Utvecklingsmöjligheter inom Due Diligence i fastighetstransaktioner
Due Diligence is today an important part of the transaction process through sales of properties and isan important process for both sellers and buyers. The process intends to review an asset before atransaction to minimize the risks associated with the acquisition by detecting weaknesses and verifythe asset's characteristics. The use of Due Diligence has become increasingly common over the pasttwenty years in the Swedish real estate market and there is no indication that this trend will decreasebut rather increase. Although there is widespread use of the process both in acquisitions ofcorporations and properties, both in Sweden and in the rest of the world, it is costly for thepurchasers and the concept is far from fully developed.This thesis aims to clarify what the real estate market thinks about the potential development of theprocess itself and the role of the actors. The main question is what opportunities exist to develop theconcept of Due Diligence in real estate transactions.

This thesis is ordered by Peab Sweden AB Regional Jönköping and concerns of warranty inspections.The intention is to work out a basis, which show the most common complaints is the warranty inspections, and make a small analysis on what causes them to be. The report also presents possible solutions to prevent the occurrence of defects. It also covers the issue of how the client looks at Peabs way to overcome the objections of warranty inspections. The report has the following issues:?What are the most common errors observed during the warranty inspection??What are the causes of complaints??What can be done to reduce the number of complaints??How the customer thinks that the complaints be addressed?Twenty-five Guarantee survey records from the projects Peab has done in recent years has been the starting point for the investigation.

The supply of raw materials has always been an important issue in the Swedish Forest industry. Buying timber from local suppliers is important. To ensure raw materials to their industries the forest company must offer good prices and good business deals to their suppliers.
The aims with this work are to find out how the contact between private suppliers of raw materials and how the forest company can be developed.
To be able to do a complete study of the problems connecting with this subject a quality interview study has been done.

This Master Thesis is a product development project that has been carried out in cooperation withLappset Sweden AB.The purpose has been to develop a group of products suited for parks andtraditional playground locations. The specific target area has been courtyards of newly builtresidential areas. (These pieces of open land resemble glades that can be found in the forest,which in Swedish is called ?gläntan? and has given name to the product family). Therefore thedesign should match contemporary architecture.

It´s an international company which produce machines for land processing and sown to farmers all over the world. Väderstad-Verken is an expansive company with 750 employees. The present study concerns a concept development of a product idea that Bengt Magnuson, associate professor, had when a heavy storm caused a widespread power failure of long duration. With a basic power-producing unit one should be able to get through a power loss. The product could also be useful for other tasks if different modules are connected, e g grass mower or snow-blower.According to the product idea the basic unit will be able to produce electric power enough for a fridge, freezer, TV, and a few electric lamps. Normally the basic unit can be used e g as a mower, when such a module is attached. An increased number of tasks would make the contraption useful and tempting for those who do not own an electrical power set in reserve.

The economic situation in the Swedish agricultural industry is currently experiencing a development towards larger units. This progress occurs simultaneously as farmers in cooperation more frequently make investments to decrease risk exposure and to improve the financial result. The purpose with this thesis is to study which advantages and problems a group of farmers experience after a common investment in a small-scale seed production. The aim with this investment is to increase the level of vertical integration in their respective agricultural firms and the results will be analyzed from an economic point of view. At present, the farmers are all seed producers with considerable cultivation areas.

This essay reviews the situation for real estate agencies within the Stockholm area. In this essay we assume that costumer loyalty is a requirement for survival on the competitive estate market. Two actors have been compared; A well known national Internet-based agency, Skandia Mäklarna, and a smaller local traditional agent Mäklarfirman Grönberg. These actors have been analyzed up on theories on loyalty, relationship marketing, service marketing, quality and involvement .The conclusion of the essay is that it is possible for small estate agencies to compeed with larger Internet based agencies by building loyal relationships with their customers. This can be achieved if the right strategic decisions are made.

A review of methods used to measuretemperamental characteristics in horses
Horses respond individually to challenges, and the possibility to use these reactions to evaluate equine temperament with an objective instrument would have several advantages. Horse welfare could be improved by making it possible to find individuals best suited for a specific use, and understanding of the development of abnormal behaviours, such as stereotypies, could be increased. Management routines and training could be adjusted tosuit each individual horse and it could facilitate the selection of individuals appropriate for breeding. There are also economic implications, as horse buyers consider temperament important and after evaluating temperament, money can be spent solely on specific horses with all the right qualities. During the last decade, many attempts have been made to measure different aspects of temperament in horses, and the first aim of this project was to look at these studies and see which methods were used and which temperamental characteristics they measured.

The starting-point is the Farmer as an energyproducer. This master thesis studies the nature of farmer-own firms, who has invested in production of renewable energy.
Efficient hedging in an illiquid market
Vattenfall hedge its future electricity production in order to decrease fluctuations in theresult. Hedging can in a simplified way be described as selling the future electricity deliveriesin long-term contracts so that the future price of the delivery becomes fixed. The contractsused are electricity forwards traded at the Nordic electricity market Nord Pool. Animbalance between buyers and sellers can lead to a situation where the forward price notequals the expected spot price. The difference between the forward price and the expectedspot price is referred to as the market risk premium.

Finansinspektionens bolånetak : påverkan på förstagångsköpare i Göteborg
Skuldsättningsgraden hos svenska hushåll ökade stadigt från i mitten av 1990-talet fram till 2008. För att hejda denna utveckling införde finansinspektionen i oktober 2010 ett allmänt råd om begränsning av säkerhet i bostad vid upptagande av lån, det så kallade bolånetaket. Innebörden av detta är att 15 procent av bostadens marknadsvärde i kontanta medel krävs vid upptagande av bostadslån. För en förstagångsköpare som skall köpa bostad i Göteborg betyder det att en betydande summa pengar skall ha sparats ihop. Eller så blir alternativet att ta ett dyrare blancolån om inte kapitalet finns.För att undersöka hur förstagångsköpare i Göteborg har löst det ekonomiska genomfördes en enkätundersökning bland studenter på Chalmers Tekniska Högskola, Göteborgs Universitet och Högskolan Väst.
