppsats studerar fastighets- och finanskriser med fokuspå Sverige och Spanien.Sverige genomgick en stor kris på 90-talet där fastighetspriserna rasade. Under samma tidsperiodökade bestånd, samt priser av fastigheter i Spanien.

The Integration of Swedish and global grain markets : a price transmission analysis of wheat

Increased trade and eased policy restrictions have brought markets closer together. Prices at different locations are much likely to affect each other to a certain extent. Since the adaption of Common Agricultural Policy in 1995 the Swedish wheat market has been exposed to the world market and Swedish farmers are facing new challenges. A broader knowledge about market integration and price transmission will facilitate Swedish farmers, banks and politicians in making rational decisions. Therefore the aim of this research is to explain how global wheat prices are transmitted on Swedish wheat prices.

Franchising i den svenska fastighetsmäklarbranschen : Franchising in the Swedish real estate industry

SammanfattningBakgrundIdag blir det allt mer vanligt att mindre enskilda mäklarbyråer ansluter sig till de stora franchisekedjorna. Anslutningen innebär att den tidigare enskilde aktören lämnar sitt varumärke och sin tidigare affärsidé för att istället ta del av ett välkänt varumärke och ett framgångsrikt affärskoncept.Syfte & metodSyftet med uppsatsen är att studera vilka positiva och negativa effekter franchising bidrar med i den svenska fastighetsmäklarbranschen samt vilka ekonomiska och personliga kriterier franchisegivarna ställer på franchisetagarna. Studien är en kvalitativ undersökning där väl insatta aktörer ifrån fastighetsmäklarbranschen har intervjuats om franchising.ResultatStudien visar att det finns både positiva och negativa sidor med franchising. Franchisegivarna upplever att franchising bidrar till en mer företagsam anda och bättre driv igenom hela verksamheten. De upplever dock att det krävs relativt höga volymer för att bli en framgångsrik franchisekedja.

Är ersättningen allt? : En studie av ekonomistyrning inom fastighetsmäklarbranschen

Bakgrund/problem: Fastighetsmäklare ersätts idag främst genom provision för sitt huvuduppdrag fastighetsförmedling. Ett lagförslag vill tillåta ersättning för förmedling av sidotjänster som exempelvis bolån. Risken med lagförslaget är att mäklarens roll som oberoende mellanman försvinner om ersättningen för sidotjänstförmedling är uteslutande provisionsbaserad. Ledningen måste därför utforma välfungerande styrsystem för att undvika negativa effekter.Syfte: Att utforma ett förslag till hur företag kan undvika negativa effekter vid provisionsbaserad ersättning för sidotjänster.Metod: En kvalitativ fallstudie har genomförts med individuella, semistrukturerade intervjuer, enkätundersökning samt sekundärkällor.Resultat: Företagsledningen bör använda sig av ett kombinerat ersättningssystem med både fast och rörlig lön för sidotjänstförmedling. Vidare bör även hänsyn tas till åtgärder inom beteendestyrning, såsom utformning av välfungerande processer för de anställdas arbetssätt, samt inom social styrning, såsom utbildning av de anställda..

This thesis focuses on employers? use of non-­?solicitation of employees in commercial contracts within the union?s internal market and how this can result in restrictive practices in violation of European law. Using legal method, legal economic considerations, and guidance from modern American legal development in antitrust law, this thesis is aiming to investigate how this kind of anticompetitive cooperation in the European labor market should be assessed. The result seems to be that despite a distinct and pronounced restrictive approach to the application of EU competition rules in the labor market, there are strong incentives and not any legal impediment to apply Article 101 TFEU on no cold call agreements between employers. .

-"Fattar man inget är det kört!" : - en studie i kommunikation mellan Bollnäs Bostäder och deras mångkulturella hyresgäster

Studien visar att Bollnäs Bostäder bör utveckla gemensamma arbetsmetoder och introduktionsmaterial för sina bovärdar när det gäller lägenhetsintroduktionen med de invandrare som har svårigheter med det svenska språket. Jag anser att det skulle skapa förutsättningar för en jämnare kvalitet i kundprocessen. Studien visar också att det inte alls är säkert att de invandrade hyresgästerna upplever samma kommunikationssvårigheter som Bollnäs Bostäder upplever, vilket jag anser kräver en djupare undersökning. Genom att intervjua andra fastighetsföretag har jag också kommit fram till förslaget att Bollnäs Bostäder kan undersöka fördelarna med att utveckla en introduktionsfilm till sina lägenhetsintroduktioner för att lättare nå fram med sina budskap. Slutligen anser jag att det är viktigt att ha kunskap, inte bara i verbal-, utan även i icke-verbal kommunikation för att kommunicera med invandrade hyresgäster som inte kan det svenska språket. Därför tror jag att det skulle vara värdefullt för bovärdarna att få utbilda sig inom detta område..

To achieve business goals it is important to continuously work with strategies to meet customerdemands for increased efficiency and service. Purpose: The aim of the essay is to examine how to work on strategy implementation in a municipal real estate company from a management perspective in order to achieve overall goals. Method: The study?s methodology is a case study based on qualitative telephone interviews that were conducted with representatives in managerial positions from various levels of the company. The choice of the qualitative data was considered relevant in relation to the chosen topic of the thesis. The empirical data was then compared to the theoretical framework of the thesis. Results: Strategies guide the company to achieve the overall goals, which are later on broken down into operational targets.

Objective: The papers objective is to create a deeper understanding for whether or not cultural and psychic distance affects corporate establishments in the EU.Method: The results have been gathered through intense data collection through interviews with ScaniaAB and Business Sweden. It is important, for companies operating on a homogeneous product market, to understand and adapt to customer needs. Since coffee is a homogeneous product in food retail it is vital for coffee companies to work extensively with differentiation and the fierce competition. The prevailing homogenity makes it difficult for companies to develop the product itself and must therefore work to create added value to the product.The purpose of this thesis is to carry out a study on consumer decision-making when purchasing homogeneous products, and to examine how companies work to strengthen their brand and gain market share in a homogeneous product market. Smart Control : En reaktion på EU:s ekodesignkrav

The purpose of this thesis is to assist the Swedish energy company NIBE Energy Systems in their studies of adaptive regulation applicable to electrical water heaters. Due to coming energy classifications of these appliances in the European Union, NIBE Energy Systems needs to use adaptive regulation, called Smart Control, to keep their products in the best possible energy class and remain competitive to the market. By using this Smart Control regulation a 2-3 % improve-ment of efficiency can be credited the system. This is a small number, but heavily needed, since the energy classes are based on the idea that the European Union is provided with electricity from coal condensate power resulting in a 40 % maximum efficiency. Furthermore, doing noth-ing will result in some water heaters not being approved to use on the market from 2015 due to low efficiency.

A trading halt is a measure conducted by a securities exchange in order to reduce information imbalances between market participants, thus enabling a higher level of market efficiency. A market is said to be efficient when new information concerning a company is instantly reflected in its stock price, implying that abnormal stock returns cannot be systematically achieved in an efficient market. The purpose of this study is to examine the occurrence of abnormal stock returns following trading halts on the Stockholm Stock Exchange. The study is based on a sample of 64 trading halts executed between January 2003 and February 2008. Historical daily prices for stocks subject to trading halts during the period have been gathered from the Datastream Advance database, while information on date and time of trading halts have been collected from the Stockholm Stock Exchange website.
