Renovering av Säteriet, Råda - Från miljonprogram till attraktivt bostadsområde

The homes that were built in the 60?s - and 70's are now so dilapidated and worn that they need thorough Renovations. These Renovations are expensive to implement for the landlords, which means that the funding for these Renovations can create problems. Currently there are no government subsidies for these Renovations. This report will examine how Förbo performed the Renovation of Säteriet.

Today  Real  estate  companies  face  the  challenge  where  extensive  Renovations  on  existinghousing built before 1980 must be performed. Conditions have changed and the housing need performance-­?enhancing measures that meet today's quality. With a current Renovation rate,  it  would  take  30  years  to  meet  the  Renovation  needs.  The  Renovation  rate  must therefore rise dramatically, which requires the real estate companies to act consistently in accordance with commercial principles and in an economically, socially and environmentally responsible way.The  paper  discusses  Renovation  strategies  in  four  municipal  housing  companies  in  the Stockholm  suburbs.  The  report  includes  surveys  of  four  ongoing  Renovation  projects; Fastighets AB Förvaltaren in Sundbyberg project Hundloken 3, Stiftelsen Signalisten in Solna project Ritorp, Sollentunahem in Sollentuna project Svalgången och Väsbyhem in Upplands Väsby project Dragonvägen. The main purpose of this study was to analyze the practices of redevelopment projects.

Miljöstyrning i Riksbyggens ombyggnadsprocess med hjälp av Miljöbyggnad

How the Renovation of the vast Swedish existing building stock with Renovation needs will be performed is considered as decisive in order to achieve the target set by the Swedish government of reducing the energy use by 20 percent by 2020. Consequently, the challenge of the building sector consists in reducing the energy use in the existing building stock but at the same time ensuring that the indoor environmental quality is improved and the cultural values are maintained.So far, there have been a few Renovation projects which strongly have reduced the energy use and at the same time have taken into account the environmental aspects and the cultural values. The main reasons are that there have been few incentives and a lack of routines in order to steer efficiently a ?sustainable Renovation?.The participants in a Nordic project on sustainable Renovation thought that it would be a strong advantage to link the concept of sustainable Renovation to the Miljöbyggnad certification system. Indeed it is trusted by the Swedish building and construction sectors and can provide sustainability targets in order to steer Renovation processes.The objective of the master thesis is to show how the Miljöbyggnad certification system could be integrated in practice in the Renovation process of Riksbyggen, an organization which administers housing associations (Bostadsrättsföreningar) and build houses.

Both Swedish government and the European Union have set climate goals regarding energy consumption by 2020 and 2050. Achieving these goals would require better standards in buildings than the Building regulations demands, such as Umeå municipality?s construction requirements for new buildings.The report aims to investigate if a Renovation of apartment buildings from the Million Homes Programme can reach Umeå municipality?s construction requirements.

Försäkringsbolags kostnader för reparation av fuktskadade badrum

The purpose of this report is to compile and examine the cost of Renovation of moisture-damaged bathrooms, to derive a target price. The target price can then be used by insurance companies to estimate the ultimate cost of future bathroom Renovations.       The method is based on the compilation and comparison of the cost of repairs of previous water damage in bathrooms. The calculations compiled based on repair estimates for different insurance losses from one of the leading insurance companies in Sweden.       The result shows the average price per square meter of floor area for different sizes of bathrooms. The average price is the basis for the estimate of future Renovation costs of bathrooms. The results further show that the bathroom finishes, area and the distance between the entrepreneur and the location of the Renovation have great impact on the final repairing cost.

Utredning av fastighetsel i ett äldre och ett ombyggt flerbostadshus i Gävle

The residential and service sector in Sweden accounts for approximately 38% of the total energy usage and Sweden has an aim to reduce the total energy use by 20% by 2020 compared to 2008, which means residential sector will have to improve energy efficiency. As part of that a law was instituted by the Swedish parliament that all properties must have an Energy Performance Certificate (EPC) to thereby give the property owners a greater insight into energy use in their buildings and propose recommendations for energy-efficiency measures. On the EPC, a value on the building's energy performance in terms of energy use in kWh / m2 per year is declared, of which electricity is a share of it. Instructions on what to include in the amount facility electricity for running the facilities is regulated by the authority for building, Boverket while SVEBY has made an interpretation of the regulations in their report "Brukarindata bostäder" where they have a table on what should be included in the amount and what not to include.This report is a study of two similar apartment buildings, where one of the buildings recently underwent Renovation, to see if the declared amount of energy for electricity, in the EPC, is consistent with the measured value, and whether there has been any reduction in facility electricity in the renovated building after the Renovation.The result shows that the measured value of the building electricity was 2.6 kWh / m2 per year, 28,8 %, lower than the declared value in the building that have not undergone a Renovation. Calculation of values from previous years (2011) by the same percentage of facility electricity as in the results of the measurements, 56.7%, it becomes clear that the declared value for facility electricity in the EPC of the renovated building do not correspond with reality and that there has been an increase in use of facility electricity after the Renovation..

Prediktion av villapris och dess faktorers inverkan.

 A villas price depends on several important factors. By statistical data, a mathematical multiple regression model was modeled. The model has important explanatory variables such as living space, Renovation year and standard points has been taken into consideration, in order to assess their impact on the final price for private homes.By using a statistical program,Minitab 16, the final model was selected with eight explanatory variables. The regression for this model explains up to 67.3 % of the variation on the final price.The results showed percentage wise that the standard points had the greatest impact on the price, there after Renovation year and then living space..

The so called ?ByggaF-method? is a relatively new Swedish method to stop moisture from being built into a building. The method should prevent damages on buildings as a result of mould growth and moisture. The purpose of the method is to include moisture control in the entire constructionprocess, from the projecting phase and all the way to the management phase. Up until now, there is no proof if the method is profitable or not and no studies have been made on the topic.

Alternativa byggsystem för att minska transmissionsförlusterna på miljonprogrammets byggnader

The purpose with this project is to explore and verify three renovating systems for Miljonprogrammet (common expression forbuildings constructed during the years 1965-1975 when over a million houses where built in Sweden) to take measure to thelargely transmission losses of these buildings. Many of the buildings from this period have similar constructions and thereforethe same techniques can be used to renovate several of them. This project only considers the climate scale, although thereare many more factors to concern for to efficient the buildings of Miljonprogrammet.This thesis presents examples of Renovations carried out using two of the three Renovation systems.The essay presents a reference house of choice on which we apply the three systems and calculate the new U-values,consumption of energy and the investment costs. The new U-values the building is given is matched to the values ofrecommendation for passive houses. Our reference house is a two story apartment building, located in the village ofLammhult, with brick facades at the ends and plaster at the long sides.

Energieffektivisering av befintlig bebyggelse med exempel från Göteborgsområdet

This thesis concerns to investigate Renovations of existing buildings aiming at enabling energy efficiency, from a conservation and restoration perspective. This includes performing case studies of three projects in the Gothenburg area where Renovations has been done and an analysis of directives raised by the EU and later implemented by the Swedish National Board of Housing, Building and Planning, Boverket. In addition to these, regulations enforced by the Swedish law, related to the topic, have been considered.The investigated projects in this case were the housing cooperative Välten in Brämaregården, the Solar Buildings in Järnbrott and Gårdsten as well as Katjas Gata 119 at Backa Röd. In order to measure and compare the results of these projects a comparison between the pre- and post-restoration energy consumption have been performed. To capture additional perspectives the grading system Operation Kungsörn has been applied.Regarding the comparison of energy consumption the Renovation of Katjas Gata 119 was found preferable but showed in my view lacking attention to the cultural heritage of the area.

This is due to the dysfunctional transformer flow from the demolished power supply to projects, were the new power supply is built, the general picture is complicated, since the reconstruction involves other companies and many employees at E.ON.PurposeThe purpose of this master thesis is to map and understand the existing transformer flow. The objective is to make a recommendation on how to increase the level of E.ON? s transformer recycling.Methodthe authors have worked with a system approach, including both qualitative and quantitative data.

Buildings today are built to maintain a healthy indoor environment and an efficient energy usage which is probably why damages caused by dampness has increased since the 1960?s.A study between year 2008 and 2010 showed that 26 percent of the 110 000 examined houses had damages and flaws caused by dampness that could prove to be harmful later on. This means that one out of four bathrooms risk the chance to develop damages by dampness. Approximately 2 percent of the houses had already developed water damages. Miljonprogram is a Swedish building program from 1964 to 1975. During that time about a million homes were constructed. Now, almost 50 years later, they are in desperate need of Renovation. In order to fulfil the Swedish environmental objective to decrease energy consumption 50 per cent until 2050, considerable housing stock built under the Miljonprogram has to be renovated.Focus in this thesis is on the building services and theirs profitability that can decrease energy consumption in households build during the Miljonprogram.
