Today, there are environmental certifications for the food industry, the forestry, the fisheries sector and several more. In apparel industry, certification for sustainable working conditions has been of major impact. The property sector is no exception from other industries.

Fastighetsbranschen står inför en förändring. Forskning tyder på att fastighetsbolag kommer att gå mer och mer mot att bli mer traditionella tjänsteföretag och att pengar inom branschen kommer att tjänas genom att vara en så duktig förvaltare som möjligt i avseende till fastighetsdrift och hyresgästförvaltning. Denna kandidatuppsats fokuserar därför på att undersöka hur fastighetsbolag kan utveckla sina tjänster mot sina hyresgäster samt vilka faktorer som kommer vara avgörande i framtiden för att bli ett framgångsrikt fastighetsbolag.SyfteProjektets syfte är att göra en undersökning över hur fastighetsbranschen troligtvist kommer att förändra sitt strategiska arbete mot sina hyresgäster och vilka faktorer som då kommer att karaktärisera ett framgångsrikt fastighetsbolag.Frågeställningar? Vad kommer att vara viktiga framgångsfaktorer hos ett fastighetsbolag i framtiden?? På vilket sätt bör fastighetsbolag kontakta hyresgäster och hur ska de samla och dela information om sina hyresgäster för att kunna förutspå deras framtida behov?? Finns det några särskilda krav på fastighetsbolagets organisation för att tillgodose hyresgästernas behov på bästa sätt?MetodUndersökningen är av kvalitativ karaktär och baseras på intervjuer med representanter från olika fastighetsbolag och representanter från kommersiella hyresgäster. Sammanlagt har 14 intervjuer genomförts.
Lönsam energieffektivisering : En beskrivning av energieffektiva åtgärder i flerbostadshus och dess lönsamhet
Environmental impact and management of energy is a highly topical issue in today's society. Climate impact must be reduced. The Government has set a target to reduce energy consumption in buildings by 20 % by 2020 and 50 % by 2050 compared to the energy use in 1995.With this in mind, we chose to examine how property owners can work on improving energy efficiency in existing apartment buildings. We also wanted to investigate profitability of different increasing energy efficiency measures and the calculation methods and the risk assessment performed by such investments. To tie in with government objectives, we also saw the possibilities of achieving these goals.20 companies were interviewed, of which 14 were property owners and 6 were consulting firms that works with energy efficiency.

The Anglo-Saxon trust is not a new phenomenon, but existed as early as in the Middle Ages. The concept is customary among common-law countries, such as England the US,but unfamiliar to civil-law countries like Sweden. There is no definition regarding what constitutes an important public interest, the only thing that exist is a non-exhaustive list in the preparatory work. This in turn has led to the creation of a broad discretion when it comes to determining what constitutes important public interests.
Finansiell analys med avseende på risk: En studie av svenska fastighetsbolag
The purpose of this thesis is to investigate the status of Swedish real estate companies in terms of financial health and risk of financial distress. The background is the ongoing financial crisis, which partly can be derived from the American real estate sector. Publicly available accounting information from 16 listed real estate companies has been analyzed for a period of one year using financial ratios covering both the operational and financial activities. We find that the deceleration in the economy and in the real estate sector have forced the real estate companies to make large write downs, in line with the relatively new accounting rules, IFRS. Write downs are likely to reoccur during the following periods and real estate companies will therefore probably be forced to continue to show negative results.

Few issues raise such an engagement as parking areas, both by the municipality, property- and car owners. For car owners, it is of great importance where to park his car. Parking is not simply about availability but also about safety, security and how it affects the urban environment.When the land will be utilized for building development, there are regulations in Chapter 8, § 9 PBL how parking will be provided. Property owners have an obligation to provide parking space and it shall be arranged in an equitable manner, on the site or near it, which gives an opportunity for shared parking facilities. The guidelines for parking that the municipality has adopted should be the starting point for the extent of that space for parking is required when a building permit review.The first thing you should look at, is if the property owner has ability to provide parking space at his own property, but this is not always the best solution in areas such as inner cities.

The purpose of this thesis is to describe property definition and special boundary demarcation and to analyze the differences between the two cadastral procedures. Property boundaries, especially unlawfully determined boundaries created through unofficial parcelling, can create conflicts between landowners and make it diffi-cult to know which land that a property contains of. It is possible to clarify the boundary conditions through a property definition or through a special boundary demarcation re-establish boundary marks.The methods used are: (1) A literature review to collect background information, (2) A case study to summarize court cases and (3) A questionnaire study to collect opinions from cadastral surveyors.The result is summarized in two comparisons. Firstly between restoration of landmark and special boundary demarcation (which replaced restoration of landmark in a legislative change in 2010), which demonstrated that the change in the law is considered positive because special boundary demarcation gives a legal effect on the boundaries. Secondly between property definition and special boundary demarcation which demonstrated that the two procedures are similar to each other.

This essay intends to examine how dispute settlement mechanisms between states have developed over the years and a large emphasis is placed on the World Trade Organizations (WTO) Dispute Settlement Body since it?s had great significance for the efficiency of international law. In order to show the need for dispute settlement mechanisms, a background to the conventions that have called for the development of the DSB is in order. This essay focuses on Intellectual Property Rights (IPR), and the agreement that currently regulate intellectual property rights, Trade Related Aspects of Intellectual Property Rights (TRIPS), but also its connection to the DSB.

In the theoretical framework we discuss theories such as practical leadership, motivation and commitment, service quality and communication which are all important components for succeeding with an effective leadership according to O'Reilly et al. (2010).Methodology: We have conducted a qualitative study with an intensive format and a deductive approach. The empirical data were collected through six interviews in which we interviewed three managers and a member of each managers? staff within property management companies.Results: In our research we have reached the conclusion that all our respondent managers are working to motivate their employees and communicate with them in order to guide them towards the company goals.

The future of the forest owners? associations are intimately coupled to the development in family forestry. Forecasts have been made that predicts that the number of forest properties for sale on the open market will increase as the interest among the children of the property owners is considered to decrease. The associations are also affected by continuing individualism in the society which may affect attitudes to as well as interest in membership.
The objective of this study was to study the attitudes among grown-up children of members in a forest owners association towards overtaking the forest property as well as membership in a forest owners association.

Syfte: Vi ska analysera hur fastighetsmäklare värderar småhus och hur de använder sig av taxeringsuppgifter, det vill säga de egenskapsuppgifter om tomtmark och småhus som samlats in vid fastighetstaxeringen från fastighetsägarna. Vi ska även sammanställa en modell över de faktorer som har central betydelse vid uppskattning av marknadsvärdet.Metod: En kvalitativ metod har använts där vi genomfört personliga intervjuer med fastighetsmäklare. Teorin baseras på relevant litteratur, vetenskapliga artiklar och elektroniska källor. Empirin redovisas genom en kategorianalys. Resultat & slutsats: Vi har kommit fram till att fastighetsmäklare med erfarenhet inte följer de steg som teorin tar upp vid fastighetsvärdering.

Computers and business systems are used more frequently in a world where IT gradually is taking over. This is also true when it comes to the real estate valuation process where actors on the Swedish real estate market are using automatic valuation systems for real estate appraisal. But the real estate agents have not yet seen the charm in using these automatic valuation systems for real estate appraisal. Can the real estate agents also use the automatic valuation systems? We developed our three main subjects: the valuation process, an automatic valuation system and the real estate market with assistance from scientific articles.

Användning av realtidsdatabas i diagnostiksystem
The main purpose in this degree thesis is to investigate changes in performance when introducing a newly produced Real-Time database in one of CC Systems products, the Diagnostic Runtime Engine, DRE. The thesis is a collaboration between CC Systems, creator of DRE, and Mimer AB, developer of the Real-Time database.The result reveals that the time spent on database access is considerably lesscompared to the originally used database. The research has lead to several additional requirements on the real-time database and these are presented as part of the result in this thesis. The additional features will help making the product more suitable for DRE and similar applications.Additional research is required to be able to recommend the use of this product or not. Primarily the performance in another operating system, Windows CE, but also the introduction of additional features should be investigated.
