With this essay we want to describe the transformation process that the real estate owner has to go through to sell the current rented flats to tenant. We also want to provide an understanding how the valuation is performed in the transformation process and highlight the issues that affects the price in the valuations. In the essay we would like to see if the valuation and the transformation process differ in a public real estate company compared to a private real estate company. Based on this we have asked us the following question to answer: -Is there any differences in how real estate?s are valued in the transformation process between public real estate companies and private real estate companies? We have used a qualitative approach to keep our main question.

The aim of this thesis is to study the cause of Egypt´s failed development of the transition to democracy and vice versa, the reason why Turkey succeeded in democratic transition. The improvement programme Six Sigma has often been surrounded by an air of success since it was introduced in the 1980s. Yet there are cases in which introduction of the Six Sigma improvement programme show far from successful results, even complete implementation failures with no traces of the Six Sigma methodology or any improvements after completion of the introduction. These failures can cause severe damage to organizations through direct monetary loss caused by a negative result of the investment. Indirectly the failure can cause confusion in the organization and loss of employee motivation. The conclusions have been derived based on a qualitative case study at a Swedish telecommunications company.

In this study there is a study on how these factors affect the energy use in a building. To get an insight in what defines energy, there is first a description of energy supply both worldwide and used in Sweden, followed by a description of the energy balance. This thesis compares different justifications of human rights with the philosophy of Axel Hägerström. Hägerström´s philosophy uses a strict logic and discards the notion of the existence of absolute values and moral right and wrong. The justifications that are examined are those of Robert Nozick, Alan Gewirth and the postmodern view. Nozick emanates from arguments of natural law, which is rejected by Hägerström as metaphysics. Gewirths logical justification emanates in part from moral arguments and hence differentiates from Hägerström, but it can be used for constructing a practical application of Hägerström's philosophy and thereby motivate a legislation relating to human rights.

The share of problem gamblers increased for men between 18-24 years old during the period 1999-2009, while the share were steady or decreased for other classes of population. This study examines the relation between this development of problem gambling and the Swedish gambling market. The factors that are studied are the functioning of the market with a focus on the new Internet market for gambling, the games and the underlying risk factors in those, the marketing and other factors outside the gambling market. First a large literature review was made to map the development as detailed as possible. After that a qualitative analysis of the content in television commercials was done to see if they were made for the problem group.

The purpose of this essay was to find out what alcoholics themselves mean were the way out of their drinking abuse.The questions at stake are:· What kind of context did the interviewed live in before and after the turning point?· How did the process of getting out of the alcohol abuse look like?· What different factors may have influenced the turning point, the maintenance and the interviewee's choice to stop the abuse of alcohol?· Where there any other important occurrences that may have had an impact on their decision to stop drinking?For the investigation we have interviewed three women and five men. They all have had sever problems with alcohol, but all of them also have found a way out of the abuse.Our research shows that the way out of alcohol abuse is very complex and individual. The turning point is rather a process than a single occurrence. Our research also shows that the interaction between the alcohol and important individuals in their immediate surroundings are the absolute most important factor to stop using alcohol in a destructive way but also important when it comes to maintaining soberness..

A two-factor design of experiments done on GGAB for the identification of two selected factors influence on the length of the scattering of heat exchanger gaskets. The relationship between China and Japan has historically been problematic and, in some ways still is. One of the issues where both of the states cannot agree on is the island dispute. While both states are claiming sovereignty over the island and there do not seem to be an ending to it in the near future. If the island dispute continues to escalate it could have a negative impact in the Asian region and eventually rest of the world as well. However due to the complexity of the dispute a deeper knowledge is needed and a mutual understanding is needed.

The aim of this study was to examine how the political party Sweden Democrats is represented in two Swedish newspapers. The study included a national newspaper and a local newspaper, Aftonbladet and Blekinge Läns Tidning. We studied 35 articles from both papers, from 2005 and from 2009. We analyzed the texts using the linguist Norman Faircloughs (1995) method for discourse analysis. Based on his theories, we created our own model to examine the texts. Our model primarily focused on representation. The study was conducted at a time when Sweden Democrats was given much support in opinion polls and knocked on the door to the Swedish Parliament. The study showed that Sweden Democrats in both newspapers, primarily by descriptions, the choice of interviewees, etc., often are represented as racists.

Our study aimed at gaining insight of co-workers experiences of different factors that affects the verbal communication and leads to dialogue and misunderstanding between co-workers and their managers. The empirical material was gained from semi-structured interviews with co-workers at various departments within the same organization. We used a hermeneutic interpretive approach and our data was analyzed concerning different factors affecting communication. The result has been interpreted using the theories of deliberative conversations and dialogue competence. We have also used Illeris theory of learning. The result shows a number of factors that affects communication between co-workers and managers.

Background: Delirium is a serious condition that often affects hospitalized elder. The condition can be described as an overstrain of the brain which results in a disturbed consciousness. Elder people are particularly vulnerable since many of the risk factors develops with old age. The treatment aims to find and treat the underlying cause. Purpose: The purpose of this literature review was to illuminate factors beneficial for the nursing care of hospitalized elder with delirium.

Today Europe is faced with an identity crisis concerning its borders. Turkey stands at the threshold for an EU-membership while the EU-Commission is trying to formulate what constitutes a European identity. This identity seeking process will determine the future not only for Turkey, but also for immigrants now living in Europe.In this thesis a discourse analysis, underpinned by socialconstructionist theory, is conducted to explore how the European identity has been constructed throughout history up until today. A starting point is that identity always is defined through a dialectical relationship to "otherness". Therefore the analysis is focused not only on what a European identity consists of but also what and who it excludes.
