Goodwill : Tillgång eller belastning?
Leverage buyout?s is an opportunity for companies, who can strengthen its market position by expanding its operations, and it add?s value to the company. At every LBO, copmanies make different values of the target company to finally come upp to a final bid. The final bid may in many cases be made of a surplus value, which is the differens between the value of the net-assets and the final bid. This we call goodwill and it has been a target in many discussions.

Those who have invested in apartments, i.e. tenant-ownership, within the city centre of Stockholm have gained a higher than expected return on investment due to a buoyant real estate market. During the latest twelve-month period, the prices have risen more than 20 per cent in the city of Stockholm, resulting in an increased wealth together with a higher debt burden among investors. The aim of this thesis is to investigate which factors determine the prices from a micro perspective, and to what extent. An attempt is particularly made to estimate the degree of capitalization of the monthly fees; a factor which has turned out to be important according to other studies; but also to construct pricing models in order to set target prices for apartments.

Introduction: The concept of CSR was first coined in the 1950?s and refers to corporate vol-untary work to contribute to a sustainable society. In Sweden, companies within the finance sector are among the worst when it comes to implementing CSR in their daily work. The debate on whether companies should engage in CSR activities or not, is extremely relevant nowadays. Right now we are facing a time where the demand on companies to take their social responsi-bility becomes more intensified.

This report is the result of a questionnaire survey done in cooperation with the company Sydved and their contractors. The investigation concerned all their ordinary contractors. The main goal with the study was to find out the contractors opinion about the current cooperation conditions with Sydved, their opinion about the future and how to improve the cooperation.
All contractors got a questionnaire to fill in and return within a given date. The percentage of answers was 48 % at the first stage and further 11 % answered after reminder.
The result of the investigation indicated that the contractors in general have a positive attitude to Sydved and the way that the company acts.

The number of LBOs in Sweden has increased during the last years and the current market trend is positive. MostLBOs involves private companies, but a few concerns public corporations on the national share market. In this thesis we will examine the conditions of a LBO of Cloetta Fazer AB. The purpose is to study existing conditions of Cloetta Fazer AB and to examine pros and cons with the deal. Based upon information presented in the frame of reference and in the empirical part, two cash flow valuations have been carried out.

The main focal point of this study is about public libraries and its possible roles in today's society. Going from having had a clear educational orientation, public libraries has with time amassed several other roles, which all need to relate to the swedish law regarding libraries and other governing documents, as well as business plans. This thesis focus on a qualitative investigation, which was conducted through in-depth interviews with librarians and other staff at a public library in Stockholm, named bibliotek Plattan, to ascertain the prevailing opinions within this facility about the role of libraries and librarians. The choice of examine this particular library was based on the fact that bibliotek Plattan differs from the public library in general and only offers material for adults. Their collection of litterature is primarily based on fiction novels.

There has also been a debate about whether institutional investors as the AP pension funds really should own properties directly.As properties for care and elderly accommodation are definable assets with predictable payment flows, long leases and often a local authority as tenant that would not risk cancelling payments, these would be highly appropriate for securitisation, i.e. to issue bonds or other tradable securities based on the cash flows from the assets.In other words, the securitisation of rent flows would offer the opportunity to create an attractive investment product of the type being demanded, well suited to institutional investor requirements, while at the same time, it can provide an attractive financing opportunity to meet the need for more care and elderly accommodation..

Background: Within real estate companies assets according to IFRS/ IAS 40 should be valued at fair value, to compare with previous valuation criteria according to which real estate should valued at cost. Two models can be used within IAS 40, these are value at cost and fair value. When valued at cost the real estate value in the balance sheet should be specified at cost. The method chosen by the company should be used for all real estate within the company except for the premises used by the company. Purpose: The purpose of the study is to analyse and evaluate how real estate companies experienced the problems that arose when converting to IAS 40, and to analyse the effects on the companies key ratios as a result of the change of accounting method.

Based on analysis and the results that the paper generates, we will give Derome AB a suggestion on how it is a profitable investment or not to installing in a CHP.By investing in a CHP plant, you can get a high efficiency, which means that companies can use their resources more effectively. The Swedish wood industry has by-products of production that can be used for combustion in their boiler which is an advantage.The essay is a qualitative study where we have a case company, Derome AB. In this company, we interviewed two employees who have knowledge in the study. They have helped us to provide information and data about their business.We chose to use the pay-off- and the net present value method, NPV, to see if there are profitable advantages for the investment.

The purpose of this paper is to study the rules of the bill 2007/08: 136 "Areformed sick-leave process of increased return to work" as related to therehabilitation chain. In the interpretation of the material I have used the ?practicallegal method? and a minor empirical study has been conducted to find out howRegion Skåne and UMAS adjust their activities to the new regulations.The government aims to reduce sick leave and on March 19, 2008,the above mentioned bill was presented to the Riksdag. The bill is a part of thegovernment's package of measures and contains proposals for a revised sick-leaveprocess. The rehabilitation chain is a part of the package and includes actions witha tighter schedule.The employer is still after the new rules playing a central role in thesick-leave process and must through early and continuous contact with theworkers start the rehabilitation process.
BRACE-modellen : Ett företagsspecifikt avkastningskrav för mindre onoteradebolag
Bakgrund: Om tio till tolv år väntas 40 % av Sveriges 500 000 familje- och ägarledda bolag att säljas enligt en uppskattning gjord av PwC år 2012. Många små och medelstora onoterade bolag kommer därför inom den närmaste tiden att behöva värderas inför försäljning. De modeller som används vid företagsvärderingar är i dagsläget inte anpassade för mindre onoterade bolag och dess företagsspecifika risker varför författarna valde att utföra studien.Syfte: Syftet med studien är att ta fram en praktiskt användbar modell för att skatta ett mindre onoterat bolags avkastningskrav. Modellen ska ta hänsyn till de företagsspecifika risker som är kopplade till mindre onoterade bolag.Metod: Studien bygger på en kvalitativ undersökning där intervjuer med personer som dagligen arbetar med värdering av eller rådgivning för alternativt arbetar inom mindre bolag. Utifrån data insamlad från studiens intervjuer samt teorier kring ämnet har en praktiskt funktionell modell utformats för att stödja företagsvärderares arbete i praktiken.Slutsats: BRACE-modellen (Business Risk Adjusted Cost of Equity) består av två huvudkomponenter, en CAPM-premie som mäter marknadsrisken samt en företagsspecifik riskpremie.
