Skapar DRM mervärde? En Studie i Market Timing
Denna studie undersöker huruvida aktiv strategi villkorlig en diskret regression modell (DRM) skapar mervärde relativt en passiv buy-and-hold strategi i form av avkastning, risk samt variationskoefficient. Modellens metod, en binär logistisk regression, estimerar den förväntade relativa avkastningen mellan en indexfond (AFGX) samt den korta riskfria räntan (SSVX). För estimera den relativa avkastningen mellan tillgångarna använder DRM data från aktiemarknaden, räntemarknaden, obligationsmarknaden, inflationsindex samt industriproduktionsindex. Timingbeslutet görs vid varje månadsskifte och kapitalet placeras i den tillgången med högst förväntad avkastning under kommande månad med start den 1:e januari 2002 och slut den 31:e december 2005.Den empiriska diskussionen visar att mervärdet av DRM´s avkastning, risk och variationskoefficient kontra de fast viktade portföljerna uteblir. Således blir slutsatsen att DRM inte klarar av att mäta den förväntade relativa avkastningen mellan tillgångarna och den passiva strategin i denna kontext förblir ett bättre alternativ..

Background: The Swedish Financial Supervisory Authority?s mortgage limitation, of mortgaging up to 85 percent of the market value of the real estate was introduced on the first of October 2010. The aim of the recommendation is to prevent a detrimental development of the market for mortgages while at the same time creating incentives for the consumers to limit the debt level. The mortgage limitation is a recently adopted recommendation and few studies have made a thorough analysis of its effects, hence it is an interesting topic to study.Aim: The aim of this study is to analyze the initial effects of the mortgage limitation for consumers, banks and estate agencies. Furthermore, the study aims to evaluate drivers of consumer debt levels and conclude whether the mortgage limitation will result in lower debt levels for consumers.Completion: The study is based on interviews with respondents from banks and with respondents from estate agencies to enlighten the initial and long term effects of the mortgage limitation.

The purpose with this study is to make amarket investigation of pre cut lengths within a defined geographic area. The constituent forthis investigation is HAL (AB Hilmer Andersson) who invests in a new plane facility and twofinger jointing machines in affiliation to their sawmill in Lässerud, the vest part of Värmland.To investigate the demand of pre cut lengths and identifies the value creating factors and costfactors which the customer within the segments industry and property market perceive, havedifferent customer value theories been used. Theories of customer value and the theory aboutoffering has been the source of creating the qualitative interview with a selection of currentand new potential customers for HAL.The result of the study first gives an introduction of HAL?s new offering and a description ofHAL?s current customers, which gives the reader an understanding of why searching for newcustomers is made in the defined area.
Barnet och fogden : En studie om barnperspektivet i kronofogdemyndighetens arbete gällande exekutiv försäljning av barnfamiljers bostad
The purpose of this essay was to study whether the UN convention on the Rights of the child is implemented in the Swedish executory authority, in cases that include compulsory auction of property belonging to families with children, in the southern area of Sweden. I have especially focused on questions concerning whether civil servants work with child consequence analyses, whether they have been offered education in child competence at work, to what extent they have listened to and taken into account the child's own voice in the execution process, and finally to what extent civil servants have had contact with the social welfare committee.The study was based on qualitative telephone interviews with seven civil servants working with cases that comprise compulsory auction of property belonging to families with children.The conclusions of my study are that there exists no specific child perspective regarding the UN convention on the Rights of the child in the civil servants work regarding compulsory auction of property belonging to families with children. Neither do they work with child consequence analyses nor do they listen to what the child has to say in the execution process. The civil servants have not been offered any kind of education concerning child competence. Regarding contacts with the social welfare committee, the result shows that this is, in general, not based on systematic procedures..
Motiverad för riskmedvetenhet? En studie om stadsarkitekterna i Dalarnas läns medvetenhet om, motivation för och arbete med risker vid fysisk planering.
The purpose of this study is to examine how risk is perceived by the urban architect's in the region Dalarna, as well as how this is reflected in their everyday work with risk and decision- making according to urban planning. The ambition is also to show how their risk awareness could be improved. The study is written in cooperation with Länsstyrelsen Dalarna as a part of their regional long-term goal to improve the region's proactive risk' and crisis management. The study is based upon 12 semi-structured interviews with local urban architects conducted during the summer and autumn 2007. The result shows that some architects are motivated for working with risk and think that risk awareness should be integrated in their everyday work, while others are not motivated and think that risk is more of a passing trend.

Most of the sea areas within the European Union are overfished and the catches are estimated to be up to five times lager then the amount to achieve a sustainable fishery. In doing so, the management of EU's marine resources comes to be questioned. The purpose of this study was to analyze EU's administration of marine fisheries and to explore which steps that can be undertaken to counteract the negative trend. The questions of the study were: How does the EU administrate today?s marine fishery recourses? And: How can the problem whit overfishing be discouraged? To answer these questions a comparative analyses were used to compare and evaluate administrative systems.

The real estate owner initiates the procedure through an establishment of an affiliate to a previously wholly owned parent company, where the real estate is the solitary asset of the affiliate. In order to fulfill the rules of underpriced transfers the transfer from the parent company shall be valued in regards to the tax value, else it will be taxed.

The capital markets return requirement on equity and the credit market interest cost of borrowing is weighted to become the single discount rate, the WACC. The purpose of this study is to investigate which asset pricing model of APT and CAPM Scania should use in their WACC calculations. The company now uses a group WACC of 11 percent which is used in all company levels.
Vad är bakgrunden till utländska investerares intresse av den svenska fastighetsmarknaden? : Why are foreign investors interested in the Swedish real estate market?
Den svenska marknaden för kommersiella fastigheter är het och har varit det under lång tid. Bland annat konstateras i en undersökning från revisionsbolaget Pricewaterhouse Coopers och Urban Land Institute att Stockholm, efter London och Paris, just nu rankas som Europas tredje mest attraktiva stad för utländska investerare att köpa och äga fastigheter i.Detta väckte vår nyfikenhet att konkretisera de faktorer som kan ha lett fram till att utländska fastighetsinvesterare attraheras av den svenska fastighetsmarknaden.Genom att vända oss till företag med stor inblick i de förhållanden som råder på den svenska fastighetsmarknaden fick vi intervjusvar från fem representanter.Arbetet med teorin gjorde att vi förväntade oss ett visst svar men intervjuerna gav oss ett helt annat resultat. Denna uppsats belyser många faktorer som gör Sveriges fastighetsmarknad lättillgänglig. Dock påvisar vår studie att framförallt transparensen och likviditeten på den svenska fastighetsmarknaden är det som gör den så intressant för utländska investerare.Transparensen på den svenska fastighetsmarknaden, som är en stor konkurrensfördel på den globala marknaden, hotas av skattetekniska konstruktioner. Att inte förlora denna fördel på den internationella investeringsmarknaden är ett problem som måste lösas.

However there exist different opinions about how the luxury market have been influenced, certain experts mean that this segment is recession proof while others believe that this market will experience the worst side-effects. For that reason we find it interesting to analyze the luxury market and develop our own opinion about the impact of the recession.

Beslut om och var man ska genomföra en direktinvestering grundar sig på en rad faktorer. En av dessa är den risk som är förknippad med investeringen. Den här uppsatsen tar upp risk i form av volatilitet dels på aktiemarknader men också för växelkurser. Med utgångspunkt från två teorier där den ena säger att hög risk är förenat med en lägre nivå av direktinvesteringar samt en motsatt som istället menar att hög risk leder till en högre direktinvesteringsnivå undersöker jag situationen för USA och Sverige. Genom att undersöka just dessa länders marknader får man en bild av ekonomins storleks betydelse för huruvida risken påverkar direktinvesteringar eller inte.

In the paper an analysis is made of the Torsås municipality's labor market policy. The work also intends to structure the political organization and their cooperation with other players. The survey methods used were interviews and a case study. The essay results are based on two interviews.
