People move between countries and establish connections all over the world. This results in a need to solve problems with cross-border inheritances and partitions of joint property. Today these situations are regulated by the countries? own international private law. EU has adopted a constitution that harmonizes rules of jurisdiction and applicable law for inheritances but not the partition of joint property.

En energiutredning och miljöklassning av Hemsta 12:16

The purpose of this study was to implement an energy analysis and environmental evaluation of the property Hemsta 12:16 in Gävle. Based on two different methods, Energy Balance calculation and Environmental Building, the result of the property's energy use, energy performance and environmental impacts are presented. Except that, measures to reduce final energy consumption are presented.      The proposed measures can reduce energy usage by 100 400 kWh / year, which represents a decrease of 18% of the present energy usage. This would represent a total savings of 63 000 SEK per year. In addition, the environmental performance is improved by adopting the suggested measures..

Försäkringsbranschen : ett nödvändigt ont?

This paper examines how companies in a transparent industry work to satisfy the customer in an extended way, to offer value added products that in the end enables the customer to be loyal to the company. We have studied the insurance industry in Sweden and have focused on five different insurance companies. Four of them, Folksam, Länsförsäkringar, Trygg-Hansa and Dina Försäkringar, where we have focused on Ölands Försäkringar which is part of the Dina Försäkringar group, are some of the largest insurance companies in Sweden. The fourth company is Swedbank which is a bank that has started to offer insurances.Our results demonstrate that it is important for the company to see the customer not only in a profitability aspect; the company has to find out what the customer gets in return. In that case the possibility for the customer to change company decreases and the chance that the customer becomes loyal increases.

Miljöklassningssystem : Skillnader mellan Miljöklassad Byggnad och LEED samt dess påverkan på fastighetsvärdet

A uniform environmental rating system for green buildings is demanded in today's society, where the requirements of the energy consumption for real estate are increasing. There are several different systems around the world used to rate buildings, all with different assessment criteria and starting points, which make it difficult to compare environmental rated buildings with each other.The purpose of this paper is to acquire knowledge about the differences between the Swedish environmental rating system Miljöklassad Byggnad and the American LEED, to discover which system is most advantageous. We also examine whether environmental rating affect the value of a property.Miljöklassad Byggnad is relatively simple structured, which makes it possible for private individuals to rate their property. LEED is better structured on the other hand in the case of environmental classification of commercial properties, because there are manuals for among others hospitals, schools and retail. The rating system for Miljöklassad Byggnad is good since the system seeks to fix the number of errors and deficiencies as soon as possible.

Fastighetsbranschen står inför en förändring. Forskning tyder på att fastighetsbolag kommer att gå mer och mer mot att bli mer traditionella tjänsteföretag och att pengar inom branschen kommer att tjänas genom att vara en så duktig förvaltare som möjligt i avseende till fastighetsdrift och hyresgästförvaltning. Denna kandidatuppsats fokuserar därför på att undersöka hur fastighetsbolag kan utveckla sina tjänster mot sina hyresgäster samt vilka faktorer som kommer vara avgörande i framtiden för att bli ett framgångsrikt fastighetsbolag.SyfteProjektets syfte är att göra en undersökning över hur fastighetsbranschen troligtvist kommer att förändra sitt strategiska arbete mot sina hyresgäster och vilka faktorer som då kommer att karaktärisera ett framgångsrikt fastighetsbolag.Frågeställningar? Vad kommer att vara viktiga framgångsfaktorer hos ett fastighetsbolag i framtiden?? På vilket sätt bör fastighetsbolag kontakta hyresgäster och hur ska de samla och dela information om sina hyresgäster för att kunna förutspå deras framtida behov?? Finns det några särskilda krav på fastighetsbolagets organisation för att tillgodose hyresgästernas behov på bästa sätt?MetodUndersökningen är av kvalitativ karaktär och baseras på intervjuer med representanter från olika fastighetsbolag och representanter från kommersiella hyresgäster. Sammanlagt har 14 intervjuer genomförts.

Abstract (in English)The work that lead to a CE- marking and the creation of a total drawing foundation on an existing machine carried out on the company Polytec Composites Sweden AB in Ljungby. The company have design an machine that exist in six example that runs in the production. To be able to use the machine the company have to work out a CE-marking. The process that summed up all the document that needs for the machine to make a CE-marking. The documentation includes a total drawing over the machine and a risk analysis performed by a group employers on the company.

The purpose of this work has been to investigate if there are any differences in the valuation process at infringements when highway and railway are built. The work has mainly been concentrated on the negotiation process in which The National Railway Department (Banverket) and The National Road Administration (Vägverket) try to get agreements with the land owners. The agreement includes compensation for infringement effects that affects the landowner?s property. The National Road Department uses the road law (Väglagen) when a highway shall be built.

Miljöbyggnad, GULD värt? : En undersökning av fastighetsägares erfarenheter och tankar kring ett nytt certifieringssystem

During the past few years an increased attention has been paid to environmental issues in the construction and property sector in Sweden. In order to simplify the work with these issues a Swedish environmental certification system for buildings called Miljöbyggnad has been developed. This thesis aims to investigate the opinion of a selected number of selected property owners of Miljöbyggnad. From that basis recommendations and actions for the future work with the system will be presented.The investigation has been conducted through personal interviews with five property owners. The main issues that the interviews have been based on are their purpose, experiences, perceived complications and future prospects in terms of certification using Miljöbyggnad.The system intends to be cost-effective, simple and to offer a relevant environmental assessment of buildings and the result from the report indicates that this is largely fulfilled.

The purpose of this thesis is to investigate the new real estate brokerage Act and to see whether the main intent, to strengthen the consumer protection, has been fulfilled through the implementation of the 2011 Act. The real estate agent legislation is made to protect both the buyer and seller throughout the property transaction. Although the intent is to protect the consumer, it is not unusual that disputes arises. To avoid disputes concerning the property transaction, the 2011 legislation opens up for greater transparency in the mediation process. The protection for the consumer has been considerably stronger since the 2011 legislation was implemented.

Aktiebolaget Marlot : Att skapa en grafisk profil och en Wordpress-sida.

Marlot Company Limited is a company in the sector household services. It is a new company where the owners, and also the clients, felt that the company was in need of a distinct platform where they could communicate with their current and prospective customers. The assignment was to create a platform consisting of a graphic profile and a Wordpress site for the company. The graphic profile's task was to distinctly profile the company in the market, and visualizing the conceptions that the company wants to be associated with. The purpose of the Wordpress site was to create a showcase for Marlot towards their customers, and thecompany itself could manage after completion.These two products have been created with the help of a pilot study which included an analysis in which the competitors in the market has been scanned, and reports of the household services sector has been studied.

The purpose of this paper is to investigate how a small company manages its information, primarily the organization of digital documents. The two dominating themes are classification and information politics, the former in the context of a corporate environment and the latter to help us to describe the situation at the company. The method used has involved observation of the company's current computer network structure and also interviews with six employees at different levels in various departments at the company.
