The recent turbulence in the financial markets has contributed to the banks becoming more restrictive to lend to real estate financing. Deleveraging in Europe's banking sector has also contributed to banks reducing their leverage and increasing capital adequacy to meet the new requirements. Loan-to-value ratios in real estate loans have fallen while banks' interest margins have increased, which has made property investors to look for alternative sources of funding in the capital markets. The two most interesting forms of financing for real estate right now is bonds and preferred shares as they fit property companies that generate stable and predictable cash flows. A bond is an interest-bearing debenture certifying that the purchaser has lent money to the company that issued the bond.

Genom relativvärdering ställs företag i relation mot varandra för hitta indikationer på under- eller övervärdering. För att bidra ytterligare till den redan existerande forskningen fokuserar författarna till studien på en specifik bransch, industribranschen. Genom en branschindelning bör jämförbarheten öka mellan nyckeltal.Syftet med studien är att undersöka huruvida det är möjligt att generera överavkastning genom att investera i undervärderade aktier i industribranschen enligt nyckeltalen P/E, DY och P/BV. Resultatet kommer att härledas till och diskuteras utifrån teorier inom Behavioral Finance, för att förstå och förklara resultatet.Undersökningen baseras på en kvantitativ metod där tre nyckeltal har undersökts.

Honey is a product that may contain pesticide residues due to contamination from bees pollinating various plants as well as elimination of vermin inside the hive. Different methods are needed for analysis of pesticides, since the term includes a wide range of different substances. National Food Administration lacks a validated method for determination and quantification of pesticides in honey using liquid chromatography tandem mass spectrometry, LC-MS/MS. The technique is especially important in analysis of polar and non-volatile pesticides, where gas chromatography is not functioning optimally. After investigating what pesticides could be found in honey produced in Sweden, a number of four pesticides suitable for analysis with LC-MS/MS was compiled; boscalid, impidacloprid, tau-fluvalinate and thiacloprid.

This study was done regarding whether sealing or ventilation is the best solution to prevent moisture on cold attics. The authors of this report addressed the problem with moisture in attics when they started their cooperation with Peab.The methods included interviews with people, database research, and calculations of a project in Akersberga north of Stockholm. The conclusion is based on interviews and other information as they are analyzed in relation to the house of reference. The focus of this report is on problems with moisture in the attics known as cold attics.The background of the problem with moisture is that today?s slabs are usually insulated to save energy and that the attics nearly gives the climate as the outdoor climate.

Introduktion: Forskning kring omvårdnadsteori har ända sedan Florence Nightingales tid varit aktuell. Utvecklingen har resulterat i många olika riktningar. Syfte: I denna uppsats var vi intresserade av att belysa aktuell forskning av omvårdnadsteoretiska strukturer och vilka tillämpningsmöjligheter samt vilka effekter/konsekvenser dessa kan ha för omvårdnadsinnehållet inom perioperativ omvårdnad.Metod: Genomgång gjordes av vetenskapliga artiklar vilka söktes fram i databaserna PubMed och Cinahl tillika relative links samt genom manuell sökning. Metoden för artikelanalys har präglats av den hermeneutiska spiralen. Resultat: Fyra olika kategorier av perioperativ omvårdnadsteoretisk struktur ur tre olika perspektiv utkristalliserades.

As most developed countries Norway has an ageing population meaning that the number of pensioners is predicted to grow rapidly over the coming years. As a consequence the Norwegian pension system will not be able to provide for these future pensioners. Meanwhile, a rising number of early retirees and disability pension claimants is diminishing the real retirement age. Also the individual pension amount is growing while the pension system itself reaches maturity. In short, major reforms are needed in the Norwegian pension system.

The trend towards increasingly large farming units raises questions regarding how to better monitor production. Larger units make the impact from possible errors more severe, which increases the pressure on management supervision. To cope with management issues, prevent errors and handle increased demands on traceability and documentation, the Real Time Location Systems (RTLS) concept is making its way into various parts of agriculture. In sectors outside agriculture, RTLS are already being used successfully to track and locate items through nodes at different levels of accuracy, such as room level or the relative or absolute position. Empirical data can be received in real time from the nodes.

Den äldre människan som ofta lider av flera sjukdomar bor vanligtvis sista tiden av sitt liv på vård- och omsorgsboende. Äldre människor vårdas inte utifrån ett palliativt perspektiv trots att behov föreligger. Palliativ vård kopplas ofta ihop med människor som är under 65 år och har en obotlig sjukdom exempelvis cancer.Syfte: Att belysa hur den äldre människan vårdas i livets slut på vård- och omsorgsboende, ur de äldres, de närståendes och vårdpersonalens perspektiv.Metod: En litteraturstudie inspirerad av Friberg (2006).

Enbart på Stockholmsbörsen i Sverige finns det enligt Nasdaq OMX (2010) 288 stycken noterade aktier att välja mellan på huvudlistorna. En investerare har idag även tillgång till mycket information om företagen vilket bidrar till att det blir svårt att sortera bort vad som är oviktigt. Då målet för många investerare är att slå index är det intressant att titta på investeringsstrategier som kan tänkas slå index på längre sikt.Syfte: Syftet med studien är att undersöka investeringsstrategier på Stockholmsbörsen baserade på nyckeltalen P/E-talet, P/S-talet, P/BV-talet och direktavkastning. Detta för att komma fram till om det är det möjligt att generera överavkastning genom att följa någon eller några av dessa och om det visar sig stämma, komma fram till vilket eller vilka nyckeltal som är att föredra.Metod: Studien bygger på en kvantitativ metod där fyra nyckeltal har undersökts.Resultat: Studiens resultat visar på att det är möjligt att generera överavkastning gentemot index genom att följa en investeringsstrategi baserad på de studerade nyckeltalen.

The use of balanced scorecards have spread explosively throughout the world during the last decade. This management tool have become very common in a vide spread variety of organisations on all continents. Many balanced scorecard fails though and scorecard theorists often blame the identification- and implementation process as they claim that these lay the foundation for the use of the tool. As my literature study shows, academic research on the area is rare. Particularly the effect on the implementation process from organisational dynamics and organisational structures needs further research.

The main purpose of this bachelor thesis is to create a product in the form of a database that can be used for cost estimates of equipment within bio refineries. Through interviews and literature searches the key components and their costs were identified. The database was constructed in Microsoft Excel with different tabs for different categories of components; these tabs are further divided into three parts: one part with costs, one part with calculations and an information part. Most of the part with costs contains the expenses found in scientific papers during the literature study, the calculating part converts different capacities according to user preferences and the currency to euro (?) from 2010 and the information part consists of references and information about what is included in the cost.The database is a good tool for making cost estimates for bio refineries.

This paper discusses the world heritage of Falun and its influence on the marketing of Falun as a destination. The reason for this study is the fact that world heritage nominations can lead to an increased pressure on the destination and an increase in popularity for the place. A world heritage is something unique and odd that can be used in the marketing of the destination in the purpose of attracting tourists, company investments and so on. It has been vital for the study to interview people that work with marketing or have important rolls within the world heritage.With this background the study is focused on three major questions:What meaning does the world heritage have in the marketing of Falun?Is the world heritage important for Falun? If yes: For who and why?Which organisations/persons in Falun have the greatest influence on the marketing process?In order to answer or discuss this question there are discussions in the paper regarding the notions of place marketing as well as the importance of a well outlined marketing strategy as a basis for the formulation of a product portfolio and segmentation strategy as well as strategy for developing a strong profile on the market.The answers to the question are relative and can have a different view in the future.
