Verkligt värde : implementation of IAS 40 in quoted real estate companies on the Stockholm stock exchange, and effect on the company key ratios

Background: Within real estate companies assets according to IFRS/ IAS 40 should be valued at fair value, to compare with previous valuation criteria according to which real estate should valued at cost. Two models can be used within IAS 40, these are value at cost and fair value. When valued at cost the real estate value in the balance sheet should be specified at cost. The method chosen by the company should be used for all real estate within the company except for the premises used by the company. Purpose: The purpose of the study is to analyse and evaluate how real estate companies experienced the problems that arose when converting to IAS 40, and to analyse the effects on the companies key ratios as a result of the change of accounting method.

The general consensus is that the gap between the Swedish variable mortgage rate and the repo rate has increased over the last years. Although the Riksbank in recent times has cut its base rate, many banks have chosen either to leave the interest rate on variable mortgages unchanged, or they did reduce it but by less points than the reduction in the repo rate. The linear relationship between the repo rate and the variable mortgage rate has changed over the last decade and the mortgage margins these days are relatively high. This can somewhat be explained by the new rules introduced in the bank sector requiring banks to increase liquidity and equity. Since mortgage loans play an important role in banks? lending business it is of interest to gain knowledge in whether a repo rate reduction latterly has generated a limited affect on the banks lending rates..

Between these exists a complicated interaction that creates conflicts in the planning of the landscape. We see a growing need for a functional interaction between values and interest and an understanding for different perspectives. This paper analyzes the Swedish labor market during the interwar and early postwar period within the framework of modern labor market theory. The development of unemployment during this period - according to the commonly cited source of labor union reports - represents a conundrum for research. The unemployment rate rose after the initial diverse shock of 1921 and stayed at a permanently higher level for the rest of the interwar period. This development was reversed after World War Two when the unemployment rate decreased and stayed permanently low for the rest of the postwar period until the oil price chock of the 1970s.In a first step the available sources of unemployment statistics is investigated and compared. The general conclusion is that the labor union reports overestimate the level of economy wide unemployment while being a reasonably good indicator of movements in the rate.

Utveckling av webbaserad Outlookklient kopplad mot Exchangeserver

Ett nystartat företag ville skapa en hemsida som såg ut och fungerade som Outlook.  Denna sida skulle senare kunna kopplas till Exchange eller något liknande e-postserverprogram. Under arbetets gång så installerades en labbserver med Exchange. När servern var färdig så skulle det gå att koppla upp företaget Teleriks webmaillösning för att sedan kolla om den klarar av Exchange. Målet var att en sida liknande Outlook, till utseende samt funktion, skulle skapas. Denna sida skulle sedan kopplas ihop med en fungerande Exchange server.

This essay discusses and evaluates the international currency market in regards to efficiency. To prove the theory that, the difference between expected and actual exchange rates is explained by the difference in expected and actual interest rates and the difference in expected and actual inflation between countries, a model was developed. This model was inspired by the paper of Sebastian Edwards (1982), and is based on three theories; UIP, IS/LM and the Efficient Markets Hypothesis. The model uses 16 regressions estimated from three pairs of curriencies: $/SEK, £/SEK and ?/SEK.

This thesis has created an image of the exchange of information among teachers in the Swedish upper secondary school. The study indicates that the exchange of information seems to be limited at all levels and the exchange that takes place outside the own teaching team occurs mainly through teachers personal networks. The study also shows barriers that may exist and the opportunities that an increased exchange may generate. From the picture that the empirical material provides and the theory that is presented a discussion is made around how IT can best support the organizational learning in schools. The Profession of Real Estate Agents has by tradition been a male profession. However during later years the profession has changed. It is now many young women that are pursuing a career as a Real Estate Agent.In the light of this background we have researched how Real Estate Agents employed by Fastighetsbyrån and Svensk Fastighetsförmedling perceive their profession from an equality perspective.The investigation has been limited to include the counties of Värmland and Närke and have been conducted by interviewing Real Estate Agents of different age and sex and the managers of the firms.The study show that the Real Estate Agents perceive their profession in a positive way and that the work is divided equal. However it emerged that there were a division regarding different real estate types in certain agencies. The Real Estate Agents believe that the gender of the manager is of no importance.

Background and problem: The financial crisis 2008-2009 came out from an over-optimism among those who took the real estate loans in the U.S., and especially so-called subprime loans. After the 2008 financial crisis, it has become a global uncertainty in the financial market with low growth, and even financial crises in the euro countries have appeared. The real estate industry is a capital-intensive industry where companies have a high leverage to implement their investment. This means they have a larger proportion of debt relative to equity than companies in other industries. As investments require a lot of capital, real estate companies become dependent on having a working relationship with both the banks and the capital market.

"Det bästa med skolan" : En elevinriktad studie om motiv och attityder till internationella utbildningsutbyten.

In Sweden, little research has been done on the topic of international exchange programs that various schools offer to their pupils. This study investigates how pupils view these exchange programs, and how in their opinion it affects their learning and their level of motivation. The study also investigates the motives for taking part in or declining an international exchange. To answer these questions a quantitative survey and qualitative interviews with pupils with and without experience respectively was carried out.The study indicates that pupils that have not taken part in an exchange believe that it is a time consuming quest that may affect the student?s results in other courses, which is not a belief shared by the other group.

Cross-Border Listings and Price Discovery: Evidence from UK- and US-listed Swedish Stocks

Objective: The objective of this study is to examine the extent to which the London stock exchange and the US stock exchange Nasdaq respectively contributes to the price discovery of Swedish stocks listed on the Stockholm stock exchange, the London stock exchange and the US stock exchange Nasdaq.Method: The study is a replicate study of the studies by Grammig, Melvin and Schlag (2000) and Eun and Sabherwal (2003). The methodology is based on the methodology of the latter study. The data material consisting of quoted stock prices for three Swedish stocks on the three stock exchanges at five-minute intervals during a 49-day-period in 2003 has been run through different statistical tests in a five-step process.Conclusion: The evidence of this study shows that prices on SSE, LSE and NASD are cointegrated and mutually adjusting. The evidence suggests that in all three cases, price discovery takes place on the home stock exchange SSE. Moreover, LSE contributes more to price discovery than Nasdaq.

High Cereal Prices : An analysis of the causes behind the increase in the world market price of corn, rice and wheat.

The purpose of this study is to examine which factors played an important role in the food price crisis of 2007-2008. Theories used are Microeconomic theory, explaining changes in supply and demand, and Macroeconomic theory, explaining the impact of changes in exchange rate on prices. A theory regarding speculation is also used to explain the impact of speculative activities effects on price. The method used is multiple regression analysis in order to determine the effects which ethanol production, oil price and dollar exchange rate had on the surge in the price of corn, rice and wheat.The data used is in monthly observations during the period 2005-2008. However, other factors are taken into consideration during the study, such as production quantity, stock size, economic growth, speculative activity and population growth.

The drug treatment staff attitude towards needle exchange is what investigates in this study. The aim of this study is to see what?s affecting the standpoints in the needle exchange issue and also to investigate if the needle exchange is compatible with Swedish drug policy. The study has a qualitative approach and it?s based on eight semi-structured interviews with drug treatment staff.
