Miljöbyggnad, GULD värt? : En undersökning av fastighetsägares erfarenheter och tankar kring ett nytt certifieringssystem
During the past few years an increased attention has been paid to environmental issues in the construction and property sector in Sweden. In order to simplify the work with these issues a Swedish environmental certification system for buildings called Miljöbyggnad has been developed. This thesis aims to investigate the opinion of a selected number of selected property owners of Miljöbyggnad. From that basis recommendations and actions for the future work with the system will be presented.The investigation has been conducted through personal interviews with five property owners. The main issues that the interviews have been based on are their purpose, experiences, perceived complications and future prospects in terms of certification using Miljöbyggnad.The system intends to be cost-effective, simple and to offer a relevant environmental assessment of buildings and the result from the report indicates that this is largely fulfilled.

The purpose of this thesis is to investigate the new real estate brokerage Act and to see whether the main intent, to strengthen the consumer protection, has been fulfilled through the implementation of the 2011 Act. The real estate agent legislation is made to protect both the buyer and seller throughout the property transaction. Although the intent is to protect the consumer, it is not unusual that disputes arises. To avoid disputes concerning the property transaction, the 2011 legislation opens up for greater transparency in the mediation process. The protection for the consumer has been considerably stronger since the 2011 legislation was implemented.

The recent turbulence in the financial markets has contributed to the banks becoming more restrictive to lend to real estate financing. Deleveraging in Europe's banking sector has also contributed to banks reducing their leverage and increasing capital adequacy to meet the new requirements. Loan-to-value ratios in real estate loans have fallen while banks' interest margins have increased, which has made property investors to look for alternative sources of funding in the capital markets. The two most interesting forms of financing for real estate right now is bonds and preferred shares as they fit property companies that generate stable and predictable cash flows. A bond is an interest-bearing debenture certifying that the purchaser has lent money to the company that issued the bond.

In a globalized world, competitiveness is based on the high IP (Intellectual Property) of our export products and innovations are therefore important for new companies to establish and develop. It´s not enough to just have big international companies but it is also necessary to invest in new companies that can be competitive in the future. By helping entrepreneurs with innovation support in the early stages, new technology-based businesses are established and developed. The purpose of this paper was to examine how innovation support in the early stages affects the establishment and development of new technology-based companies. Furthermore, we investigated how this will affect Sweden's international competitiveness.

The cadastral index map is a great benefit to the surveying and governments. The map's main purpose is to show how the overall cadastral division looks in Sweden. The lack of quality of the cadastral index map dose not allows property-owners to know where to draw the boundary between their and others' property. In order to know where to find the boundaries between two properties, is it up to the property-owners themselves (self or in company by the other property-owner) to construct various usucaption at the boundaries. The main objective of the study is to verify the existence and extent of usucaption on forest properties in Bodan, a village outside Skellefteå.

HSB Göteborg owns and manages the property Masthugget 11:13 also called the Corvette in Gothenburg. The Corvette contains mostly office space but also shops, homes and garages. HSB Göteborg utilizes approximately 5000 square meters to its headquarters but in December 2014 they will move operations to Johanneberg Science Park. The risk of an increased proportion of vacancies in combination with relatively low rents and other tenant terminations allows HSB to ask for a future plan for how the real estate should be developed in order to remain profitable.Through studies of the area, urban office prospects, property current status and legal and economic conditions have different potential types of businesses been evaluated. City Planning Office program proposal forms the basis for the analysis of future plans for the area.

?Are the headwaters streams at the right position in the map? is a study that has been performed on behalf of Holmen Forest, region Örnsköldsvik. This study will be the basis for deciding if the Hydrology Layer Property map or Holmen Forest map will be used for planning nitrogen fertilization in forestry. The background to this study is that nitrogen fertilization near water will increase the risk of nitrogen leaching out into the water systems, which has a negative impact on the environment. The headstreams positions have been recorded in the field with a GPS and the data analyzed in the geographic information system ArcMap.
Mångbruksplan inriktning vilt och viltvårdsanpassning av skogen
This multiple use forestry plan is made on the property Basunda which is located in the southern parts of the province Östergötland. The owners of the property today are Jonas and Ulrik Saanum, but it has been in the family since their grandfather bought it 1933.
There is a slaughterhouse on the property in which they take care of domestic cattle and animals from the forest. Jonas and Ulrik are also dedicated hunters. These are the two reasons to why the focus is wildlife and wildlife management.
The question at issue of this work is simplified: what demands does the wildlife have; and how will the owners be able to fulfill these, what changes in the forest management must be made and will these changes result in a different budget, compared to the ordinary forest management.
This work is based from a freshly made forestry management plan. I based my fieldwork on this plan, but made my own management proposals, that would benefit the game.
Indiens läkemedelsinddustri och TRIPS
Syftet med uppsatsen är att redogöra för utvecklingen av den indiska läkemedelsindustrin och sedan undersöka vilka efekter TRIPS (Trade Related Aspects of Intellectual Property Rights) avtalet kan leda fram till. Indiens läkemedelsindustrin har haft en relativt stakt utveckling sedan 1970-talet då regeringen införde flera reformer som var menade att utveckla den inhemska läkemedelsindustrin och begränsa import. Samtidigt infördes också ett ganska svagt patentsystem som tillät de indiska producenterna att kopiera västerländska läkemedelsprodukter. I början av 90-talet var den indiska läkemedelsindustrin ganska framgångsrikt bland utvecklingsländerna och regeringen insåg att exportorientering vore en bra väg att gå. Under 90-talet utvecklades industrin ytterliggare, där både produktion och export ökade markant i volym.

The report aims to examine how property owners position themselves to reach their targetmarket, and which strategies they use when positioning their product. The investigation has beencarried out mainly in the form of a case study in which a number of interviews with Stockholmreal estate companies has been conducted, focusing on commercial property market segment.The interviews have resulted in identification of common and specific strategies among thecompanies. These strategies have been analyzed in the light of the theory by Philip Kotler andKevin Lane Keller, focusing on how an offer should be designed to reach a competitive position.It can be concluded that positioning is a key activity for successfully addressing the targetmarket. Successful positioning mandates three key requirements to be met; determining thecategory to which the offer belongs, identifying similarities and differences compared to thecompetitors and developing a brand mantra. The result of the case study concludes that theproperty companies work similar in many ways.

The price of Swedish forest properties has gone up by 77 percent during the past five years. Amongst private forest managers the high price level signals optimism and confidence for the future.
Many forest owners manage large capital in the forest and a planned economy is to a larger extent demanded to achieve a positive economic result. Forest is long-term and to maximize a single year without planning for the years to come results in less optimization of the parameters available to achieve a favourable economic result.
This case study investigates the investment of two forest properties situated in Götaland.
The management of the forest has been planned for both properties during a period of ten years.
Rätten att välja fel - Självbestämmande för personer med intellektuella funktionsnedsättningar
The purpose of this paper was to look at the perception of self-determination for adults with intellectual disabilities from their perspective. We wanted to examine the experience of the space available for self-determination in some key areas of life, and how their own thoughts and ideas have been addressed by others. Through interviews with six people with intellectual disabilities, we have found that a single definition of self-determination is elusive. The key seems to be that you get the opportunity to do what you want, to have your voice heard and to receive and take responsibility. The space for self-determination is perceived by respondents as both large and small.
Öppen innovation och immaterialrätt ur ett anti-commons perspektiv
Syftet med arbetet var att undersöka hur olika reaktionsbetingelser skulle påverka syrgasdelignifieringen av en sur sulfitmassa. De betingelser som undersöktes var utbyte, slut-pH, viskositet och kappatal. Massan som användes kom från Nordic Paper Seffle och alkalit som användes var magnesiumoxid. Syrgasdelignifiering av massan gjordes i autoklaver i ett PEG bad där tid, temperatur och alkalisatser varierades.Resultaten visar att alla utbyten låg mellan 90-97% och att även de mest aggressiva betingelserna bara gav en viskositets reduktion på 260 enheter, motsvarande 19% av den totala viskositeten.Slut-pH för syrgasavluten hamnade mellan 6,5-9,4 beroende på alkalimängd och temperatur under delignifieringen. Slut-pH minskade när mängden alkali hölls konstant men temperaturen varierades mellan 110-140°C.Kappatalet för massan kunde effektivt reduceras från ett startvärde på 23,4 till ett slutvärde på under 5 med en temperatur på 140°C, alkalisats på 10 kg/ODT och en tid på två timmar utan större förluster av vare sig viskositet eller utbyte.En ovanligt resultat som upptäcktes under arbetet var att delignifieringen tappade i effektivitet med ökad alkalimängd och detta samband gällde vid alla betingelser.En teori om detta kan vara att jonstyrkan i lösningen gör att fibrerna i massan drar ihop sig och att syrgasen får svårare att reagera med ligninet..
Voluntary Redundancy - A tool for restructuring or a temporary pain reliever?
This thesis has two aims: The main purpose is to describe and illustrate how a large Ltd. company can use voluntary redundancy as a tool for restructuring. The additional purpose is to challenge the concept of voluntary redundancy trough outlining alternative ways of reaching the intended achievements of the voluntary redundancy programme. The theoretical framework that has been used primarily contains knowledge assets theories. The chosen theories are intellectual capital and knowledge management theory to approach and analyse the empirical findings.

Background: The difference between the market value and the book value of the companies has dramatically increased. One explanation is that the inflow of capital on the market has increased. Another explanation is that companies have a larger share of intellectual capital. The question is how this has influenced the company-valuator's use of valuation-models? Purpose: The purpose of this study is to find out what relevance the substance valuation model has, the DCF-model has, and also discover new valuation-models, among company-valuators.
