Idag tillämpas den s.k. bruksvärdeshyran som har sin grund i att lägenhetens standard avgörhyran. Företagets produktionskostnader ska ej tas i beaktande vid ett bruksvärdessystem. Detmedför både för- och nackdelar för hyresgästen. Om företagets kostnader överstigervärderingen av de standardhöjande åtgärderna kan detta inte åläggas hyresgästerna samtidigtsom hyresgästerna ej ålägger en hyresrabatt när åtgärderna kan avses avbetalad.

The purpose of this Bachelor thesis in Economics at Lund University is to try to establish the correlation between the value change of retail real estate buildings in Sweden and macro economic variables. The principal method is the multiple regression model and it is used to estimate the basic model. The basic model is enhanced by estimating some 30 models and the result is two good models. The difference between the basic model and the two better models are small but important. In the lagged basic model, the same variables are used as in the basic model but with different time lags.

ABSTRACTBackground: People with colorectal cancer undergoing rectum amputation get a permanent colostomy, which affects the social life. It may be valuable for health care what these people experience living with colostomy in order to provide the greatest possible support. Objective: The aim of this study is to describe how people who received a colostomy experience their daily lives and the support they have received from the health services.Method: Qualitative interview study with six people, with a descriptive phenomenological approach.Results: The analysis of the interviews about how it's like to live with a colostomy resulted in three themes: 1) Living with a colostomy gives an uncertainty that affect the social life, 2) Physical and psychological impact of getting a colostomy and 3) Support for health care and relatives.Conclusion: Subjects had a positive attitude towards life, which contributed to that they could adjust to living with a colostomy and feel a meaningfulness of life. The study shows that all the interviewed people overall were satisfied with the information provided by the healthcare personnel. It was good with both oral and written information and very appreciated with repeated information. One aspect that could be improved was the information given aboute the closure of anus during surgery and the following complications.

Bakgrund och problem: Belöningar används ofta som ett hjälpmedel till att motivera deanställda och få dem att agera i företagets intresse. För att åstadkomma ett bra samspelbehöver organisationen ha förståelse för hur belöningar kan bidra till motivation. Men vadsom motiverar de anställda kan skilja sig åt. Hur bidrar olika typer av belöningar tillmotivation?Syfte: Syftet med denna studie är att försöka beskriva vilken roll olika typer av incitamentspelar utifrån Maslows teorier kring mänskliga behov.

The purposeof this study was to investigate whether preschool staff who participated in a previous health project retains the good behavior change, and to explore their perceived barriers and opportunities for this. The study was conducted on a "feel good" preschool and the selected population was preschool teachers and/or child minders. The selected method was qualitative, descriptive, and through the interviews the respondents got questions about their behavior changes and their experiences of this. The result of the survey showed that nearly all of the participants in the study had maintained the good behavior changes and most of them had implemented them in their lives. The obstacles that individuals perceived were mainly time constraints and the opportunities they saw were planning, motivation and positive experience.

The aim of this study was to gain a better understanding of resource schools 1 as a human services organization and institution, based on teachers and principals? perspectives. The purpose of resource schools is to provide the students tools and resources to enable them to return to the regular school within two years. The study also aims to examine more closely how this objective applies to the studied resource schools in the studied municipality, as well as highlighting the success factors and barriers that exist to achieve the goal. Previous studies show that this kind of differential practice tends to become a permanent solution.

The aim of this paper is to investigate how teachers in Swedish schools abroad reason about their work developing the Swedish language as the students live in a non-Swedish speaking country although going to a Swedish school. Furthermore the study intends to examine the teachers' attitudes towards the impact the Swedish language has upon the school. Research questions:What thoughts do the teachers signify in reference to the language development of the students?How do the teachers reason about the role of the Swedish language in the school?In order to answer these questions, qualitative measures has been used in terms of observations and interviews. The study is based upon a social constructivist perspective with the idea that reality is socially constructed.

This study is focusing on students at compulsory level and their performance in national exam tests when the students first language is taken into account. Students in Swedish schools with non-Swedish speaking parents commonly follow language classes for limited Swedish proficient students. How does this affect their results when tested in other subjects as physics,biology and chemistry? A general claim is that national tests can provide data for balancedand fair grades. This view is challenged in this paper, through Principal Component Analysisof test results that shows a difference between schools when the schools social position and share of limited Swedish proficient students are measured.

Syftet har varit att studera chefers uppfattningar om en omorganisation i ett företag i transportbranschen. Den fråga jag ställt mig är vilken betydelse gemensamma mål och visioner, delaktighet och tid för utvecklingsarbete, ett stödjande förändringsledarskap samt en kultur som främjar lärande har haft i en omorganisation som genomförts i Företaget X. Den metod som använts har varit kvalitativa intervjuer som tagit utgångspunkt i hermeneutiken där framför allt innebörder och intentioner studerats. Respondenterna har bestått av åtta chefer vid Företaget X. Det framkommer att omorganisationen inte lyckats till fullo utifrån de mål som sattes upp.

Kompetensutveckling under arbetsplatsförlagd utbildning inom sluten somatisk vård för omvårdnadsstuderande på vuxenutbildning.Sammanfattning: Arbetsplatsförlagd utbildning (APU) har en central plats på omvårdnadsutbildning för vuxenstuderande. Det är därför av vikt att APU:n gynnar de studerandes möjligheter till kompetensutveckling. Vårt syfte är att undersöka hur vuxenstuderande inom omvårdnadsutbildning upplever förutsättningar för sin kompetensutveckling under APU inom sluten somatisk vård. För att kunna besvara syftet har en abduktiv kvalitativ metod utifrån det sociokulturella perspektivet använts och semistrukturerade intervjuer genomförts. Det empiriska materialet bygger på intervjuer före och efter APU:n med åtta omvårdnadsstuderande.

The aim of this essay is to examine the background to the ongoing conflict between Spain and Basque. The conflicting parts and the opportunities of an agreement regarding a permanent cease-fire will also be examined. I chose to write about this conflict due to the fact that it has been going on for a long time, and is still going on.In order to be able to conduct the survey of this essay I have studied a wide range of books, reports from different institutions, and articles. I have strived for objectivity and to retail a fair description of the situation.To get a better understanding of the conflict the essay starts with history of conflict which has its beginning in the fifteenth century. Further on the essay is going to examine the conflicting parts that exist nowadays, and also the acting of different Basque political groups and the acting of the Spanish government.

Taiwan räknas idag inte som en stat, har ingen plats i FN, och territoriet efterfrågas av Kina. Hur ser möjligheterna ut för en lösning av problematiken mellan Kina och Taiwan? En problematik som dessutom har en lång historia och vars grund främst står att finna i revolutionen 1949 i Kina. Framförallt Peter Wallensteens teorier om uppskjutande till framtiden och förändrade positioner, som konfliktlösningsmekanismer anses vara relevant. Den ökande globaliseringen och interdependensen samt det omfattande ekonomiska utbytet mellan aktörerna i vårt fall är också relevanta faktorer för utvecklingen.

Agency theory describes the conflict of interest between the principal (stockholders) and the agent (CEO). Aligning the incentives of executives with those of the owners is the most direct way to mitigate the agency problem. If there is no meaningful link between CEO compensation and company performance, it is doubtful that the large sums of assets in public corporations are being managed efficiently. In theory the solution is simple reward the CEO when shareholders wealth increases. The purpose of this paper is to investigate if there is a relationship between company performance and CEO compensation among Swedish companies, in materials and information technology industry.

Uppsatsen syftar till att identifiera livsstilsmigranters identitetsskapande och skapandet av infrastruktur genom att analysera migrationsprocessen och det vardagliga livet på destinationen. Fokus ligger på svenska livsstilsmigranter som är antingen permanent boende, återvändare, säsongsmigranter eller ambulerande besökare på Phuket. Genom att angripa syftet med ett transnationalistiskt perspektiv visar uppsatsen att migrationsprocessen och identitetsskapandet är konstant föränderligt utan definitivt slut. Empirimaterialet består av kvalitativa intervjuer med svenskar som livsstilsmigrerat till Phuket samt observationer i Patong och Kamala beach. Livsstilsmigration till värmen har pågått under flera årtionden men flödena av livsstilsmigranter till Thailand är relativt nya och lite forskning om dessa flöden har bedrivits.  Det svenska transnationella nätverket har byggt upp en infrastruktur på Phuket som tar sig form i en svensk grundskola, svenska kyrkan, lokaltidningar på svenska samt flertalet svenskägda hotell och restauranger som serverar skandinavisk mat.

This paper aims to give an insight into how venture capital work with their investments in the school sector. The purpose of the paper is to examine their work, regarding to goals of the company and the process of controlling the goals.  The study also aims to determine the way the companies work with value growth.This study uses a qualitative research method, where the theories license to operate, the relationship value management framework, agency-principal and new public management theory is tested in relation to the collected data. Eleven persons were interviewed in this paper. This paper also aims to give an overview to venture capital in the school sector, where it will examine whether financial goals could collide with social goals.What the study can tell is that venture capital does not have a license to operate in this sector, according to the theory.
