När ett vallöfte blir verklighet : Analys av DN:s rapportering om fastighetsskatten innan och efter valet 2006

   Did the mass media report in a different way about the real estate tax before the Swedish national election 2006 than they did after the election? If there were differences, what could be the cause?This study aims to answer these questions by using a quantitative analysis of articles about the real estate tax published in the Dagens Nyheter (DN), the biggest morning daily. The summer before the election, the ?Alliance?, (the non-socialist coalition, launched an election promise to abolish the real estate tax. Instead they planned to introduce a low community charge.The Alliance won the election and formed a government to implement their election promise. The analysis was made on all the published articles in DN that covered the real estate tax issue. In total there were 43 such articles. These where all published between the launch of the campaign promise until the electionday and a month before the proposal was launched 19/9 2007, until the proposal was implemented in 2008. The study results in three interesting conclusions.

Orsaksfaktorer till personalomsättning i fastighetsmäklarbranschen : Med fokus på ledarskapets betydelse

Syfte: Personalomsättning är ett omfattande problem i fastighetsmäklarbranschen. Eftersom vi utbildar oss till fastighetsmäklare, är studien av intresse för oss då vi vill få insikt i personalomsättning och vilken betydelse ledarskapet har för medarbetarna. -          Syftet med vår studie är att undersöka hur ledarskapet kan påverka personalomsättningen inom fastighetsmäklarbranschen i Sverige.Metod: Vi har använt oss av en kvalitativ metod. Datainsamlingen har utförts i form av semistrukturerade intervjuer. Vi har utfört totalt 16 intervjuer, fördelat på 11 medarbetare och 4 ledare. 14 av intervjuerna har utförts face-to-face, och två har skett via telefon.

Aim: Many people react negatively when they find out that I work as an estate agent. They believe that estate agents earn more money then they should. What many do not know is how hard we must work and that it doesn´t suit someone who is looking for an 8-17 work. As an estate agent I thought it would be interesting to found out why the estate agents have such a bad reputation.Method: This essay is based on the interviews with estate agents and branch organizations but also on newspaper articles about real estate agents. Theory is collected marketing, where I have concentrate on concepts of branding, positioning, communication and image.Result & Conclusions: The factors, which I found in my investigation, that have an effect to the bad reputation are; media, commission, the customers and the bidding.

The outcome of this direction is a proposition from the Swedish government on the outlines of a new law in the field of energy use in buildings. The bachelor's thesis is to examine the explanatory factors affecting the choice of capital structure in real estate companies. The analysis is based on data collected from the main financial reporting from 2007; all listed real estate companies listed on Swedish, Norwegian, Danish and Finnish stock market. Based on previous research and theories, we have defined five independent variables that are linked to the debt ratio, which are: profitability, growth, firm size, cost of debt and operational risk. The statistical tests have resulted in that we can say with certainty that profitable firms tend to have a lower debt to equity ratio. A frequently asked question in real estate marketing is at what time of the year it is optimal to invest or sell. The aim of the project was to answer this question and to generate a prediction model over real estate located in the centre of Stockholm that takes seasons into account. With acquired sales statistics in Stockholm between 2010 and 2013 it was possible to perform a linear least square regression, also known as Ordinary Least Square (OLS), with describing qualities and season of sale as parameters. Statistical problems such as Multicollinearity and Heteroskedasticity have been taken into account when deriving the model. The result was a highly accurate prediction model indicating the profitability of investing in real estate during the summer and selling during the autumn..

In this report I have compiled my thesis which was about investigating what sellers of real estates find important when they shall appoint a real estate agent. I have also looked into other parameters in my study, like whether the sellers at all use real estate agents and how they have proceeded in case they do not use an agent. In addition to that, I have tried to find out why sellers didn´t chose LRF Konsult and what they know about the company. This analyses was made through questionnaires sent to those estate owners who didn´t use LRF Konsult when they sold their estate. The questionnaires contained 8 questions.

Background: The hurricane in the south of Sweden in January 2005 was the worst storm in Sweden for the last hundred years. The storm named Gudrun has blown down forest that according to estimation is corresponding to one year of cutting down in the entire country.Purpose: The purpose of this thesis is to describe how credit granters act when facing falling forest real estate mortgage and describe if they will make considerations due to the storm in the south of Sweden 2005.Method: With help of a qualitative method, we investigated how the credit granters act when facing falling forest real estate mortgage. Interviews were obtained with three credit granters, SEB, Landshypotek and FöreningsSparbanken in the county of Jönköping and Kronoberg.Conclusion: The conclusion is based upon the empirical study, the analysis and our own reflections and it shows that the credit granters do not change their policy concerning credit granting to forest real estate properties. The policy of the credit granters has proven to be valid even in this extreme situation..

These purchase process steps are ordinary people not familiarwith, and therefore they hire the help of a real estate agent.Buying a property abroad complicates things because the countries have theirown laws and rules that make them different from the Swedish rules which theSwedish real estate buyers are accustomed to.Our thesis is about exploring if a Swedish buyer knows the buying process inforeign countries, or whether they rely on the broker they hired. The countrieswe have chosen to examine and compare against Sweden is Spain, Thailandand Turkey.Our questions will be answered by interviewing buyers about how they feelabout their buying process, if they encountered any problems before, duringor after their purchase, and if they are happy with their purchase after theevent.Our study shows that the buying processes in all four countries are generallyequal to each other.
