Risk i fastighetsbolag : - en kvantitativ studie av kommunala och privata fastighetsbolag
Jämfört med andra branscher har fastighetsmarknaden låg avkastning på totala tillgångar, de utnyttjar istället en hävstångsstrategi för att skapa mer effektiv utväxling på eget kapital. Det finns många riskvariabler kopplat till fastighetsbranschen och flera sätt att differentiera sig från den osystematiska risken. De kommunala fastighetsbolagen har en finansieringskälla Kommuninvest, som enbart vänder sig till allmännyttiga bolag och inte privata aktörer.Syftet med uppsatsen är att historiskt analysera hur risk och avkastning genererats av kommunala och privata fastighetsbolag. Metoden är kvantitativ, kombinerat med en deduktiv metod och som har en förklarande ansats.Utifrån teori har vi formulerat tre hypoteser för att undersöka om vi kan finna indikatorer på hur kommunala och privata fastighetsbolag skiljer sig till från varandra. För att genomföra undersökningen har uppsatsen utgått från en kvantitativ metod och statistiska test har gjorts för att kunna analysera utfallen.Resultaten indikerar på att det finns en signifikant skillnad mellan kommunala och privata fastighetsbolag i två av hypoteserna.

This type of competence could be of crucial importance at a first business meeting and it also plays an important role for future business relationships. Business etiquette is therefore, within the world of business, an interesting area to study.Purpose: The purpose of this essay is to clarify what knowledge and understanding companies, listed on the Swedish stock exchange, possess towards business etiquette, their viewpoint on etiquette education and finally to ascertain whether or not those companies perceive business etiquette to be pivotal to success.Methodology: In order to attain our purpose of this essay we found it most suitable to utilize both a quantitative and qualitative research method.
Organisering av ojämställdhet - En studie av kvinnors möjligheter att nå chefspositioner i Försvarsmaktens personalstab
This thesis aims to examine why women are prevented from attaining high positions in organizations. By executing a case study through qualitative interviews with employees from the Human Resource Department at the agency for Swedish Armed Forces, this study presents eight general and specific explanatory factors that hinder women from making a vertical career. The general factors include that women are discriminated against, women are perceived as less competent, men have created organizations and it is easier to recruit men. The specific factors include that a hierarchical organizational structure is correlated to inequality, that both the agency for Swedish Armed Forces and leadership are associated with masculinity and that women with civil competence face double misfortune. The division between general and specific factors indicate that the explanatory factors vary between organizations, which among other things implies that equality work should be tailored for the specific organization.

Uppsalahem AB is a municipally owned real estate concern that owns and administrates housing for nearly 30 000 people. The company puts a lot of effort into reducing the energy use of their housing stock. This project is a master?s thesis in the energy systems programme at Uppsala University, carried out in collaboration with Uppsalahem. The aim of this thesis is to provide energy saving measures for fourteen student housing buildings in Uppsala, Sweden.
Chalmersmodellens applicering på starkt överkonsoliderad lera
In this master?s thesis real settlements for the over consolidated clay below Arenahallen in Halmstad are compared with two different models for settlement calculations; Chalmersmodellen without creep and Chalmersmodellen with creep. Chalmersmodellen with creep is based on Terzaghi?s consolidation theory with an addition to creep. The purpose has been to find out whether Chalmersmodellen with creep can be used for this clay or if Chalmersmodellen without creep should be used instead.

Syfte: Denna studie har som syfte att utvärdera påföljdssystemets betydelse för den enskilde fastighetsmäklarens handlande. Vi ska även försöka utveckla det nuvarande påföljdssystemet för att skapa en mer rättvis bedömning av varje enskild fastighetsmäklares handlande.Metod: För att kunna uträtta vår studie har vi analyserat Fastighetsmäklarnämndens årsböcker år 2007 ? 2009 samt utfört intervjuer med personer inom branschen. Utifrån detta har vi erhålligt vår empiriska data. Dessutom har vi förstärkt vår analysering genom att jämföra systemet med advokatsamfundets påföljdssystem samt använt oss av väsentlig litteratur och lagstiftning.Resultat & slutsats: Våra slutsatser visar att branschen är i behov av en nyutveckling av sitt påföljdssystem för fastighetsmäklarna.

Sedan dess är oron för nya bubblorkonstant närvarande.Denna uppsats kommer undersöka de argument som framförs för att en bostadsbubblaexisterar i Sverige. Jag studerar den aktuella debatten och granskar argumenten som framförs.Existerar bostadsbubblan eller inte? Uppsatsen tar också reda på vilka riskfaktorer som skullekunna orsaka ett prisfall på bostäder, oavsett om det råder en bostadsbubbla eller inte. Enjämförelse mellan boendekostnaderna för hyresrätt kontra bostadsrätt görs med spännanderesultat.Dessutom tillfrågar jag drygt 100 fastighetsmäklare om deras tro på den svenskabostadsmarknaden.

The mortgage cap was introduced to decrease the households? loan-to-value ratio and thereby increase their economical resistance during times of financial instability.The past ten years Swedish households have continuously increased their average loan-to-value ratio. In an attempt prevent this negative development Finansinspektionen introduced a mortgage cap stating that banks should no longer grant mortgages corresponding to more than 85 percent of the property?s market value.In order to answer the main question two methods were used both a survey and two interviews.
Factors for success in Swedish biogas : a study based on the Swedish agricultural sector
The energy sector of modern time is currently faced with several challenges. These are both production oriented and environmental oriented in nature. The energy of the future is intended to support an increasing demand while at the same time reduce its environmental affection. This stresses a development towards production methods of renewable energy. Among the existing methods, biogas is presented as an attractive alternative.
Service till alla? : Folkbibliotekens roll i de små och medelstora företagens informationsförsörjning - en granskning av tre företagsserviceprojekt
The purpose of this study is to examine and explain why three Swedish public libraries failedin their ambition to act as information services for small and medium-sized firms (SMF). To support this purpose two major assumptions are made:1) Public libraries who plan to run this kind of "business" must act with the same means as "professional" services.2) The service must be adjusted to the information needs of the customer.Based on these assumptions sixteen factors which are crucial to the "success" for this kind of service are presented.Applied to the information services of Lidkoping, Sölvesborg and Västervik, these factors reveal a number of shortcomings and mistakes made by the libraries.To understand this result these information services are seen as parts of a traditional Swedish public "library-thought". It is shown that, fundamental ideas in the way the public libraries are defined, like the responsibility to act in a neutral and democratic way, also characterised the three information services.These ideas together with the opinion of SMF as a "rational" information-consumer resulted in information services who did not meet the information-needs and information-behaviour of SMF..
Socialsekreterares värdering av olika arbetsmiljöfaktorers betydelse för en god arbetsmiljö
Lately, alarming reports have appeared regarding the work environment and work situation of social workers. Research focusing on the promotion of health and well-being in the workplace among other professionals show that factors such as social relationships, ability to influence their work situation and leadership are important. A quantitative study was conducted focusing on the work climate for social workers employed by some of the district administrations in the City of Malmö. A questionnaire with questions and statements on various factors in the work environment was sent to 34 social workers. They were asked how important these factors were for their well-being, as well as to what extent they felt that these factors were present at work.
Journalist, javisst! En förändrad mediebransch ur ett motivationsperspektiv
Given the turbulent situation in the Swedish media industry few researchers have turned towards the view of the situation from the perspective of the journalist who is in many ways under pressure. This study therefore aims to take this perspective by combining recent research in the media field with proven theories in the field of motivation. Through deep interviews with eight journalists active in the general news reporting area, the most important factors in terms of their motivation have been suggested and analyzed. There is a distinction between different types of motivation including intrinsic and extrinsic aspects. The intrinsic factors include investigational journalism and the social part of doing research.
