Behovet av eget kapital vid köp av jordbruksfastighet


My purpose with this study was to find out if it is possible to buy a farm today for a person who want to start a farm but has very little own capital. In old study?s they have come to the conclusion that you will need at least 20 % own capital to succeed to management the farm. But in the last year the cost for arable land approxley has increased with 30 % in Sweden and the crops have doubled in price. So it would be interesting to see if the banks have a new vision on the need of the own capital when you buy a farm. I have chosen two different farms who was for sale in Östergötland, one dairy farm and the other farm was a plant farm. Then I did a budget on each farm and twenty different questions. After that I made a visit to three banks and discussed the budget that I had done on the farms to see how much own capital you must have before the bank will lone you the rest of the money. My conclusion after the visits is that you should have at least somewhere between 15-30 % of the capital in own capital depending on which bank you talk to, if you want to buy a dairy farm. When it comes to the plant farm you will need somewhere between 30-40 % of your own capital to succeed to management the farm and pay the interest to the bank. The only way to buy a farm if you do not have enough with own capital is to buy a little farm and then you have to work on the side which can put in money in the business. If you want to do it that way can the banks almost loan out money to 100 % of the investment.
