Expropriation i teori och preaktik : En studie om Expropriationslagen och dess tillämpning

The most important conclusion of this study is that the negotiations between the parties ends when conflicts arise from property owners, and with this the time will be extended and be more costly. During the study it has been shown that good communication is the key to an effective and successful negotiation between the parties.The purpose of this study is to investigate how the practical procedure under expropriation is in relation to the legal text, in other words, describe and analyze the procedure for expropriation under current rules but also to explain how it operated in practice. This is to get a picture of how the process works and what effects it receives.Three methods were used for the study. A literature review for understanding how expropriation relates according to the law. A case study from an ongoing expropriation in Sundsvall municipality, and an interview with seven affected interested parties from the expropriation.Reviewed literature describes how the application of the Expropriation Act must go to as well as other research on the topic.

The City of Stockholm has decided to invest in renewable energy and especially in photovoltaics. The objective of this thesis is to investigate the photovoltaic potential on roof areas that the city possesses and to further investigate some buildings of the Property Management Department. The thesis also compares some existing photovoltaic plants with the solar irradiance map which shows available roof area on each building in Stockholm. The report ends with a literature study about the climate impact and greenhouse gas emissions of photovoltaic.The total available roof area suitable for photovoltaic plants is estimated to 700 000 m2, with a potential electricity production of 110 GWh per year. This corresponds to 17 % of the City of Stockholm?s yearly electricity consumption.

In this essay a model of a potential illegal hunter?s decision-making is created and presented in order to provide an overview of important parts of the complexities associated with the current Swedish predator policy. A comparison is made between a livestock owner?s economic incentives, and the expected costs faced by the potentially caught lawbreaker. In accordance with economic theory the benefits and costs of illegal hunting are compared and thus the optimal choice is determined where marginal costs and benefits are equal.

How capital structure influences corporate performance and value has been in the interest of researchers and scholars for more than half a century, but an answer is yet to be found. The main objective of the present paper is to contribute with data for this cause and hopefully help to clarify this mystery. The method that was used was by analyzing the impact of debt on profitability and market valuation through linear regression. The study examined 17 Swedish property companies listed on Nasdaq OMX Large Mid and Small Cap over a 6 year period (2007-2012). The authors found a slightly negative relationship between debt-to-equity and profitability measured by return on equity (ROE) as well as by return on assets (ROA).

Some suggestions, which we consider importantto the overall impression of the property, is provided amore focused and detailed solution, while other parts,which are important but can either benefit from havingdynamics in the design process or will be adapted toadjacent sites, are developed using a more generalapproach. In some cases several possible developmentprinciples are presented.The proposal presents a detailed plan for themanagement of the forest from the experience, wildlifeand forestry economic standpoint.

Today's real estate buyers value the purchase different today compared to a decade back. Previously it was the return value that ruled the market. This has created problems when the broker must allocate the purchase price of the property's various elements, because non-monetary values such as forest for leisure, recreation, and the feeling of owing has increased in recent years and an increasingly important part in the valuation process. The assessed value can be a guide, but is perceived today to be stereotyped to put a fair value at the individual item. The purpose of this study was to provide the real estate agent decision support and a guide to the likely value of accounting for the purchase price. The report is written on behalf of LRF Konsult. The result is based on a questionnaire survey which was conducted in June 2014 among all those who had bought a farming property in Dalarna and Gävleborg province mediated by LRF Konsult in 2013. The report was made with a split to see if the valuation and motives differ between new and previous owners. It was possible to see a big difference in the reason for the purchase, where a large share of new owner bought the land for capital investment, in contrast to previous owners whose biggest group bought for an active use. At several points it was possible to identify a higher non-monetary value of the new owner from the previous landowner.

In Sweden, a big part of the energy use is used in the housing sector. Political goals and targets are set up which the housing sector needs to work towards. Apartment buildings are a major part of the housing sector in Sweden and therefore reduction of energy use in these kinds of buildings are key to lower the energy use in Sweden. But there are not only political incentives to reduce the energy use. Some energy?saving measures are directly profitable and should thus be performed.

The market value of forest properties can be assumed to consist of two components, a monetary factor and a non-monetary factor. The objective of this examination paper is to study the impact of non-monetary factors on the values of forest properties in Sweden. This study is based on a population of buyers of forest properties in the southern of Sweden. The results are based on interviews with 54 buyers. Of the purchases were 37 % new purchases.

Today, there is no uniform definition of what an ethical fund is. Fund management companies choose themselves what they believe is ethical and not. The lack of the definition makes it difficult for consumers to understand why these funds are special compared to other funds. The purpose of this study is to examine three Swedish companies; KPA Pension, Swedbank Robur and Folksam, to obtain a clearer picture of the concept ethical funds and its definition. The study describes each company's view of Ethics and how they may affect other companies to work for a more sustainable world.

Effektiv försvarslogistik?

Försvarets materielverk (FMV) står inför en omfattande ominriktning av verksamheten med tillhörande omorganisation. Den nya verksamheten innefattar att leverera tjänsten försvarslogistik till Försvarsmakten (FM). Då det inte finns någon entydig definition för vad försvarslogistik är så har detta arbete inriktats att utarbeta ett förslag till en sådan definition. Dessutom har en procedur skapats som identifierar relevanta prestandamått för ett godtyckligt försvarslogistiskt system, s.k. Key Performance Indicators (KPI), som kan användas för att påvisa om försvarslogistiken är effektiv eller inte.

Finansiell kris - en fråga för revisorerna?

Syftet med denna uppsats var att beskriva och precisera innebörden av finansiell kris sett ur ett revisorsperspektiv, samt huruvida revisorer bevakar ett företags ekonomiska ställning för att i tid upptäcka om ett företag är på väg in i en finansiell kris. Undersökningen grundar sig på fem djupintervjuer med revisorer i Malmötrakten. I analysen av studien kom författarna fram till att det kan vara svårt att ge begreppet finansiell kris en definition som passar i alla situationer. Sett ur ett revisorsperspektiv kom författarna fram till att det behövs två definitioner. Definition (1) utgår från ett revisionsperspektiv och definition (2) utgår från ett konsultperspektiv, där definition (1) har ett kortare tidsperspektiv.De metoder revisorerna i denna undersökning använder sig av är dels nyckeltalsanalys men även andra metoder som exempelvis kund- och leverantörsreskontra, rapporter från bevakningsföretag samt täta informationsutbyten med företagen.

Sjukgymnastens definition och val av behandlingar vid benhinneinflammation: en enkätstudie

Benhinneinflammation är en av de vanligaste underbensdiagnoserna. Idag finns ingen enhetlig definition på begreppet och orsaken till besvären är okänd. Detta gör det svårt att behandla benhinneinflammation. Syfte: Syftet med denna studie är att beskriva sjukgymnastens syn på begreppet benhinneinflammation och dess orsak, samt vilka behandlingsmetoder sjukgymnaster använder i öppenvården och vilken profession de tror att denna patientgrupp uppsöker. En webbenkät skickades ut till 154 sjukgymnaster på vårdcentraler och privata kliniker i Sverige.
