ABSTRACT Title: Leadership within property managementCourse: Bachelor Dissertation - LeadershipAuthors: Isabell Andersson och Marlene LundqvistAdvisor: Ingemar WictorKeywords: Leadership, property managementProblem formulation: How can managers within property management lead their employees to achieve company goals?Purpose: Our purpose was to identify similarities and differences between different property managers? way to lead their employees.Theoretical framework: In our study, we have chosen to use the four basic theories which we found most relevant to the subject after studying literature in the field of leadership and leadership within property management. In the theoretical framework we discuss theories such as practical leadership, motivation and commitment, service quality and communication which are all important components for succeeding with an effective leadership according to O'Reilly et al. (2010).Methodology: We have conducted a qualitative study with an intensive format and a deductive approach. The empirical data were collected through six interviews in which we interviewed three managers and a member of each managers? staff within property management companies.Results: In our research we have reached the conclusion that all our respondent managers are working to motivate their employees and communicate with them in order to guide them towards the company goals.

An ever-increasing population, urbanization and visions towards sustainable cities clarifies the need of densification. When densifying existing urban areas adding storeys could serve as a residential densification, which would also meet the market demand for centrally located apartments. An increased understanding of the potential of vertical densification gives way to the aim of this thesis to increase the amount of centrally located housing.This thesis provides knowledge of adding storeys and how property owners can identify opportunities in their existing building stock.The first question, What kind of residential densification takes place in Sweden today? highlights ways of residential densification; development of brownfields, infill and adding storeys, where adding storeys is what this thesis then focuses on. The result came through a literature review that also clarified important factors when adding storeys.

Informationsasymmetri och redovisning till verkligt värde - en studie av nordiska fastighetsföretag
This thesis aims to investigate the information effects of fair value accounting in Nordic real estate companies. As a consequence of the mandatory IFRS adoption in the European Union in 2005, listed Nordic companies are allowed to recognize investment property at fair value in accordance with IAS 40. Theory suggests that fair value accounting should lower information asymmetry. Therefore, this study aims to examine correlation between fair value accounting of investment property and information asymmetry on the stock market. To investigate this, we use bid-ask spread as a proxy for information asymmetry and examine Nordic real estate companies before and after the implementation of IFRS.

In today's society, the availability of energy plays an integral part in our everyday lives. Unfortunately, the price of energy in Sweden has increased in recent decades. A large part of our energy consumption goes to heating modules for houses, where heating methods that depend on energy sources such as electricity, district heating, fuel oil, gas and biofuels are the most common ones. During the winter period, the increase in energy costs becomes significantly evident, especially for small property owners. This increase in energy cost is most noticeable for home owners with electric heating.This thesis is written at the Halmstad University, in cooperation with a company, which makes parts of this thesis confidential.

Wind and wind damage has become a hot subject because of the storm ?Gudrun? in January 2005. The main purpose of this study was to establish how the land owners attitude toward preventive wind damage actions was changing immediately after they had been struck by a storm.
The result of the study was built on interviews. In springtime 2005 a total number of 20 private land owners were interviewed. Ten of the landowners lived in the province of Småland and ten in the province of Värmland.

Teknologi, Pedagogik och Ämne : En policystudie om hur nationella mål för IT i skolan transformeras till kommunala IT-strategier
Today there is a large consensus about the importance of Swedish schools providingconditions enabling students to develop the ability to manage and learn through information technologies (IT). The goal of this study was to describe and examine how national education goals for the use of IT transformed into municipal IT-strategies for the school. A content analysis was conducted of thirty-eight municipal IT-strategies collected from Swedish municipal websites on the Internet. The content in the municipal IT-strategies was compared with the content in both the Swedish education act and the national curriculum. The results showed that the content in the Swedish education act and the national curriculum in fact was translated into municipal IT strategies, but that the range of strategies concerning technology, pedagogy and content in relation to IT was broad.

Nyanimism i Sverige : En studie om förmänskligande av hunden i samband med dennes död
This study focusses on how people in Sweden commemorate their dogs and handle their demise. By examining memorial texts for dogs that are presented by their owners on internet forums, memorial texts that are used on gravestones on an animal cemetery as well as an interview with an animal nurse, the study examines how dogs are humanized and treated in human-like ways. With theories about new animism, social acceptance (nomos) and ontology as the theoretical framework, the study provides an analysis of strategies by which people tend to humanize dogs in ways that are often similar to the handling and mourning of human deceased. The empirical data illustrate how dog owners in Swedish society who have lost their beloved pet express themselves in terms of religious terminology. According to memorial texts, the dogs go to heaven, where they may be reunited with their owners, become free from their diseases, and in some cases they are buried in separate graves in animal cemeteries. The study also illustrates how dogs in Sweden today have almost equal opportunities and access to medical care as human beings.

Syftet med denna uppsats är att genom intervjuer med tre medelålders kvinnor, ta del av deras upplevelser av Adventsmarknaden och friluftsmuséets Lilla Julmarknad i Gamla Linköping. Genom intervjuer och deltagande observation vid marknaderna undersöker jag på vilket sätt informanterna besöker en marknad och hur deras syn på shopping och service styr deras besök. Uppsatsen belyser hur de shoppar när de besöker en marknad, hur de ser på service och hur detta påverkar deras upplevelse. Slutsatsen av denna studie är kortfattat att de besöker marknaden, och shoppar på tre skilda sätt. De definierar och uppskattar service på olika sätt och handlar olika typer av varor.

The Anglo-Saxon trust is not a new phenomenon, but existed as early as in the Middle Ages. The concept is customary among common-law countries, such as England the US,but unfamiliar to civil-law countries like Sweden. The person who creates the trust is called a settlor, the one who holds and administer the property is a trustee and the person who benefits from the settlement is called a beneficiary.In Sweden there is no legislation of how the trust ought to be assessed, but the need to understand it has probably increased with the internationalization.The Swedish Supreme Administrative Court has had a few opportunities to elucidate some of the uncertainties regarding trusts, but chose to abstain. Det osynliga entreprenörskapet : - en intervjustudie av företagare med utländsk bakgrund
The invisible entrepreneurship is a study of owners of businesses with foreign heritage. It describes the unexplored relationship between ethnicity and class within this group of entrepreneurs.The result of the study is a model which I have found to be suitable to use when depicting the relationship between the ethnic profile and class. The model indicates that the importance of ethnicity decreases as both the owner of, and the business reach a more prominent class. The method of collecting data has been interviews with owners of businesses and Grounded theory has been used to analyse this data. Theories on ethnicity, owners of businesses with foreign heritage, and class in relation to ethnicity have been discussed on the basis of social constructivism.

Background and research problem: The former highly inflationary property market is currently undergoing a stagnation process. Investors have been used to annual growth figures in double digits,but now this is no longer considered to be a realistic outlook for future years. According to a report from PriceWaterhouseCoopers and Urban Land Institute, published by Avanza Wealth Management,the three most attractive markets for property investment in Europe are London, Paris and Stockholm. Because of this the authors have focused their investigation on two companies in the London andStockholm. The authors will additionally use an international bank, an estate agent and a consultancy firm for further information, with regards to the property market and risks associated with these typesof investment in particular.

This report is a part of a diploma work, conducted as a part of a Master of Science degree. The diploma work consists of a preliminary study, two case studies, a user study, a paper and this report. It was created at the Linköping University for the department of Science and Technology, in cooperation with Unilever Research in the UK, and partly with the EC founded project, Smartdoc IST-2000-28137. Hand-held, mobile devices like Personal Digital Assistances (PDAs) are becoming increasingly popular in today?s wireless world.
