Regarding the unemployment insurance, they have previously been separated from other businesses through legislation. Based on the essay question regarding workers protection has the statutory rights for employees been strengthened. This report deals with activities that from a CSR perspective are considered to create a shared value for a medium-sized construction company in Sweden. The CSR definition used in the report is the European Commission?s since it reflects the valuecreating aspects of CSR, in contrast to the traditional philanthropic aspect of CSR.Companies in the building construction industry have difficulties identifying activities that create value in society and in the company. The aim with the project is to, from a CSR perspective, identify and evaluate value creating activities in a building construction company. The activities will be evaluated with respect to competitiveness and how they can be implemented into an organization.

SummaryBackground: Management control is important for all kinds of activities, both in trade and industry and in the public sector since you must economize on scarce resources. There are nevertheless many different views on management control, which have changed with the times. With regard to the public sector in Sweden, the management control systems have changed radically the last half century, especially from the 1980s, due to depressions and increased focus on effectiveness. New approaches have been taken by many municipalities and county councils, both in Sweden and internationally, where the former management control systems have been abandoned in favour of result control, target costing, and activity-based-costing, for example. Another new approach has been the Balanced Scorecard, which was introduced by Kaplan & Norton in a pioneering article in 1992.The Balanced scorecard is a multidimensional tool, originally intended to be used in trade and industry, but with regard to its nature, it has been adopted even by many non-commercial organizations, especially in Sweden.

The analysis of regional development and the formation of regional policy have experienced an increasing importance in Europe and in Sweden during the last decades. There is a widespread assumption that the increasing significance of regions is due to the diminishing role of the nationstate in the era of globalization. This essay suggests that there is a hegemonic discourse, heavily relying on the assumptions of New Regionalism, when addressing regional building. Sometimes described as an ideology, New Regionalism, which is derived from research of successful regions, is based on the assumption that regional competitiveness and autonomy creates economic growth. The Committee on Public Sector Responsibilities (Ansvarskommittén) suggests that Sweden requires new regional structure, due to the increasing expenditures facing the welfare state.
Finansiell analys med avseende på risk: En studie av svenska fastighetsbolag
The purpose of this thesis is to investigate the status of Swedish real estate companies in terms of financial health and risk of financial distress. The background is the ongoing financial crisis, which partly can be derived from the American real estate sector. Publicly available accounting information from 16 listed real estate companies has been analyzed for a period of one year using financial ratios covering both the operational and financial activities. We find that the deceleration in the economy and in the real estate sector have forced the real estate companies to make large write downs, in line with the relatively new accounting rules, IFRS. Write downs are likely to reoccur during the following periods and real estate companies will therefore probably be forced to continue to show negative results.

Background: The starting point of the thesis is the growing importance of negotiations that serve to establish a relationship between the parties involved as companies? business activities are getting more complex. Purpose: The purpose of the thesis is to find and to analyze which elements are of importance for parties, when creating a successful negotiation with regard to building long-term relationships, and if those elements differ for sales and procurement negotiations in companies with business activities of various kinds. Research method: The study was realized with the help of twelve qualitative interviews. Result: The elements of importance when creating a successful negotiation with regard to building long-term relationships were mainly elements of co-operation and to some extent elements of competition.

Various environmental measures have been taken, but it is not always certain that those measures actually are for the better because of the complexity of our environment. Therefore, studies of whole life cycles are very important even if they are time and resource intensive.Real estate accounts for 15% of global carbon emissions, but also affects our environment in many other aspects. In Sweden this number is even higher. About 30 % of its carbon dioxide emissions originates from Building sector and changes are therefore of great importance.

Abstrakt - As energy prices rise, energy-saving in buildings is becoming increasingly important. By applying different construction and installation technologies, to new buildings the energy consumption can be reduced effectively, compared to similar existing buildings. These technical measures are often an investment in the long term and will reduce energy costs significantly. The purpose of this report is to show how to reduce energy consumption in a small house. It is presented in this report that both building's technical saving arrangements (the sealing of a building) and an installation technical arrangement (changing from the F-system to the FTX-system) would reduce energy consumption in newly built detached houses, if compared with a similar existing house but without these technical measures. The report presents also detailed calculations showing how much energy an existing 2-storey house, built in the year 2007 in Eskilstuna, consumes and how much energy would be saved if these corrective measures were applied to a new building. It is also reported how much money would be saved each year over a 10 year period if the measures were applied. The results show that both solutions are a good investment in the reduction of energy consumption and hence the cost involved. In this study environmental work in the Swedish hotel chain "Scandic" is investigated. Earlier studies point out sustainability and different environmental certificate programs as essential for the housing sector to contribute to sustainable tourism. The purpose and willingness to fulfill such a mission has been investigated by interviewing central actors in the hotel chain. The result shows that there is a desire to be part of environmental certificate programs mainly for the reason to be part of the system and not for the benefit of nature. Sustainable development is understood as being environmentally friendly. Different solutions to adapt and being more environmentally friendly is discussed.
