Miljöcertifierade kommersiella byggnader : Undersökning av ekonomisk ansvarsfördelning mellan hyresgäst och fastighetsägare
The Swedish commercial real estate market is in the current situation globally affected and is actively interacting with the rental and capital markets through international tenants and investors who are setting new demands on the property owners. The European Union has set new requirements as well in purpose of reducing humanity?s negative effect on the climate and therefore the international real estate market has introduced Green Building-certificates in order to decrease the real estate industry?s environmental impact.Certificated buildings with low energy consumption are a more common sight in Sweden these days. The development, however, could go even faster if there was not certain difficulties between property owners and tenants. Previous research has revealed that tenants do not always have knowledge about, or may have access to the economic benefits that a green building can provide.
En jämförelsestudie av koldioxidsläpp för en byggnad med trä- respektive betongstomme ur ett livscykelperspektiv
The goal with this examination thesis is to investigate the difference in carbon dioxide emissions between a building with a wooden versus concrete carcassing from a life cycle perspective. The huge amounts of carbon dioxide released into air from human activities must be reduced to prevent serious consequences. A way to limit this issue is through performing a comparative study where the result shows which of two products with the same function has the lowest emission of carbon dioxide, whereof the product with the lowest carbon dioxide pollution can be chosen.To be able to perform a study like this an object has been chosen and studies about life cycle analyses have been done. The rental square meter, the thermal conductivity value, the energy requirements and the placement of the building has been set equal in both framework types. There were solely dissimilarities of the two buildings taken into account when this comparison study was performed.The result of the study is that a building constructed with a wooden carcassing has the lowest amount of carbon dioxide emissions.
Mobila verksamhetslokaler : En studie om marknadsvärderingar
Mobila verksamhetslokaler erbjuder flexibel lokalförsörjning som alternativ till permanent utbyggnad, eller under tiden som befintliga lokaler renoveras eller byggs om. Denna flexibla möjlighet används dock i en ganska liten omfattning på marknaden. För att öka lokalernas användning finns det därför ett behov av en marknadsundersökning som identifierar de faktorer som kunden värderar.Utredningen syftar till att få fram vad kunden värderar då han eller hon hyr och/eller använder en temporär lokal, och möjligen identifiera nya element som inte finns i marknadens utbud.För att få fram värderingsfaktorer har en litteraturundersökning implementerats och samtidigt har 13 personliga intervjuer genomförts. Intervjuer skedde med personer som använder dessa lokaler och parallellt de som tecknat kontrakt för att hyra dessa lokaler. Studieobjekt är kontor, skola och förskola..

When building a house or similar the stress on the ground increases and deformations can arise. The deformations create a foundation that the building is not constructed for and damages on the building arise. The increased stress on the ground can be derived back to the building, but it is possible that the increased stress may well derive from different sources such as other buildings or trees. The building is an older property, built in the late 19th century alternatively early 20th century, and is today used for rental housing and has suffered severe damages due to subsidence. The goal of the thesis is to find possible causes for these subsidences. The thesis was executed as a combination between literature- and casestudie. After careful studies it has been found that a probable cause for these subsidences is trees. Through field- and lab studies it has been found that the trees has effected the ground through there accumulation of water.

The following study aims to investigate the environmental conditions of the harbor of Sk?rhamn, a small fishing community on the west coast of Sweden. The interest to do so rose as a newly built apartment residence failed to connect the sewage pipes of 18 apartments, causing the untreated sewage running into the sea. The parameters accounted for are the C/N ratio, total organic carbon (TOC) as well as total nitrogen present (TN) and ?13C in the top ten centimeters of a sediment core retrieved in the Sk?rhamn harbour.

The shopping mall branch has estimated that the turnover of e-commerce will double within the upcoming ten years (NSCS, 2013). The growth can thus stop for shopping malls and there is a risk that some shopping malls end up being "dead-malls", completely losing their turnover.The thesis starts off with presenting the background for the factors of trade, i.e. e-commerce and shopping malls.This is followed by a presentation of which integration possibilities there are in Sweden today and by examples from the British market. The report aim to increase awareness of factors that have a major role whenremodelling an apartment building from the 1950s to offices.The thesis can be used for future projects when remodelling apartments to offices.The report can provide ideas and inspirations on how this can be done in aneffective way, ie . A way that does not require rebuilding the supporting structure,but only non bearing walls. The thesis also gives insight on the parts that will needto be supplemented from Boverket?s requirements in terms of accessibility,acoustic and fire requirements.The methods used in this thesis are literature studies, case study and sketch work.In the literature studies, the primary sources were Boverkets byggregler BBR, andArbetsmiljöverkets föreskrift AFS 2009:2 but other literature were also used. Theprimary items were chosen from the literature studies and they were furtheranalysed in the sketch work.

När vägverket idag planerar och beräknar vägprojekt är det en kostnadsbild som utelämnas. Det är den kostnad som trafikanterna möter under den tid då själva projektet/åtgärden pågår. Denna kostnadsbild innehåller bland annat ökade miljö-, olycks-, komfort- och fordonskostnader. Utöver dessa kostnader drabbas trafikanterna och därmed samhället även av ökade tidskostnader. Syftet med denna uppsats är att diskutera nödvändigheten av innovativa anbudsförfaranden som tar hänsyn till ökade externa samhällsekonomiska kostnader i samband med vägbyggen.

The Swedish real estate market has experienced an intense increase of demand during the last ten years. Thus, people regularly visit real estate websites, as well as home improvement and interior design have become extremely popular. However, the Swedish real estate agencies still have not developed a theoretical framework on how to most effectively market the properties. The main purpose of this study was to investigate how interior in apartment advertising affects the buyer's interest in the apartment, and furthermore to start building a framework for how to effectively use interior as a marketing tool. The study connects theory regarding social identity, advertising effectiveness and product personality in order to investigate consumer behaviour in the real estate market.

The main purpose of this thesis is to examine the process of selecting films at Bibliotekstjänst and at Swedish public libraries. The tools that have been used for analysing and interpreting the results from the interviews and the questionnaire are theory-based models describing the selection process concerning film and Carl Gustav Johannsen?s quality definitions. The result of the investigation shows that Bibliotekstjänst doesn?t really work with any quality definitions in their selection process.

In the Real Estate market there are a large number of commercial properties with offices. As acompany or business you are faced with many decisions when choosing your office space.This bachelor thesis examines the concept of architectural quality with focus on beauty and itsvalue for office tenants. The ambition is to find out if beauty is a decisive factor in theselection of office and if there is a willingness to pay for it.The selected question is studied in a case study of Garnisonen where tenants, a propertyowner and an architect are interviewed, all with connection to the examination object.Garnisonen is well suited as a case study because it is Stockholm's largest office complexwith buildings from three different architectural eras. Tenants in the survey represent allarchitectural styles and have different industry affiliation.As a theoretical framework a literature study is presented where the importance of beauty forthe individual, the built environment and society are treated, and also how the office can beused for branding purposes. The interviewees? views of beauty and their opinions on beauty atwork in Garnisonen are presented in the results.

The aim of this observational study was to see how social interaction works in nursing homesdayroom. The focus was to study the staff and the residents during lunch, afternoon coffee,and during the eventual common activity. The observation persons were passive and they didnot communicate with either staff nor with the residents. The theoretical framework usedwas Georetrendens theory, KASAM and Communication theory. The results showedthat social interaction in the dayroom of the nursing home is rarely spontaneous, but mustinstead be planned by the staff.

En kostnadsanalys av energieffektiva flerbostadshus
In Sweden the real estate sector accounts for 33 % of energy consumption and just below 10 % of the emission of carbon dioxide. As a consequence of the external pressure from climate change it?s in everybody?s interest to reduce the energy consumption and thus reduce the emission of carbon dioxide. An additional incentive to reduce the energy consumption is the substantial increase of the energy price since the deregulation of the electricity market in 1996.In this study the techniques that exist to build multi-storey residential buildings with high energy performance will be investigated. Further the study intends to investigate the optimal energy performance from a real estate economic perspective.In order to investigate the optimal energy performance a model has been created with the parameters investment cost, rental revenues, operation and maintenance cost, discount rate and investment horizon.The result shows a relationship between a high investment cost and a high energy performance for newly constructed multi-storey residential buildings.

Calculated and measured energy in residential buildings is going to differ. The reason to this may be due to many factors. In this study there is a study on how these factors affect the energy use in a building. To get an insight in what defines energy, there is first a description of energy supply both worldwide and used in Sweden, followed by a description of the energy balance. In this study energy will be studied in residential buildings only.
