Crowdfunding : Svenskarnas motiv till att investera

The purpose of this essay is to examine the Swedish people?s level of knowledge about crowdfunding and their incentives and deterrents to crowdfunding investments. Early on crowdfunding was divided into two objectives: reward based and equity based crowdfunding. The division of objectives is logical due to the differencing conditions of the motivation for investors to invest. Supported by theories in crowdfunding incentives, commitment-trust, the prospect theory, and the diffusion of innovations, we aim to establish a comprehensive line of reasoning to support our model of motivation in the conclusive chapter.The results of this essay were achieved by a combined method.

Kostnader och mervärde för byggnad klassificerad enligt Miljöbyggnad : Referensobjekt; Kvarteret Skeppshandeln 1, Hammarby Sjöstad

Byggnader och dess användare står för upp emot en tredjedel av jordens förbrukade naturresurser och 40 procent av jordens totala energiförbrukning. För att spara på jordens resurser och minska energiförbrukningen är det viktigt att finna byggnadslösningar som inte belastar klimatet ytterligare. Idag efterfrågas hållbara byggnader allt mer av hyresgäster vilket innebär att fastighetsägarna, för att vara konkurrenskraftiga, måste göra investeringar för att miljöklassificera sina byggnader.Miljöbyggnad är ett sätt att miljöcertifiera både nyproducerade och befintliga byggnader. Systemet baseras på svenska bygg- och myndighetsregler samt svensk byggpraxis och är till för att skapa miljömässigt hållbara byggnader. Miljöbyggnad är indelad i fyra klassificeringsnivåer; KLASSAD, BRONS, SILVER och GULD, där BRONS i flera utav fallen motsvarar Boverkets byggregler (BBR).

Vad är bakgrunden till utländska investerares intresse av den svenska fastighetsmarknaden? : Why are foreign investors interested in the Swedish real estate market?

Den svenska marknaden för kommersiella fastigheter är het och har varit det under lång tid. Bland annat konstateras i en undersökning från revisionsbolaget Pricewaterhouse Coopers och Urban Land Institute att Stockholm, efter London och Paris, just nu rankas som Europas tredje mest attraktiva stad för utländska investerare att köpa och äga fastigheter i.Detta väckte vår nyfikenhet att konkretisera de faktorer som kan ha lett fram till att utländska fastighetsinvesterare attraheras av den svenska fastighetsmarknaden.Genom att vända oss till företag med stor inblick i de förhållanden som råder på den svenska fastighetsmarknaden fick vi intervjusvar från fem representanter.Arbetet med teorin gjorde att vi förväntade oss ett visst svar men intervjuerna gav oss ett helt annat resultat. Denna uppsats belyser många faktorer som gör Sveriges fastighetsmarknad lättillgänglig. Dock påvisar vår studie att framförallt transparensen och likviditeten på den svenska fastighetsmarknaden är det som gör den så intressant för utländska investerare.Transparensen på den svenska fastighetsmarknaden, som är en stor konkurrensfördel på den globala marknaden, hotas av skattetekniska konstruktioner. Att inte förlora denna fördel på den internationella investeringsmarknaden är ett problem som måste lösas.

"Vi måste hänga med, det här är deras vardag" : En studie om Internets frammarsch, om den digitala generationsklyftan i undervisningen

The aim of my study is to look at two specific schools and their work with Internet in the classroom and compare their work to what experts say about how you should educate. The study focuses on how teachers guide the students to be critical to the information they encounter on the internet. What do the experts say? How should the teachers work with Internet in the classroom? What do the teachers say about their work with Internet? What do the teachers say regarding children and the Internet?  To answer these questions I have interviewed two teachers from different schools, which had classes with children 6 to 8 years old. The schools are very different from each other concerning investment on Internet devices in the classroom.

Background: The devolopment in the exchange market has attract a large number of investors. The information flow is extensive and it might be hard to follow the dynamic market. Some investors therefore choose to place their capital in a stock portfolio which is manged by a professional firm with no influence from the capital owner, this management is called discretionary managing. Purpose: the purpose of the thesis is to examine the working methods and the rationality regarding the management of the discretionary portfolios. The purpose is also to try to examine whether there is a relation between the selected risk, return and fees.

Vad påverkar skogsägarnas naturhänsyn vid föryngringsavverkning i region Mellannorrland? :

The objective of this thesis was to investigate what influence nature conservation measures taken at regeneration felling. Factors analysed were the forest owners´ situation and their characters, and information activities from wood-suppliers and the Regional Forest Board (RFB). The inventory was performed with a posted questionnaire followed up by telephone to forest owners and a posted questionnaire to wood-buyers. The forest owners were grouped in three strata, depending on the quality results (D- polytax inventory) of the taken forest conservation measures, and for this investigation forest owners were sampled from the population in the tree groups. In total 73 % (41/56) of the sampled forest owners answered the questionnaire Group A (17 answers): Good judgement Group B (19 answers): Bad judgement Group C (5 answers): This group was formed from the forest owners that were informed, by RFB, about nature conservation measures and culture history consideration before the regeneration cutting.

Viktiga faktorer för utländska direktinvesteringar i Sub-Sahara : en tvärsnittanalys

FDI har sedan början på 80-talet växt sig allt större och blivit en av de viktigaste tillgångarna till finansiellt och fysiskt kapital i världen. FDI har enligt många studier en viktig funktion för ett lands ekonomiska utveckling, detta gäller främst för outvecklade länder men också utvecklade länder. Studiens mål var att hitta viktiga faktorer som påverkade FDI inflöde till Sub-Sahara regionen. Den empiriska analysen gjordes med hjälp av en OLS regressionsmodell och hade 42 observationer sammanlagt. Huvudvariabeln var FDI/BNP.

Helandet av Stockholms sår : En analys av projektet Västra City

Over the years, what people have considered as the center of Stockholm City has gone from the medieval Stortorget in Old Town to the contemporary Sergels Torg. But more recently it has become unclear how the area really works. It is difficult to say where the actual central part of Stockholm lies, because while the Central Station is where the majority of people arrive into town, it is not necessarily close to Sergelstorg (considered the center of town) or other attractive commercial areas. There's also another issue with where the center of Stockholm is located. The railways and roads running along Klarabergs Viaduct acts as a divide between the areas of Kungsholmen and Norrmalm; these rails, roads and water separate the two areas from each other. In response to this problem of area division, a plan is being made to construct a new district near the center to mend the gap between the districts. The idea is that the center of Stockholm city will become more lively and attractive. The plan includes building new housing, commercial areas and a larger terrace called Mälarterrassen. In addition, improved mobility within the area is being planned by having better public transportation lines like City banan and tram named Spårväg City construction, as well as more pedestrian areas shall make the area become a district to thrive in.How the area will actually operate in the future is still unclear and many questions still exist about how the area will be able to compete and, above all, integrate with the other districts. The parts considered to be most important for the area is the scale of residential property and an attractive area that keeps people in the area and to encourages them to pass through the area. Perhaps the best solution would be to have something special planned in this area that can attract people in the community ? a city park, for example?.

Ändrad användning av stationshus : fallet Ormaryds station ? ett stationshus med betydande kulturvärden

Acquiring a former station building can mean that the property owners must familiarize themselves with a lot of planning and building regulations. After the new Planning and Building Act code into force in 2011, the responsibility lie on the developer to ensure laws and regulations. Based on the regulatory framework that is available occurs sometimes balance issues, between care requirements and building codes. The station building in Ormaryd was acquired in 2009 by two individuals who intended to accommodate office and retail space in the building. In doing so a new local plan of the area was established, including regulations on how the building could be used. By including road safety and noise, the risk was not considered appropriate to use the station building for housing.

Kapitalstruktur i fastighetsbranschen : En studie av svenska noterade fastighetsbolag 2005-2010

Recent studies made by Margaritis and Psillaki,have shown that a lower debt ratio and higher efficiency are correlated in their studies performed oncompanies in New Zeeland. Other researchers have been able to show a connection between other industries than the one used in our studies,among these are Titman and Wessler. These studies have been done with a great selection of companies in different industries and time periods. However most of these researchers have used traditional ratios and variables.This study aims to find and analyze connections between returns and lower debt ratios in real estate companies listed on the Stockholm stock exchange. Instead of the traditional debt-equity ratio we will construct our own taking long term debts and property assets.

Integrering av pelletsfabrik med Rya kraftvärmeverk i Göteborg : en teknisk och ekonomisk utredning

Göteborg Energi has a surplus of district heating during spring, summer and fall. The heat surplus is due to a constant production of waste heat from oil refineries and heat from waste incineration over the year. It would be desirable to increase the demand for heat and the uptime for the newly built combined heat and power generation plant, Rya Kraftvärmeverk. One alternative could be to integrate Rya Kraftvärmeverk with a pellet production facility. By producing heat, electricity and pellet in a joint process the energy use can be decreased.

Uthållig sanitet : en förstudie i staden Picota, Peru

The access to good sanitary facilities is an important factor that elevates the experienced living standard as it improves hygiene and reduces the transmission of deseases. The ratification of the millennium goals by 189 countries demonstrates that this is an important international issue. Together the countries have taken upon themselves that the proportion of the population that lacked access to sustainable safe drinking water and sanitary facilities in the year 2000 will have been reduced by half by the year 2015. In Peru, the construction of sewage pipe networks to transport the sewage out of the direct human environment is progressing. The safety and sustainability of these systems can be questioned, since in Peru the sewage seldom receive any treatment before being emitted to a recipient. This is taking place in Picota and sorrunding villages as well. In the last 25 years several systems implementing small-scale onsite treatment have been introduced throughout Latin America in an attempt to give more people access to sustainable and safe sanitary facilities, reducing water consumption and taking advantage of the agricultural values of the sewage fractions while protecting the environment from its negative impact. In this study three different sanitary systems and the effects of different population growths were compared.

Solvärme med säsongslager i Lyckebo

The purpose of this thesis is to investigate and clarify the facts surrounding one of Vattenfall's district heating plants; The "solar field" and associated rock cavern in Lyckebo, Storvreta. The plant was built in the '80s by the formerly municipal utility,Uppsalakraftvärme AB, as an experimental building. A ground water filled cavern would serve as seasonal storage of solar heat from an adjacent solar field. Since both the energy company and the facility itself has undergone major changes over the past 30 years, there was a great need to gather facts in order to provide a picture of its current condition and potential for continued use. The thesis investigates the plant's history and problems with the rock cavern losses, and how the operation developed. It also presents the calculations regarding the possibilities of again supplementing the facility with solar energy - which is not the case today - as well as the economic conditions for it. Regarding a re-launch of solar energy, primarily a concentrating solar collector has been studied, as it has the advantages of an integrated control system.

Both schools are connected to the local districtheating system which makes it possible to use the solar collectors to deliver heat tothe district heating.The purpose of this thesis is to evaluate the two systems mentioned above and todetermine which system is more suitable to apply on a school. The building whichconditions were used for this evaluation is Röselidsskolan.A solar heating plant of each system type was dimensioned from the expected andknown conditions of the building. The purpose with the dimensioning was to makethe solar plants replace the ordinary energy source as much as possible.
