Estimation av bostadsrättspriser i Stockholms innerstad medelst multipel regressionsanalys.

This report aims to study the Condominium prices in central Stockholm and the factors thataffect these prices. A linear regression model was set up and data about relevant covariatessuch as floor area, mortgage rates and where the Condominium is situated were gathered toassess if and how they influence the price. The raw data was processed and enhanced to gain asmuch relevant information as possible to the model. To determine the covariates? influence onthe final price, regressions were ran and various tests were performed on the output data.

I have in my thesis, examined the possibilities in terms of energy for a Condominium association.To have an effective and good energy is becoming increasingly important with today's rising electric and oil prices. In my thesis I have used the Condominium association Kärralyckan, which is situated in Falkenberg. The buildings at Kärralyckan are built in the mid-1970s, and are heated by electric radiators. The tap water is heated by an electric boiler.Based on that calculation I can show the various energyststem. The different solutions have been developed by contact manufacturers and installers through phone calls and e-mail.According to the results shows that geothermal heating has been a great solution for Kärralyckan.

The purpose of this study is to get the cadastral procedure for Condominiums to become more affordable. The aims of the study is to examine how the number of Condominiums, the number of joint facilities and the number of joint property units that are formed in a Condominium cadastral procedure in Sweden influences the cadastral procedure cost. To get an overall perspective the study also explores how the chosen forms of co-operation have worked out in association management.A Condominium is a type of three-dimensional property unit, which may only contain one residence.  This form of property formation has been allowed in Sweden since 1 May 2009.  At the end of 2014 less than 1000 Condominiums had been formed despite the legislator?s expectations for 3000-5000 Condominiums a year. The property unit can have access to necessary facilities, not available within the property boundaries, by establishing joint facilities or form joint property units.

AbstractIn November 2011 the Swedish Government announced that they were conducting an investigation to examine what impact the conversion of existing rental stock to Condominiums could have on the development of the Million programme areas. The proposal of converting rental stocks to Condominiums aims to help people living in these neighbourhoods to private ownership, while still allowing people who want to continue to rent their homes to do that. This thesis intends to investigate the effects of the proposed reform from a management perspective. The maintenance of the areas built during the Million Programme gets more neglected every year that passes. The majority of the housing stock is rental properties and extensive renovation of the surface layer, tribes and public spaces are essential in all Million programme areas studied. By transforming a portion of the housing stock into Condominiums and by improve the living environment through renovations, these areas would be able to gets more attractive.

In a Condominium with two-apartment buildings, lies an area, formerly used as a playground, nowadays wasted and abandoned. The owner wanted to embellish the place and get a new use for it, preferably as a gathering- and feast-place. The work is described with focus on the construction with describing pictures and sketches. The production of the sketches is not reported more than that they are attached at the end of the paper. The practical work is done and documented.

The aim is to develop planning and design for individual metering and charging in apartment buildings.The study is based on literature review, interviews and case study that include analysis of existing documents. Interviews were carried out with the property developer and the involved consultants who planned the apartment building Yasuragi. To investigate the differences the Condominium association has noted in heat consumption between flats, the debit values of the heat were used to discern which houses that were furthest from the average consumption. On these flats there were temperature measurements and thermal photo shoots made for discriminating behavior and possible construction techniques which could be the explanation for the heat spread.Boverket shows that the consumption of heat can be reduced by 10-20% after insertion of individual metering and charging in an apartment block.

Värdehöjande faktorer i bostadsrätter : en kvantitativ studie baserad på konsumenters faktiska preferenser

The knowledge of value-enhancing factors in Condominiums is very important for real estate agents when valuing Condominiums, but it is also of interest to the owner for an upcoming renovation and sale. Previous research has sorted out the most fundamental factors affecting value of Condominiums such as location size, age and condition.The purpose of this paper is by consumer?s actual preferences regarding various attributes identify the most value-adding factors in Condominiums. Thereby we want to add and nuance previous research.This has been done through a quantitative method in which possible buyers have ranked how various attributes affect their willingness to pay. The results were analyzed and the median of the various attributes have been recognized.The result shows in accordance with previous research that the location is the primary value-adding factor.

Energy is an important issue in the current world which significantly affects sustainability and development. Energy generation and use are major sources of CO2 emissions which is one of the most important driving factors in global climate changes. The amount of energy used in house hold section can lead to estimation of the amount of CO2 emitted within this section which subsequently would be a ground to better management and maintaining a sustainable society. This study which is a bachelor?s project in sustainable energy, deals with estimation of CO2 emission from different types of residential houses in Sweden. An extensive literature review on energy use in Sweden by different residential sectors has been conducted.

This thesis presents the residential development in the city of Uppsala, targeting theliving conditions of young adults and students. In cooperation with Sweco Architect inUppsala. The purpose of this survey is to reveal difficulties and possibilities for theearly development of the construction process for studio apartments. Theinformation has been obtained through both a literature review and interviews. Theliterature review is based on Swedish regulations and previous studies in the field, andthe interviews were conducted with organisations and people in leading positionswithin Uppsala.

Ägarlägenheter : En studie om varför etableringen inte slår igenom i Sverige

Den svenska befolkningen har pratat om att äga sin lägenhet i över 150 år, något som kom att bli verkliget i Sverige den 1 maj 2009 då ägarlägenheter inrättades som boendeform. Boendeformen finns redan i andra Europeiska länder så som Belgien, Norge och Holland och har etablerats i Sverige. På tre år har media övervakat upprättad byggnation av ägarlägenheter där skilda åsikter framkommit av intressenter, byggherrar och banker. Det är dessa åsikter som undersökts och ligger till grund för antalet ägarlägenheter som byggts i landet. Det är viktigt att titta på vilka boendeformer som finns i landet idag och hur dessa förhåller sig till varandra.

Ägarlägenheter som ett medel mot Malmös segregation

Införandet av en ny upplåtelseform, ägarlägenheter kommer förmodligen att ske den 1 april 2009. Många intressanta frågor har väckts kring den nya upplåtelseformen och en av dessa frågor handlar om ägarlägenheter kan bidra till att minska segregationen i de mest utsatta områdena i landet. Syftet med detta examensarbete är att undersöka om ägarlägenheter kan minska segregationen i Malmö. Utgångspunkten är att förstå segregationsproblematiken i staden och hur ägarlägenheter eventuellt skulle kunna påverka detta. Studien grundar sig på en kvalitativ metod då vi har genomfört sex strukturerade intervjuer med personer som på olika sätt är engagerade i bostadsfrågor i Malmö. Vi har den deduktiva ansatsen som utgångspunkt då hypotesen Ägarlägenheter kan minska segregationen i Malmö skapats för att besvara vår huvudfrågeställning.
