This exam report contains studies about how the weather affects the construction site from a planning and productivity perspective. In 1960?s the Contractors started to build during the winter, since then the demands to obtain a good construction has been higher on both the Contractor and then promoter.In this report you will see how the different actors at the construction site handle the weather problems. By several interviews of the actors at the construction site there have been opinions about the weather situation which has been collected. To get a wide perspective of the problem, field studies from four different construction sites been made.Weather statistics over Halmstad is a mayor part of this report.

The distributioncentral of Stadium has an area of 31,6 acre and is being build in Herstadberg in the region of Norrköping. It is Mattssons Fastighetsutveckling (Mattssons Real-estate development) who also has ordered the building. They will also take care of the operation and support of the distributioncentral. Peab has got the assignment as a total Contractor and it is for them I have done my degree project.I have been drawing-up a description of the goods in the distributioncenter. In the declaration a description of the goods will be found, there substance for all the materials that has been built in to the building describes.
Vibrationsproblem i närliggande konstruktioner i samband med markarbete
Ground work like blasting, piling and excavation has always had a great influence during the planning phase of a construction project since it can cause damages on adjacent buildings and have severe economic consequences. This thesis deals with how vibrations caused by ground work influence near-by buildings and what methods geotechnicians and construction entrepreneurs use to handle these risks.The purpose of this thesis is to explain risk management in relation to ground work. In order to achieve this I have used a qualitative method by interviewing a geotechnician and a ground work Contractor who possess knowledge and experience useful to this thesis. The result shows that vibrations from ground work spread through the ground as seismic waves that cause displacements and packing in the ground visible in adjacent buildings as cracks and subsidence damages. Geotechnicians study ground work vibrations by means of ground investigations and experience from previous projects in order to produce a risk analysis that entrepreneurs can use to reduce damages.

This thesis examines the tendering process from the point of view of Swedish building Contractors. The purpose with the study is to chart the decision process for the Contractors during the tendering process. The study is designed as a survey study. This made it possible to reach a wide base of respondents, not letting such factors as geography being an issue. The survey itself was characterised by a very high response rate compared to other similar studies. The result from this study shows that former experience from similar projects, current workload and the clients economic condition are very important factors for both whether or not the Contractor will bid for a project as well as the cost estimation and tendering price. Former experience from similar projects is also an important factor for the determination of the indirect costs.

Inspections within the building industry are surrounded by a rigorous set of rules presented in AB 04 and ABT 94. There are several types of inspections but the final inspection has the biggest legal implications and is important in many aspects, since it?s the one that ends the contract time for the contract i.e. when the contract is passed on from Contractor to the client. It is also a confirmation on how the contract has been carried out and that the potential guarantee times after the contract will start to apply.
The objective of the following report is to find out what different types of inspections there are as well as a legal understanding about what happens before, during and above all after the final inspection.

The Swedish building Contractor JMRegion Öst would like to to investigatethe possibilities of developing andstreamlining the production of singlefamilyhouses. JM are producing singlefamilyhouses with prefabricated framesat a rate of about two houses per week.During construction, the different tasksare performed by JM?s own productionstaff but also by varioussubContractors.When examining the schedules of recentlyproduced projects, it appears that allthe houses are more or less completedeight weeks before the customer moves into the house. During those eight weeksseveral operations are conducted such asinspections, installation of appliancesand cleaning procedures. The inspectionperiod constitutes between 25 and 35% ofthe complete construction period.By conducting interviews, it has beendiscovered that this final phase is anessential security buffer for delays anderrors that often occur.
Constructing Costs
The economic analysis of building contracts is an unexplored field within Law and Economics. This paper makes an attempt to cast some light over the subject and encourage to more research within the field. The main purpose has been to describe why the actual price in a public construction project often turns out to be higher than the contract price and offer a way of handle that risk. In the paper a model is set up that shows an optimal contract given expectations on actual price and gaps in contracts. Cost increases for the buyer can mainly be explained by two situations.

It is a well-known fact that textiles and carpets have benign sound-absorbing properties. It is desirable to have quantified values of these properties ? especially for architects and interior designers. They often need to be able to giveaccount for the acoustic properties of their designs at a relatively early stage and sometimes have strict acoustic classifications imposed upon them by their Contractor. A product with documented acoustic properties would aid when prescribing interior elements.The purpose of this thesis is to develop a wall-mounted panel in hand-tufted material ? aesthetically pleasing and versatile but also having documented and quantified acoustic properties.

The mistakes and failures on the roof are noticed during inspection of the construction, many of the commentaries are recurring. A Contractor should only need to get a commentary once and then learn from the mistake. It has in this study been brought to light that the solution is not to tell the Contractors to "stop slattern", it is more complicated than that. Today, the biggest problems are found in leadership, communication, feedback of experience and that the entrepreneurs take too little responsibility.To minimize the amount of commentaries all Contractors need to work with a clearer leadership where the leader is both respected and appreciated. The leader must in an effective way be able to convey all the information to all employees.

The construction industries are relatively conservative type of business that takes a longtime to adjust for new methods and embrace new ideas. It dose not matter if the newmethod seems to be an improved method as long as it is new and untried. Constructioncompanies are reluctant to change form a longtime working method to a relativelyunknown method.The purpose with our report is to perform an evaluation of BeWi construction method.Our goal are to present the generally opinion about BeWi from the Contractors that hasbeen in contact/worked with the method. We also want to know from the Contractor?spoint of view if BeWi and the method measure up to the standards that are presented byBeWi and if they believe that improvements need to be done.Our progress up to the final report has consisted of three parts[1]Field studies[2]Interviews[3]Literary studiesWe started out with field studies where we took notes and observed all the includedworking phases on the construction site when using the BeWi method.
