Real-time systems are required to answer to external stimuli within a specified time-period. For this to be possible, the systems behaviour must be predictable. The use of active databases in real-time systems introduces unpredictability in the system, e.g. due to their use of active rules. The behaviour in active databases is usually specified in ECA-rules.

Avyttringen och ombildningen av kommunala och privata bostadshyresfastigheter till bostadsrättsföreningar har blivit ett allt vanligare fenomen under de senaste decennierna. Främst sker avyttringen i Stockholms kommun. Syftet med denna uppsats är att mäta om prissättningen vid utförsäljning av bostadshyresfastigheter inom Stockholms kommun skiljer sig beroende på om säljaren varit privat eller ett allmännyttigt kommunalt bolag. För att undersöka detta har olika regressionsmodeller applicerats på data över fastighetsprisregistret under två mandatperioder. Resultatet visar en tydlig prisskillnad mellan kommunala avyttringar och privata inom samma områdesindelning.

SammanfattningBakgrundIdag blir det allt mer vanligt att mindre enskilda mäklarbyråer ansluter sig till de stora franchisekedjorna. Anslutningen innebär att den tidigare enskilde aktören lämnar sitt varumärke och sin tidigare affärsidé för att istället ta del av ett välkänt varumärke och ett framgångsrikt affärskoncept.Syfte & metodSyftet med uppsatsen är att studera vilka positiva och negativa effekter franchising bidrar med i den svenska fastighetsmäklarbranschen samt vilka ekonomiska och personliga kriterier franchisegivarna ställer på franchisetagarna. Studien är en kvalitativ undersökning där väl insatta aktörer ifrån fastighetsmäklarbranschen har intervjuats om franchising.ResultatStudien visar att det finns både positiva och negativa sidor med franchising. Franchisegivarna upplever att franchising bidrar till en mer företagsam anda och bättre driv igenom hela verksamheten. De upplever dock att det krävs relativt höga volymer för att bli en framgångsrik franchisekedja.

Många hus från miljonprogrammet är idag i behov av flera större renoveringsåtgärder. Husen från miljonprogrammet har betydligt högre energiförbrukning än vad dagens byggkrav tillåter, och med nya mål från bland annat EU och Sveriges regering som snart träder i kraft, är det viktigt att något görs åt dessa energislukande byggnader. Syftet med rapporten är att jämföra ett renoveringsalternativ med ett nybyggnationsalternativ ur en ekonomisk- samt ur en energisynpunkt. Målet är att föreslå det mest lönsamma alternativet. För att nå målet kommer program som Revit Architecture, IDA ICE och BidCon användas samt litteraturstudier.

Bakgrund/problem: Fastighetsmäklare ersätts idag främst genom provision för sitt huvuduppdrag fastighetsförmedling. Ett lagförslag vill tillåta ersättning för förmedling av sidotjänster som exempelvis bolån. Risken med lagförslaget är att mäklarens roll som oberoende mellanman försvinner om ersättningen för sidotjänstförmedling är uteslutande provisionsbaserad. Ledningen måste därför utforma välfungerande styrsystem för att undvika negativa effekter.Syfte: Att utforma ett förslag till hur företag kan undvika negativa effekter vid provisionsbaserad ersättning för sidotjänster.Metod: En kvalitativ fallstudie har genomförts med individuella, semistrukturerade intervjuer, enkätundersökning samt sekundärkällor.Resultat: Företagsledningen bör använda sig av ett kombinerat ersättningssystem med både fast och rörlig lön för sidotjänstförmedling. Vidare bör även hänsyn tas till åtgärder inom beteendestyrning, såsom utformning av välfungerande processer för de anställdas arbetssätt, samt inom social styrning, såsom utbildning av de anställda..

Studien visar att Bollnäs Bostäder bör utveckla gemensamma arbetsmetoder och introduktionsmaterial för sina bovärdar när det gäller lägenhetsintroduktionen med de invandrare som har svårigheter med det svenska språket. Jag anser att det skulle skapa förutsättningar för en jämnare kvalitet i kundprocessen. Studien visar också att det inte alls är säkert att de invandrade hyresgästerna upplever samma kommunikationssvårigheter som Bollnäs Bostäder upplever, vilket jag anser kräver en djupare undersökning. Genom att intervjua andra fastighetsföretag har jag också kommit fram till förslaget att Bollnäs Bostäder kan undersöka fördelarna med att utveckla en introduktionsfilm till sina lägenhetsintroduktioner för att lättare nå fram med sina budskap. Slutligen anser jag att det är viktigt att ha kunskap, inte bara i verbal-, utan även i icke-verbal kommunikation för att kommunicera med invandrade hyresgäster som inte kan det svenska språket. Därför tror jag att det skulle vara värdefullt för bovärdarna att få utbilda sig inom detta område..

Our surrounding world is constantly changing and to be able to keep up with the fast pace of change organizations need to be prepared to transform as well. If there is a need for an organization to undergo a change process, the people constituting the organization also need to be prepared to change their behavior. In order for the change process to turn out successful, it is of the utmost importance that all employees are given the chance to take part in the process. The challenge for leaders during a change process is, therefore, to ensure that their employees actively get involved.The purpose of this study is to apply Human Resource (HR) theories on to an organization in order to critically review how leaders in practice, can involve their employees, on the basis of a change process.The study is a qualitative case study, the empirical material has been collected at Falkenbergs Sparbank with the help of one unstructured interview with an employee at the marketing department and four semi structured interviews with the office managers.Relationship oriented leadership is beneficial to use during change since it advocates an open relationship between co-workers and exchange of information and knowledge. This report is intended to give an insight in the Network Performance Assessment Modeland the parameters that is needed in the making of a fictitious grid that represents anoptimal grid. A main goal is to investigate how the construction of a real grid iscompared to the fictitious.One of the key parameters is how redundancy is treated in the model and to find theoptimal amount of redundancy versus the costs. Further is the dimensioning of the grid ofinterest. The fictitious grid is based on energy whereas the real grid often is based onsubscribed power and these two principles are compared and analyzed.The difference in the outcome of the model result due to variations in input data of themodel is also discussed in the report..

As the globalization progresses, the matters of transfer pricing have become essential to multinational enterprises and tax administrations. For states it is important that the transfer pricing is correct to defend their tax base. Incorrect transfer pricing can also have dire effect on the enterprises. They run the risk of both double taxation and tax penalties. Some of the most difficult assets to put a transfer price on are intangibles.

Background: During the 2000s, there has been an increased interest in studying business management and strategy implementation with customer focus in public organisations. To achieve business goals it is important to continuously work with strategies to meet customerdemands for increased efficiency and service. Purpose: The aim of the essay is to examine how to work on strategy implementation in a municipal real estate company from a management perspective in order to achieve overall goals. Method: The study?s methodology is a case study based on qualitative telephone interviews that were conducted with representatives in managerial positions from various levels of the company. The choice of the qualitative data was considered relevant in relation to the chosen topic of the thesis. The empirical data was then compared to the theoretical framework of the thesis. Results: Strategies guide the company to achieve the overall goals, which are later on broken down into operational targets.

The purpose with this project was to invent a product that secures buildings sewersystems against rats. The problem was presented to us by a local building maintainer inHalmstad, who had experienced big problems with rats in his real estate. Our goal was to invent a product that prevent rats from passingand at the same time not affect the water flow.

Between these exists a complicated interaction that creates conflicts in the planning of the landscape. We see a growing need for a functional interaction between values and interest and an understanding for different perspectives. Cooperation and dialogue are key ideas with the focus on cooperation rather than the goal. There is a lack of forum for dialogue and cooperation within municipalities where a great knowledge and competence are gathered.

Purpose: The purpose of this master thesis is to investigate how a pricing capability can be developed on a general as well as on a practical level in an industrial company working on the international business-to-business market. Methodology: We have conducted a case study of the work on pricing at Triton. After mapping the events we have evaluated the results. We have conducted interviews with people with information concerning Tritons work in the Pricing area. Theoretical perspectives: The theory includes organization and structure, pricing for the market with emphasis on transactions and theories on how to understand the customer.

The report aims to examine how property owners position themselves to reach their targetmarket, and which strategies they use when positioning their product. The investigation has beencarried out mainly in the form of a case study in which a number of interviews with Stockholmreal estate companies has been conducted, focusing on commercial property market segment.The interviews have resulted in identification of common and specific strategies among thecompanies. These strategies have been analyzed in the light of the theory by Philip Kotler andKevin Lane Keller, focusing on how an offer should be designed to reach a competitive position.It can be concluded that positioning is a key activity for successfully addressing the targetmarket. Successful positioning mandates three key requirements to be met; determining thecategory to which the offer belongs, identifying similarities and differences compared to thecompetitors and developing a brand mantra. The result of the case study concludes that theproperty companies work similar in many ways.
