Tenant Representation : Stockholms kommersiella marknad
Tenant representation är som bransch befinner sig i sin expansionsfas och har funnits på den svenska marknaden sedan tidigt 90-talet. Tjänsten Tenant representation kommer ifrån den engelska och amerikanska marknaden och således ligger dessa marknader i framkant. Arbetet behandlar utbudet, utvecklingen och framtidsutsikterna på Stockholms tenant represantationmarknad.Arbetet stödjer sig till stor del på intervjuer av representanter från aktörer på Stockholms Tenant representationmarknad. Arbetet hämtar även inspiration från tidigare arbeten och till viss del litteratur.Olika trender på marknaden som märks av är att medvetenheten och efterfrågan på Tenant representation ökar samt att rekryteringsmöjligheterna har ökat. Svaren i intervjuerna har inte visat orsaken till de ökade rekryteringsmöjligheterna, men ett antagande är att utbildningar har anpassat sig till marknadernas behov.
Delegationsdemokrati - En studie av Hyresgästföreningens förhandlingsdelegationer
The aim of this essay is, with reference to a close study on the negotiation delegations of the Tenant Association, to examine the principals of democracy in relation to distribution of power and participation, efficiency and professionalism. This is done with the intention to understand the Tenant Association's view on its own commission as negotiator, according to democracy. The investigation is carried out on the Tenant Association in the Swedish cities of Stockholm, Malmö and Gothenborg.The data acquisition was obtained by using a questionnaire and through interviews with representatives from the Tenant Association negotiation delegation.A central conclusion from this investigation is that the representatives of the Tenant Association generally are satisfied with the democracy model used in the organisation, despite awareness of the fact that there are some failures with representation amongst younger people, women and immigrants. Also, they suggest that the model with representative democracy is by all means the most useful because of its arrangement and efficiency in decision making processes.The policies of the Tenant Association, considering distribution of power and participation between elected representatives and employees, are legitimated by the negotiation delegates. However, there is obvious discrepancy in the look upon their respective tasks between the delegates and the chief negotiators.One can recognise the development of democracy that is called New Public Management in this survey.

Between 1750 and 1850 the population of Sweden doubled. The increase was very unequally distributed among the different social groups of the rural population. The number of peasants grew very little, while the numbers of the landless (crofters, bordars etc.) more than quadrupled. This study examines whether Christer Winberg's thesis of the landless growth can be applied to Björklinge parish in Uppland. Winberg believes that it was mainly children of tenant farmers who became landless.
Dåliga mäklare, eller bristande kunskap hos konsumenten?
Aim: The aim of this thesis is to through a survey, gain information about the tenant owners knowledge concerning their own and the real estate agents rights and obligations, this to elucidate one of the factors we think play a big part in the general publics dissatisfaction about the real estate agents and the negative picture painted of them in media today. By throwing light on the assumed lack of knowledge in this area we hope to contribute to improve the information communicated to the customers so that they can feel safer when consulting a real estate agent in this matter.Our main question in this thesis is: How much knowledge does tenant owners and tenant owners to be have concerning the division of responsibilities when it comes to selling and buying a tenant owned flat and what problems can the presumed lack of knowledge in this area lead to?Method: We have used a combination of qualitative and quantitative methods. Data has been collected through a survey which we have put together and analyzed both based on the results we got from the survey but also based on the reactions we received from the participants. The results are presented both in text and in diagrams.Result & Conclusions: The results we got from the survey indicate that the knowledge among our participants is much worse than what would be desired.
Tenant Representation : Den nordiska marknaden
Tenant representation blir ett allt mer välkänt begrepp på den nordiska marknaden och fler använder sig av tjänsten. Under de senaste åren har affärsområdet och tjänsterna utvecklats och blivit bättre i de nordiska länderna. Detta examensarbete undersöker marknaden för Tenant representation i just Stockholm, Oslo och i Helsingfors. Arbetet omfattar en kartläggning av vilka aktörer och tjänster som erbjuds på respektive marknad samt vilka aktörer som är verksamma. Intervjuer utgör större delen av källmaterialet där aktörer som är verksamma i Stockholm, Oslo och Helsingfors har intervjuats.

Avgiftens kapitalisering i slutpriset för bostadsrätter - En studie om hur avgiftens kapitaliseringsgrad över slutpriset på bostadsrätter i Vasastan/Norrmalm förändrats mellan 2006-2014
Prior studies have shown the relationship between capitalised monthly fees and sales price for tenant-owned apartments in Stockholm. However, few studies have been conducted explaining the effects of capitalised monthly fees over time and how it has changed with, for in-stance, increasing sales prices and fluctuating interest rates. The aim of this study is to deter-mine if the effect of capitalised monthly fees on sales prices of tenant-owned apartments has changed between 2006 and 2014, in Vasastan/Norrmalm in Stockholm. The study shows that there are statistically significant results indicating that capitalised effect of monthly fees on sales prices has in fact changed over the studied time period. The results differ with apartment size (number of rooms) and the conclusion is that there is an effect of time on one, two and three bedroom apartments but not for apartments with four bedrooms or more..
Kommunal demokrati och medborgarinflytande i ett samhälle i förändring
The organisation of the municipalities is based on the principle of representation. It has previously been impossible to give the citizens more influence through direct democracy, but the information technology gives new possibilities and the choice of democracy model might no longer be obvious. Representation can be interpreted in many ways and there is a need for a more distinct definition of the rule that the municipalities shall be governed according to the principle of representation. It should also be further investigated how the new technology can be used to increase the use of direct democracy. The municipalities ought to work to supplement the representation with direct democracy in the form of active discourse with the citizens.
En jämförelse av molnbaserade realtidsanalystjänster : Skillnader i användbarhet mellan multi-tenant och single-tenant arkitekturer
Internet of Things är ett samlingsbegrepp för den utveckling som innebär att olika typer av enheter kan förses med sensorer och datachip som är uppkopplade mot internet. En ökad mängd data innebär en ökad förfrågan på lösningar som kan lagra, spåra, analysera och bearbeta data. Ett sätt att möta denna förfrågan är att använda sig av molnbaserade realtidsanalystjänster. Multi-tenant och single-tenant är två typer av arkitekturer för molnbaserade realtidsanalystjänster som kan användas för att lösa problemen med hanteringen av de ökade datamängderna. Dessa arkitekturer skiljer sig åt när det gäller komplexitet i utvecklingen.I detta arbete representerar Azure Stream Analytics en multi-tenant arkitektur och HDInsight/Storm representerar en single-tenant arkitektur.För att kunna göra en jämförelse av molnbaserade realtidsanalystjänster med olika arkitekturer, har vi valt att använda oss av användbarhetskriterierna: effektivitet, ändamålsenlighet och användarnöjdhet.

This essay casts light on the quantitative aspect of the media representation of foreign news. The purpose of the essay is not only to describe the media representation of the countries of the world, but also to explain the representation out of structures that are mirrored by the mass media. Four hypotheses are stated that are operationalized in the research. These are treating four different factors that are believed to affect the representation, economy, geographical distance, cultural distance and the size of the population. A fifth hypothesis is stating that economy is the most influential of the factors.

The demand for shopping centers has increased in recent time and more shopping centers have been built. To become competitive shopping centers has evolved to become more than just a place for shopping. In the recent past Galleria Duvan in Karlstad has been run by foreign owners who has not been involved or renovated the shopping center. During the spring of 2011 AlbérFastigheter bought Galleria Duvan and they are now renovating and negotiating new deals with the tenants. Our problem has led us to the following question: How can a centrally located shopping center, such as Galleria Duvan, develop a strategy to strengthen their position on the market.

This exam paper has examined visual portrayals of overweight and fatness in two swedish upper secondary school textbooks, one in physical education and one in social science. The textbooks were analyzed in regard to numeral representation, interacting social categories such as gender and age, depiction in forms of activities and stereotypes and relation to context close to or far away from a swedish context. The analysis showed an underrepresentation of overweight and fat bodies in both textbooks, but the represention of overweight bodies in the textbook on physical education were nearly nil whereas in the textbook on social science there where representations of both overweight and fat bodies. Combined the both textbooks gave a representation of health and youth as not represented by overweight or fat bodies..

I studien undersöks genom semiotisk analys hur livsstilsmagasin representerar och tilltalar kön. Vidare undersöker vi hur livsstilsmagasinet Damernas Värld representerar och tilltalar kvinnan och kvinnligheten samt hur livsstilsmagasinet King of Sweden representerar och tilltalar mannen och manligheten. För att genomföra vår studie har vi använt oss av frågeställningen: Hur representerar och tilltalar Damernas Värld kvinnan och kvinnlighet samt hur representerar och tilltalar King of Sweden mannen och manlighet? Vilka skillnader och likheter kan man se i Damernas Världs representation och tilltal av kvinnan och kvinnligheten och King of Swedens representation och tilltal av mannen och manligheten? Kan studien genom att synliggöra kvinnan och kvinnlighetens representation och tilltal i Damernas Värld samt mannen manlighetens representation och tilltal i King of Sweden, belysa huruvida könen konstrueras i dessa livsstilsmagasin och i så fall hur?.

The activity of interest groups in the political process of the European Union has given rise to a broad debate concerning the effect on European democracy these groups have. As relatively powerful political actors, the question of these groups? views on the EU and how the union should be is an important one. The status of these groups owns democratic representation also affects the democratic status of the EU. Being based on a number of theories, this study adopts an ideology analysis for the purpose of testing these theories on two cases ? the Swedish environmental organizations World Wide Fund for Nature and The Swedish Society for Nature Conservation.

Internet has given possibilities to a whole new world within communication. Nowadays the communication inside organisations and companies takes place through the Internet. The idea of this paper arose when one of the authors discussed the general involvement of the tenant-owner?s association in the committee. Providing a new channel for communication through a homepage could affect the attitude of the tenants. We were curious of what effect on communication introducing a homepage would give.
