Fastighetsbranschen står inför en förändring. Forskning tyder på att fastighetsbolag kommer att gå mer och mer mot att bli mer traditionella tjänsteföretag och att pengar inom branschen kommer att tjänas genom att vara en så duktig förvaltare som möjligt i avseende till fastighetsdrift och hyresgästförvaltning. Denna kandidatuppsats fokuserar därför på att undersöka hur fastighetsbolag kan utveckla sina tjänster mot sina hyresgäster samt vilka faktorer som kommer vara avgörande i framtiden för att bli ett framgångsrikt fastighetsbolag.SyfteProjektets syfte är att göra en undersökning över hur fastighetsbranschen troligtvist kommer att förändra sitt strategiska arbete mot sina hyresgäster och vilka faktorer som då kommer att karaktärisera ett framgångsrikt fastighetsbolag.Frågeställningar? Vad kommer att vara viktiga framgångsfaktorer hos ett fastighetsbolag i framtiden?? På vilket sätt bör fastighetsbolag kontakta hyresgäster och hur ska de samla och dela information om sina hyresgäster för att kunna förutspå deras framtida behov?? Finns det några särskilda krav på fastighetsbolagets organisation för att tillgodose hyresgästernas behov på bästa sätt?MetodUndersökningen är av kvalitativ karaktär och baseras på intervjuer med representanter från olika fastighetsbolag och representanter från kommersiella hyresgäster. Sammanlagt har 14 intervjuer genomförts.

Costs of maintenance on agriculture machines is something that many farmers has a low knowledge of, it can depend on low interest or that the farmer don?t have enough time. To make it easier for the farmers they can use many computer programs which are available on the market. In this program they can calculate their costs of maintaince on their agriculture machines, for example STANK and JTI machine calculation program. Most of this program is using Svensson (1987) costs model whish was made in Sweden in the middle of 80 decade in a large study.

Since the beginning of the 1900s Sweden has had laws and rules governing the ownership of agricultural and forest land. The foundations of the current Land Ownership Law, ?Jordförvärvslagen 1979:230(JFL)?, are from 1979. The most recent review and adaptation of the law occurred in 2005. Its main purpose is to prevent a passive ownership of land in Sweden and to ensure that the land is actively worked.

During the 20th century a significant proportion (about 15 %) of the peat-covered wetlands in Sweden were drained to improve forest productivity. Area wise, most of the forest drainage was done in northern Sweden, but relatively speaking a larger part of the wetlands have been drained in the southern parts of the country. Most often, the forest drainage resulted in increased forest growth, but failures were not unusual, and harmful effects, e.g. on species richness, have been a common cause for draining. Ditch cleaning is necessary for maintaining the ditches in good condition.

The aim of this report is to analyse the use of the capacity at the CNC (computer numerical control) cutters and show how the level of set up time for these cutters at Stålöv AB. In order to increase productivity and efficiency work studies are used to, through an analysis, find developments in methods that result in improved work methods and to establish the time that are used. Increased production of different parts and customer driven production in combination with increased demands on rationalisation of capital have led to an enlarged interest for shorter set up times in the production.To point out the use of capacity and the set up time of the cutters at Stålöv AB we used frequency studies. Frequency studies are work measure methods based on random observations on predetermined events to calculate the relative occurrence of these events.

The agricultural sector has historically seen stable prices and a relatively constant demand for its products. Companies within the sector have generally had few loans and large sums of money tied in assets. The profitability of the companies has on the other hand been low. Together these circumstances have determined the creditors? demands on the companies within the sector and have formed the rules and regulations that exist today.

This is an essay concerning the density of the city. An increasing amount of today?s cities have a shortage of space available for the erection of new buildings and settlements, especially in areas close to the city-centre. New buildings and settlements are therefore often found in the outskirts of the city, resulting in long distances between work and living for many people. These long distances are a waste of limited resources and are inconsistent with the vision of the sustainable city.The challenge for the future is to insert new buildings and settlements in the existing city-structure and in this way reduce the distances between different city-functions.The density of the city can be increased in two different ways; by inserting new buildings between existing ones or by extension existing buildings, for example by an additional floor.

During 2006 SNVDB (the national road data base for forestry) is being introduced to Holmen Skog. This data base contains all information about Holmen Skogs road systems. The information will then be used in different kinds of optimisation models which only produce correct and reliable results if the input data are of the adequate quality. Today there are reasons to believe that road data is of various qualities. The forest roads are often in a bad condition and have to be improved before a planned harvest. The cost of maintenance and construction of new roads is a large part of the total harvesting cost.

Syftet med denna uppsatts är att utreda hur befintliga servitut påverkas vid fastighetsbildning? vad som gäller enligt svenskt regelverk och hur det tillämpas praktiskt. Fastighetsbildning innebär förändring av fastigheter, genom antingen nybildning eller ombildning. Ett servitut är en begränsad rättighet som är belägen på en fastighet, som belastas av rättigheten, och som får nyttjas av en annan fastighet, som har förmån av rättigheten. I samband med fastighetsbildning kan befintliga servitut komma att påverkas på olika sätt.De metoder som använts är: (1) en litteraturgranskning där den svenska lagstiftningen studeras; (2) en fallstudie där utförda förrättningar studerats om huruvida befintliga servitut påverkats vid fastighetsbildning och (3) en intervjustudie med yrkesverksamma förrättningslantmätare som arbetar på Lantmäteriet.Undersökt litteratur visar att Jordabalken och Fastighetsbildningslagen reglerar hur befintliga servitut påverkas vid fastighetsbildning.

The purpouse of this study is to find out how and if a Content Managment System (CMS) can benefit from applied User Experience Design (UX). A work project has been executed where a client wanted the students to create a user friendly CMS for adding content to a global hotel review site. A prototype of a CMS was created based on literature studies about UX and CMS. The prototype of the user friendly CMS was then tested through user tests and interviews with key users. För att få bedriva underhållsverksamhet på flygplan över 5700kg så måste underhållsorganisationen i fråga vara godkänd av Transportstyrelsen samt följa EU:s flygsäkerhetsmyndighet EASAs Part 145 regelverk. För att berörda myndigheter ska få sig en insikt i hur underhållsorganisationera ser ut och fungerar så måste dessa skriva en verkstadshandbok som beskriver verksamheten och processer. Detta är ett krav som finns beskrivet i Part 145 regelverket. Uppgiften blev att skriva ett förslag på kapitel 2 till PAMs vekstadshandbok från grunden genom att intervjua personal på plats för att få reda på hur respektive tillämande procedurer såg ut. Syftet var att skapa en verkstadshadbok som var aktuell och som personalen kunde använda som handbok att slå upp i och hitta respektive procedurer..

Flera kommunala förvaltningar och andra instanser efterfrågar idag former för hur brukare aktivt kan involveras i skötsel av tätortsnära skog- och naturmarker. Erfarenheter finns, men delgivning av goda exempel och bra referenser är en bristvara. Genom detta examensarbete presenteras en form för hur skötsel av en tätortsnära skogs- och naturmiljö praktiskt kan genomföras tillsammans med de boende i närområdet. Förslaget för samarbetet har utformats via en fallstudie och baseras på intervjuer med boende och förvaltare inom ett avgränsat villaområde i Huskvarna. Studien redogör även för synpunkter och de krav som lyftes fram av respektive part inför samverkanssituationen, dvs. samverkanspotentialen och själva ramen för samverkan.

The purpose of this thesis work is to create a prototype for an augmented reality application that isaimed to support service technician when performing service and maintenance of machines andengines. The prototype will be used for investigating what technical limitations there is and toestablish basic usability for the user interface. The method that is used is user studies and analysis toevaluate use cases and user stories. An iterative work process is then applied for design and theprototype is continuously user tested.The resulting prototype uses a Samsung Galaxy Tab 2 running on Android operating system. Theframework used for augmented reality is NyARToolkit which handles marker recognition andconnections to Android.
