GULLBERGSKAJ ? PARADIS? En exposé över drömmarnas kaj

The purpose of this graduate thesis is to illustrate what could be theeffects of urban renewal carried out in a too hasty manner, the pointbeing that there could be features which have (yet) not been identifiedand therefore are lost if the planning of the city is not given theadequate amount of time and resources.Through a case study located at the wharf of Gullberg (Gullbergskaj)the significance of urban fringes and areas without too strict of aplanning are highlighted. Some guidelines to successful and consideratecity development are somewhat suggested.The survey is mainly based on two types of sources: contemporaryphotography and interviews with a number of people who are allresidents or Tenants at the Gullbergskaj. Their testimonies regardingGullbergskaj and their use of this particular environment are used to drawconclusions of the qualities, which are not the typical cultural-historicalqualities but rather a quality defined by the user (of the quay), held by thissection of the Göta älv shoreline.This thesis is also concerned with the potential impact on the qualities ofGullbergskaj, was it to be the object of city renewal.The results of the study are compared to debating articles published in thenewspaper Göteborgs-Posten for a wider understanding of Gothenburg as atrademark, and the public opinion regarding the city planning related toCentrala älvstaden..

-"Fattar man inget är det kört!" : - en studie i kommunikation mellan Bollnäs Bostäder och deras mångkulturella hyresgäster

Studien visar att Bollnäs Bostäder bör utveckla gemensamma arbetsmetoder och introduktionsmaterial för sina bovärdar när det gäller lägenhetsintroduktionen med de invandrare som har svårigheter med det svenska språket. Jag anser att det skulle skapa förutsättningar för en jämnare kvalitet i kundprocessen. Studien visar också att det inte alls är säkert att de invandrade hyresgästerna upplever samma kommunikationssvårigheter som Bollnäs Bostäder upplever, vilket jag anser kräver en djupare undersökning. Genom att intervjua andra fastighetsföretag har jag också kommit fram till förslaget att Bollnäs Bostäder kan undersöka fördelarna med att utveckla en introduktionsfilm till sina lägenhetsintroduktioner för att lättare nå fram med sina budskap. Slutligen anser jag att det är viktigt att ha kunskap, inte bara i verbal-, utan även i icke-verbal kommunikation för att kommunicera med invandrade hyresgäster som inte kan det svenska språket. Därför tror jag att det skulle vara värdefullt för bovärdarna att få utbilda sig inom detta område..

Strategier för positionering av kontorslokaler

The report aims to examine how property owners position themselves to reach their targetmarket, and which strategies they use when positioning their product. The investigation has beencarried out mainly in the form of a case study in which a number of interviews with Stockholmreal estate companies has been conducted, focusing on commercial property market segment.The interviews have resulted in identification of common and specific strategies among thecompanies. These strategies have been analyzed in the light of the theory by Philip Kotler andKevin Lane Keller, focusing on how an offer should be designed to reach a competitive position.It can be concluded that positioning is a key activity for successfully addressing the targetmarket. Successful positioning mandates three key requirements to be met; determining thecategory to which the offer belongs, identifying similarities and differences compared to thecompetitors and developing a brand mantra. The result of the case study concludes that theproperty companies work similar in many ways.

ABSTRACTSegregation is more and more common in the Swedish society, especially in those suburbs called ?miljonprogramsförorter? which are characterized as grey and boring districts with low status. These suburbs are often mentioned in the media and the public associate them with immigrants, problems and crimes. Kungsmarken in Karlskrona is one of these suburbs and the purpose of this essay was to compare the media image with the images local participants had of Kungsmarken. The questions I brought up were how media was describing Kungsmarken, how this image has contributed to the low status of Kungsmarken, and if this image was reflecting the local participants? images.

The scope of this investigation is to decide how and to what extent the energy consumption of apassive house is affected by the users? knowledge and habits. To achieve this a literary study hasbeen made and as a complement the planning of a passive house was completed.The result of a primary study of the rules and regulations that effect passive houses in Swedenshows that the user?s influence on passive houses is a completely unregulated area. Even thoughthere is no regulation, a need for some general knowledge of the passive house concept has beenexpressed.To further investigate how the users? knowledge and habits affect the energy consumption and ifthere is a difference between different households? energy consumption , three main factors havebeen identified.

Problem: The Swedish wage-setting has changed since the time for the breakthrough of the industrialism until today. Before that, wages often consisted of perquisites or goods that could be exchanged against other goods. Rural people were often self-sufficient. Social mixing går ut på att ?mixa? befolkning av olika klasser i ett bostadsområde med syfte att förändra områdets sociala sammansättning. Syftet med uppsatsen är att undersöka social mixing som urban utvecklingsstrategi i Köpenhamn utifrån boendes egna upplevelser av sina bostadsområden. I Danmark definieras 29 bostadsområden som ?ghetton? utifrån kriterier rörande de boendes anknytning till arbetsmarknaden, ?icke-västliga? härkomst samt kriminalitet.

Miljöklassningssystem : Skillnader mellan Miljöklassad Byggnad och LEED samt dess påverkan på fastighetsvärdet

A uniform environmental rating system for green buildings is demanded in today's society, where the requirements of the energy consumption for real estate are increasing. There are several different systems around the world used to rate buildings, all with different assessment criteria and starting points, which make it difficult to compare environmental rated buildings with each other.The purpose of this paper is to acquire knowledge about the differences between the Swedish environmental rating system Miljöklassad Byggnad and the American LEED, to discover which system is most advantageous. We also examine whether environmental rating affect the value of a property.Miljöklassad Byggnad is relatively simple structured, which makes it possible for private individuals to rate their property. LEED is better structured on the other hand in the case of environmental classification of commercial properties, because there are manuals for among others hospitals, schools and retail. The rating system for Miljöklassad Byggnad is good since the system seeks to fix the number of errors and deficiencies as soon as possible.

70 percent of Sweden´s municipalities say they do not have vacant rental flats and a shortage is emerging, during the same time are 1.1 million young people ready to enter the housing market. In order to curb the housing shortage, have the Swedish politicians since the postwar period chosen to stimulate the market with subsidies to increase new production and to control that what is built is in the right direction. The construction industry is perceived as conservative, and many argue that the state keeps it under their wings, which has led to that the development not has progressed in the same way as other, non-subsidy regulated industries.The purpose of ours bachelor thesis is to provide an overall picture and describe the underlying problems of the housing shortage at the rental market. In addition, we want to present theories about where possible actions could take place in the market, by illuminate the problem from the differente actors perspective.To fulfill our purpose and provide a deeper understanding of the problem we have chosen a qualitative approach. We interviewed nine different actors on the Swedish housing market, two managers, two to representatives of Halmstad Municipality, a representative for the construction operators and four different interest groups.

AbstractThe development of the construction industry is slower compared to other industries. This implies that there must be improvements in this field. One step to increased effectiveness in construction projects is making the construction process more efficient, therefore resulting in a positive result for both the actual construction project and for the overall branch. The purpose of this study is to identify areas for improvement within the municipal housing company Gavlegårdarna completed construction project, who will then contribute to increased efficiency in their upcoming projects. The work has been performed with the help of two case studies examine construction projects "Fullriggaren" and "The three nursing homes." Opinions about what could have improved the efficiency of these construction projects further have been collected with the help of an interview study among some of the project participants involved in both projects.There have been many studies addressing the topic of how the construction process can be streamlined and similar studies that have been previously conducted.

Hemlöshetsdiskurser : Bilder av hemlöshet och hemlösa i Dagens Nyheter, Aftonbladet och Socialstyrelsen åren 2000 och 2012 ? en diskursanalys

Homelessness and homeless people is something that is described and explained in different ways over time. Since the 1950s, two discourses about homelessness and its causes has been competing with each other. One discourse hold the meaning that homelessness is caused by housing shortage and the other focus on individual shortcomings that make homeless to unsuitable Tenants. In the media, homelessness and homeless often is associated with crime, addiction and mental illness, this reinforce the public perception of homeless people as deviants, which separates the homeless from society even more. The purpose of this study is to examine whether media representations of homeless and homelessness in an evening paper and a morning paper, has changed in the 2000s, and if these representations are consistent with those found in the reports of homelessness from The National Board of Wealth and Welfare. In order to achieve the purpose of the study and answer our research questions, the authors have used a discourse analytical approach using some key analytical tools from both critical discourse analysis and discourse theory in the analysis of the empirical material.
