The real estate industry is a sector where the companies generally have a capital structure which is high leveraged. The financing? with the related terms ? is therefore specifically of high importance for the companies in the sector. Traditionally, the way of obtain financing is by borrowing from the bank. Lately, due to new bank regulations, the banks have become more restrictive in their lending which have lead to a growth of other financing alternatives.

The world is getting smaller. Global markets, political processes and communication technology bring people together. Even though many of these processes are dynamic and constructive, they have also resulted in a need for better and more effective ways of international conflict resolution. This thesis investigates central issues connected to the concept of humanitarian interventions in relation to current and future legislation of the European Union. The overall question is whether the rapid globalization process has resulted in a change of international law towards more liberal view where authorization of the security council is not always needed? And, if there has actually been such a liberalization, how does that affect the legal possibilities for the European Union to carry out armed operations without the consent of the global community?The conclusion of the thesis is that international law has been modified mainly in two aspects: First, the concept of sovereignty is no longer seen merely as a right of the nation, but also as a responsibility.

We would like to learn more about how the restrictive policy against incentive programmes affects the board?s of Swedish state owned commercial firms ability to govern management in an efficient way. We also want to find out if there are different consequences in reference to this that are not directly linked to corporate governance issues. Our empiric observations have been made in order to profoundly explore the subject and examine it through the eyes of professional individuals, all expressing different views and standpoints. We conclude that the most efficient structure is when an active board is complemented by a well structured and individualised incentive programme.

This paper examines how individual social welfare officers argue about the conditions in foreign aid. The paper is a qualitative interview study there nine social welfare officers from four local governments have been interviewed.The results are divided into two areas. First, the client's responsibility over their own lives   and self-determination. These two areas are then analyzed separately.The analysis assumes an aletisk hermeneutics where the basis for the attribution of the result is Max Weber's vocation ethics and the more recent research about foreign aid.The conclusion of the study was that social workers believe that the client's responsibility for their own self-sufficiency outweighs supply. Financial assistance must be justified in order to be paid regardless of whether this causes rejection of application for financial aid..

The traditional view of leadership, with the single individual possessing all the competences and skills, is therefore being challenged by an alternative way of leadership, a shared leadership. Existing research on the subject is still scarce, which makes further studies in this field important.

Corporate Social Responsibility, CSR, är ett medel som företagen använder sig av för att leva upp till de ökade krav som omvärlden ställer på dem, framförallt när det kommer till frågor om etik, samhället, och miljön. Den externa kommunikationen blir ett naturligt led i att föra ut information om företagets CSR-arbete till omvärlden, och det är i slutändan de anställda som, i sin kontakt med kunderna, står för mycket av den kommunikationen. Att beskriva och analysera hur Lindex respektive Folksams CSR-arbete kommuniceras ut till de anställda, utgör syftet i studien. För att hjälpa oss att beskriva och analysera den interna kommunikationen, introduceras i teoriavsnittet en kommunikationsmodell som skildrar den kommunikativa handlingens förlopp, från sändare till mottagare. Teorin ger även en förståelse för begreppen internkommunikation och informationsöverflöd samt några vanliga kommunikationskanaler, där bland; arbetsplatsträffar och intranät.

Intresset för företagens sociala ansvarstagande och dess bakomliggande faktorer har på senaretid ökat snabbt och många olika aspekter har studerats. Vi har i denna uppsats undersökt hurföretags ägarkoncentration, storleken på deras största ägare samt ägande av finansiellainstitutioner påverkar kvalitén på företagens sociala ansvarstagande i ett svenskt kontext. Denmetod som använts är en multipel linjär regression där sambandet mellan ovan nämndavariabler och kvalitén på företags sociala ansvarstagande testats. Resultaten visar inte pånågot signifikant samband mellan ägarkoncentration och kvalitén på företags socialaansvarstagande medan storleken på den största ägaren visar sig ha en negativ inverkan ochägande av finansiella institutioner en positiv inverkan på kvalitén av det socialaansvarstagandet. Då resultaten gällande storleken på den största ägaren ochägarkoncentrationen skiljer sig från resultat i andra länder skulle det kunna implicera attSveriges institutionella bakgrund påverkar storägares inställning till socialt ansvarstagande..

Bakgrund: Det har inte alltid varit en given förutsättning att företag antas fundera kring etiska, miljömässiga och moraliska åtagande. The objective of this project was to develop the visual identityof Halleluja, a brand new booking agency representing approximatelytwenty minor artists within a wide range of contemporarymusic styles.The outcome has been applied to business cards and awebsite yet to be produced. To attract the audience and differentiateitself from other booking companies, Halleluja featuresa minimalist design that speaks of dedication, breadth ofgenres and exclusive taste. Although my sketches have beenapproved by Lars Olsson and Erik Sundfeldt, the co-foundersof Halleluja, I have had the privilege of working quite freely andstarting from scratch, since there was no earlier work done onthe company.Some of the issues I have faced during my process wasabout finding the right tone of voice in type and colour, ordealing with the semantics of the corporate name (meaning»praise the Lord«). This study will identify the environmental impact in terms of carbon dioxide for a boiler house on behalf of Kvänum energi. The boiler central consists of a main building, which in turn contains multiple components such as boilers, pipes, etc, the boiler central uses pellets fuel. It also includes a silo and an ash container. The total weight of the boiler is about 63 tons. Each boiler has an output of 600 kW; the central includes three boilers with room for a fourth if necessary.

The purpose of this study was to, from the teacher's point of view; discover pupils with reading difficulties in connection with text assignments in mathematics, the teacher's support for these students, if difficulties coincide and whether it's the mathematics teacher's responsibility to make sure pupils with reading difficulties develop their reading ability. The study is based on a qualitative method and five semistructured interviews with mathematics teachers and one language support teacher.The result shows there is a strong connection between the pupils' reading ability and their ability to manage text assignments in mathematics. A weak reading ability affects the pupil in a negative way when solving text assignments in mathematics due to wrong reading technique if the teacher is absent. It is not unusual that reading difficulties and mathematics difficulties coincide. The teacher's most important role in the learning process is to teach the pupils understanding about the reading technique in different ways and to give the pupils opportunity to get spoken texts.

The purpose of the thesis is to describe how environmental compensation is carried through when it comes to exploitation of Natura 2000. The thesis also relates to the three theories of planning synoptic, advocacy and transactive. Three cases of environmental compensation have been studied from three different countries where an exploitation of the Natura 2000 is done. Sweden, Germany and the Netherlands have all been working with environmental impact assessments as a demand to be able to carry through their projects. The projects concern the development of a railway track, an industry and a port which all have been approved by the EU-commission to carry on because of socioeconomic reasons.
