Real estate agent is a popular occupation that many young people study today. They enter the market and will have to compete with experienced real estat agents. Why should the customer choose them instead of those with more experience? We describe the character of services offered, expectations and customer satisfaction. We have chosen to give a questionnaire to customers and real estat agents.

It has been put in relation to the other parties in the process of assessing and affecting real estate investment decision. The parties that we studied are real estate investors, banks, brokers and appraisers.Purpose: This study aims to describe and explain the factors that affect commercial real estate investments for investors, credit assessment conducted by the bank and valuation made by the broker and appraiser.Delimitations: We have chosen to limit the study to commercial real estates including residential, retail and office properties, industrial properties and combinations thereof. Agriculture buildings and forestry plots are not examined.

Real estate managers work in a hard branch with big competition and skeptical customers. For most people, buying a property is the biggest private purchase of their lives. This puts a big pressure on the real estate agent to make the process run smooth. But how does the customer know which real estate manager to choose? We have researched what effect the real estate managers clothing has on the customers? first impression and how clothing affects customers? choice of real estate agents.To answer our questions we´ve done 13 projective interviews with ten customers and three real estate agents, where we showed four pictures with the same person dressed in different styles.
Rekreationsanpassad skötselplan för Skedalaskogen :
In this master thesis we suggest a recreational directed forest management plan for the
Skedalaskogen. The forest is situated 10 kilometres east of the city of Halmstad and is owned by the municipality.
We have in literature and in research investigated what people like and want in the forest, how to manage the forest for recreation according to for example tree species, mixtures and density. We tried to adapt the forestry methods more to recreational thinking. We have also looked at issues like what is rare and not rare in this part of the country according to nature and forest, where people live and which connection they have to the Skedalaskogen.
The Skedalaskogen is a quite big area, totally 830 hectares. The area have about 100 000
visitors a year.

After the last is age there was a long period when there was no shortage of forest for peoples needs. People living in Sweden could use the forest resources at their will. Around 4000 years BC the inhabitants of southern Sweden started to use the agricultural system and people become more stationary. The farms were located together in groups and together they formed a social association, the village. Successively the population grew and in some areas the forest started to become a finite resource.

Two interviews per company were made, one at the company and one over phone to reach better security concerning the answers.Theory: The theory is divided in to four mainparts were the first two explains estate management and financial control. Thereafter comes an impression concerning efficiency and how efficiency is secured in estate mangement from a theoratical perspective.Empiri: This part of the essay is about the interviews made and through them show how real estate concern works with efficiency by focusing on good examples in which the companys find themself efficient.Analysis: Comparing the theories and the empirical research to analys and try to describe efficient estate management.Conclusions: Efficient estate management is about controlling the costs and especially about the opreating costs. Important to reach operative efficiency is therefore to continuosly follow up the costs and to do readings every month. To compose and continuosly work with budget and action plans for each estate is important in order to reach efficiency in the management of estates.

percent in Jämtland. In this thesis a comparison has been conducted between forest in
Jämtland and an investment in the stock market. The risk in the two investment alternatives
has been included in the comparison. The thesis includes two different studies between the
two alternatives.

In order to get access to the wood from the private forestry you need to be an attractive collaboration partner, who can offer long-term collaboration, service at top-level, and acting for good prices to the forest owners.
This work aims at analysing the situation on the market today. It gives Sveaskog purchase department a good view of the forest owners? opinion in general about the existing purchase activities.

The main purpose of this M. Sc. thesis is to increase the knowledge about managing urban forestry for recreational use. The analysis is focusing on differences between visitors? experiences in the north and south of Sweden, represented by Nydalasjön and by Härlanda tjärn.

Vad påverkar skogsägarnas naturhänsyn vid föryngringsavverkning i region Mellannorrland? :
The objective of this thesis was to investigate what influence nature conservation measures taken at regeneration felling. Factors analysed were the forest owners´ situation and their characters, and information activities from wood-suppliers and the Regional Forest Board (RFB). The inventory was performed with a posted questionnaire followed up by telephone to forest owners and a posted questionnaire to wood-buyers.
The forest owners were grouped in three strata, depending on the quality results (D- polytax inventory) of the taken forest conservation measures, and for this investigation forest owners were sampled from the population in the tree groups. In total 73 % (41/56) of the sampled forest owners answered the questionnaire
Group A (17 answers): Good judgement
Group B (19 answers): Bad judgement
Group C (5 answers): This group was formed from the forest owners that were informed, by RFB, about nature conservation measures and culture history consideration before the regeneration cutting.
Examining the social component of sustainable forest management in Prince Albert and Vilhelmina Model Forests
Due to the forest industry downsizing, many communities in rural forest regions in Canada
and Sweden are facing problems to survive. In order to create community sustainability,
resilience and well-being in remote forest regions, the view on the forest resources has
shifted towards multiple use, through the concept of sustainable forest management (SFM).
Beside the economic and ecological elements of sustainability, the social forest values are
needed, contributing to the human well-being, local participation, stakeholder collaboration,
human rights and cultural connection.
In this thesis the embodiment of the social component of SFM within Prince Albert Model
Forest (Canada), and Vilhelmina Model Forest (Sweden) will be examined. Being partners
and facing similar challenges as rural boreal forest regions, the two model forests are compared
through analysis of projects and activities, conducted interviews and organization
documents.
Looking at projects mentioned as successful by the interviewees, they all have elements
from the social values of SFM. The direction can be explained by the introduction of the
Forest Communities Program in Canada, demanding the Model Forests to work towards
community stability and resilience, the Model Forest organization concept itself and the
way global focus are increasing around social forest values. In the future, it may be important
that the role of the MFs enable some kind of political authorization and legitimacy in
order to improve conflict solving and indigenous rights equality.
Användning av lekplatser : en fallstudie i Vänersborgs kommun
The aim with this report is to investigate what influence the way playgrounds are used throw the case study in Vänersborg, and also to find methods for municipalities to collect information about how playgrounds are used.
The methods were observations, interviews with parents and children, a questionary with questions about what playgrounds they used, how often and why they used them and what the children used to do there. There was also a demographic investigation and documentary research.
The most popular playground, Skräcklan, gets visitors from all parts of the municipality. It is located in a park with a view over the lake Vänern, there is a parking place and a café and it has furthermore a large area and many play equipments. Many of the families make shorter trips and picnics to this place. In exception of this playground, the families almost always go to the playground in their neighborhood and their part of the town.

Sweden?s forestry legislation was updated in 2010 and a new definition of forest land was introduced. This definition was adapted to the one used by the Food and Agriculture Organization of the United Nations (FAO) for international statistics on the state of the world's forests. It is in short based on the lands ability to grow forest that reaches 5 meters, 10 % canopy closure and has a continuous distribution, according to FAO at least 0.5 hectares. A country-wide laser scanning is now carried out for the production of a new national elevation model; the laser data also provides information on forest height and density.

This project was a request of Norrbodal´s Forestry Board, Västra Götaland. It was performed as a qualitative interview analysis of private forest owner?s deficient motivation regarding pre-commercial thinning. The purpose of the project is to investigate what the Forestry Board can do to motivate private forest owners to do more pre-commercial thinning.
The results build upon 16 qualitative phone interviews with forest owners that have their forest within the district of Norrbodal. The owners are divided into two groups, the one who have performed the pre-commercial thinning and the one that has possible pre-commercial thinning needs on their properties according to the pre-commercial thinning analysis ,which is the result of a satellite analysis.
