Background: The Swedish Financial Supervisory Authority?s mortgage limitation, of mortgaging up to 85 percent of the market value of the real estate was introduced on the first of October 2010. The aim of the recommendation is to prevent a detrimental development of the market for mortgages while at the same time creating incentives for the consumers to limit the debt level. The mortgage limitation is a recently adopted recommendation and few studies have made a thorough analysis of its effects, hence it is an interesting topic to study.Aim: The aim of this study is to analyze the initial effects of the mortgage limitation for consumers, banks and estate agencies. Furthermore, the study aims to evaluate drivers of consumer debt levels and conclude whether the mortgage limitation will result in lower debt levels for consumers.Completion: The study is based on interviews with respondents from banks and with respondents from estate agencies to enlighten the initial and long term effects of the mortgage limitation.

Kul med automatiseringsteknik : - att designa ett spel till en industrirobot

Denna reflekterande text behandlar utvecklingen av ett spel som har skapats för att spelas med en delaktig industrirobot. Verket är en digital prototyp som har skapats efter ett antal krav och förutsättningar som ett fysiskt spel till en robot har och fungerar som en hjälp, för att visa hur ett spel till en robot kan utvecklas. Målet har varit att skapa ett underhållande spel till casual gamers och har under spelets utveckling testats i viss omfattning för att se hur det har tagits emot av målgruppen.Innehållet i denna text beskriver verkets syfte och mål samt problemställning. Sedan följer information om vad casual games är och en reflekterande text om de olika delarna i både det fysiska spelet och den digitala prototypen. Den går även igen utvecklingsprocessen och testningen som utfördes till spelet.Resultatet är ett digitalt spel som har tagit emot relativt väl av målgruppen och de flesta ansåg det vara underhållande.

Miljöklassningssystem : Skillnader mellan Miljöklassad Byggnad och LEED samt dess påverkan på fastighetsvärdet

A uniform environmental rating system for green buildings is demanded in today's society, where the requirements of the energy consumption for real estate are increasing. There are several different systems around the world used to rate buildings, all with different assessment criteria and starting points, which make it difficult to compare environmental rated buildings with each other.The purpose of this paper is to acquire knowledge about the differences between the Swedish environmental rating system Miljöklassad Byggnad and the American LEED, to discover which system is most advantageous. We also examine whether environmental rating affect the value of a property.Miljöklassad Byggnad is relatively simple structured, which makes it possible for private individuals to rate their property. LEED is better structured on the other hand in the case of environmental classification of commercial properties, because there are manuals for among others hospitals, schools and retail. The rating system for Miljöklassad Byggnad is good since the system seeks to fix the number of errors and deficiencies as soon as possible.

Syfte: Gällande förvärv av kommunala hyresrätter har de flesta diskussioner som uppmärksammats, enligt vår uppfattning, rört ombild¬ningen från hyresrätt till bostadsrätt. Det är även det som teoretiskt finns beskrivet. Därför anser vi att vår studie kan bidra till att belysa fenomenet och öka vetskapen, om att hyres¬rätterna kan byta ägare och de facto byter ägare utan att upplåtelseformen ändras. Vårt syfte är därför att studera hur fastighetsköp gjorda av privata fastighets¬ägare från kommunala fastighetsföretag går till.Metod: Vi har i vår uppsats delat hermeneutikernas synsätt då vi är medvetna om att vår inställning och tolkning av studien kommer att påverka vårt resultat. Vidare har vi tillämpat ett kvalitativt tillvägagångssätt där vår studie grundar sig på intervjuer.

Det kommande K3-regelverket : Vad anser redovisningsansvariga i mindre fastighetsbolag?

Syftet med studien är att undersöka vad de redovisningsansvariga i mindre fastighetsbolag har för uppfattning om det kommande K3-regelverket.Studien har en kvantitativ och deduktiv ansats. Empiri har samlats in via webbenkäter som skickats ut till företag. Empirin har sedan analyserats och jämfört med tidigare forskning och teorier.Resultatet från studien visar framförallt att kunskapen om K3-regelverket är låg hos respondenterna. Det beror troligtvis på att K3-regelverket ännu inte har införts och börjat tillämpats av företagen. Resultatet visar även att detta regelverk har mestadels negativa associationer.Förslag till framtida forskning är att undersöka hur de mindre företagen uppfattar K3-regelverket efter införandet.

Företagsvärdering i praktiken : Hur bör en säljare agera vid företagsöverlåtelse?

It is important to understand the process of appraisal of a business in order to establish its value. The purpose of our thesis is to establish which methods and models are used when evaluating a business and investigate the factors that may affect the value and price tag of a business. We have used a qualitative approach by conducting both indepth interviews and a survey as well as reading literature within the field. The main conslusion in our findings is that the common practice of discounted cash flow is widely used when bestowing a monetary value for a business, and in order to raise the value a well established customer relationship was the single most important factor. As far as lowering the value, the answers were of such a wide spread that a single factor could not be attributed.

Local politics has, however, lately been argued to have possibilities to affect its own development and its chances to achieve growth. Some of the most important factors from this debate are to make a community attractive for people and companies, committed leadership, the local business world with entrepreneurialism and a good business climate. These factors serve as a starting point for this discussion where focus is on the possibilities to achieve growth on the local level and the politics that is used for this purpose.To illustrate the chances to affect local growth I apply the theoretical perspective of regime theory and thereby examine the governing coalitions "power to" govern and not "power over" as the earlier theoretical perspectives in the area.

?Developing a crucial business plan template targeted to Swedish Venture Capitalists?

Objective To study if the Swedish venture capitalists consider business plans in their screening process, and in such case, what aspects they evaluate in order to develop a targeted template for Swedish entrepreneurs. A secondary objective is to describe what other factors Swedish venture capitalists evaluate as a part of their assessment. Methodology The method, which has been used in order to test the objective, has been carried out through extensive literature and article studies, interviews, and distribution of a short and comprehensive questionnaire to a multiplicity of venture capitalists throughout Sweden. Conclusion Generally, the findings of this thesis suggest that a business plan should include elements such as a summary of important elements, a thorough market analysis, financial information, exit strategy, and the risks associated with the project. The empirical material also reveals that venture capitalists also evaluate factors such as ownership influence, the entrepreneur?s industry knowledge, product knowledge and the personal chemistry in their evaluation process.

Consistent and coherent communication about what the organization stands for and where it is going is crucial if you want to succeed. This is a case study of how organizational members from two real estate companies that have merged into one, perceive their merged organization. The method is depth interviews with management representatives and focus group interviews with members from different levels of the company.
