This bachelor thesis describes why investors should invest in environmentally certified buildings instead of non certified buildings. The report provides an overview of possible factors influencing an investor in the investment process of an environmentally certified building. The report explains why building companies find incentive to build green buildings and how a cash flow method can be adapted so it can be used in the valuation process of an environmentally certified building. Environmentally certified buildings are used as a strategy to reduce emissions that threaten the environment as well as a strategy to obtain market shares for the building companies. This report focuses on the economic advantages of an environmentally certified building.The construction- and real estate industry stands for approximately 40 percent of the energy consumption in the world.

Background: Resources that are hard to put a value on and cannot be classified as assets in the balance sheet as well as the development towards the information society has led to an increasing need and use for voluntary information in the annual reports. The increase of voluntary information can foremost be seen in the field of human resources.Purpose: The purpose of this thesis is to describe the development of voluntary information about human resources in the annual report of a number of Swedish quoted companies. The purpose is also to see if there is a difference in the development between manufacturing companies and service companies.Method: Six manufacturing companies and six service companies were chosen from the Stockholm exchange A-list. Using both a qualitative and quantitative research method the annual reports of the chosencompanies were studied for the years 1995, 1997, 1999, 2001, and 2003. A model consisting of seven categories; health, diversity, recruitment, staff turnover and comfort, benefits and motivation, education and competence development, was developed to clarify were the development took place.Conclusions: After finishing the study one can tell that the amount of voluntary information about human resources in the annual report has increased even though the percentage share of the total annual report only has increased appreciably for manufacturing companies.
Landskapsarkitekturens ekonomiska värde : en explorativ studie om utemiljöers inverkan på fastighetsvärden.
Can landscape architecture be seen as an economical asset rather than as a cost? Can well designed
outdoor environments affect real estate values? This study investigates the economical value of
landscape architecture and its influence on real estate prices. Research results on the relation
between landscape architecture and real estate values are here compiled together with a survey
made among players on the Swedish real estate market of their attitudes towards the problem.
This study shows that the players on the Swedish real estate market often are unaware of the
economical effects of landscape architecture pointed out in the compiled research. The study also
shows that to use this information in actual projects several steps need to be taken: better knowledge
of the problem, more and better compilations of research results, effective channels to spread the
compiled information, proper employment and implementation of the knowledge.
Extended knowledge of the relation between landscape architecture and real estate values will result
in new ways of making money on outdoor environments. This would in turn have consequences for
how the real estate business treat outdoor environments and how landscape architects work.
The study is divided into four main questions:
1: Is there a relation between good landscape architecture and real estate prices?
2: What is the view of the players on the real estate market in this matter?
3: Is there more knowledge, research and practical models at hand?
4: What future steps can be taken to broaden the knowledge and apply it to real situations?.

Clients wouldprofit on involving users in an early project stage to create housing estates adapted to the user?s needsand wishes. Clients of the housing estates that require missions from consultants should realize that noone exclusive can represent other people's needs, regardless of the theoretical expertise they possess. The purpose of our essay is to investigate and compare the general and operational risk management in the private and public sector. As an introduction to the subject we describe the differences and similarities between the two sectors. Our survey is based on the term risk, the definitions of risk management, its development and finally the process of risk management. Since our survey is focusing on operational risks we also describe the operational process and the specific operational risks.The method we used to investigate the subject is a quantitative method. A survey was sent to 100 companies in Sweden, of which 50 were private companies and 50 were public companies.

It is mandatory for the countries in the European Union with company audit, still the countries can separately choose to exclude smaller companies from this rule. Most companies in the EU use this exception, Sweden is one of the few countries that does not. The Swedish government has recently announced that an inquiry will be made to examine the effect of an abolishment of the statutory audit for smaller companies.This study examines in what extent car selling companies use revised material when they give costumers credit and the consequences of an abolishment of the statutory audit for these companies. The conclusion of the study is that car selling companies feel secure knowing that their costumers have been audited. Most companies interviewed, buy credit information from external sources.The persons interviewed have a hard time knowing the outcome of the abolishment of the statutory auditing.

The Profession of Real Estate Agents has by tradition been a male profession. However during later years the profession has changed. It is now many young women that are pursuing a career as a Real Estate Agent.In the light of this background we have researched how Real Estate Agents employed by Fastighetsbyrån and Svensk Fastighetsförmedling perceive their profession from an equality perspective.The investigation has been limited to include the counties of Värmland and Närke and have been conducted by interviewing Real Estate Agents of different age and sex and the managers of the firms.The study show that the Real Estate Agents perceive their profession in a positive way and that the work is divided equal. However it emerged that there were a division regarding different real estate types in certain agencies. The Real Estate Agents believe that the gender of the manager is of no importance.

This essay is a contribution to the process of reconstructing the meaning of a concept that has been long forsaken and somewhat forgotten. It examines the way in which the Swedish nobility perceived the politically active peasantry during the 1740s as an expression of the prevailing political culture of the period. The aim of this study is thus to understand a bygone world of thought that once existed in a very turbulent political culture. I focus on the words formed and articulated in the halls and rooms of the Swedish estates by which the thoughts, opinions and power of the Swedish government came to the fore. In doing so it is possible to say something about how the nobility, in their relationship with the peasantry, constructed an object which represented their perception of the Swedish peasant and what this meant.

How do the companies use this information in their business?The purpose is to examine how some industrial companies gather information about the customer?s value in use, on the bases from the five activities from Porter and how they can use this information.Three semi structured interviews were made for this investigation, with representatives from Atlas Copco Rock Drills, IL Recycling and Johnson Pump.The conclusions are that to gather information about the customers value in use, the company must work close with the customer. Analys av fastighetsbolagens möjlighet att klara en ny lågkonjunktur. : En kvantitativ studie av fastighetsbolag i Europa
The goal of this thesis was to explore how real estate investment companies are affected by a weaker world economy. The reason to investigate this was that in the 90s in Sweden, the housing market crashed in conjunction with the bank collapse. Therefore I have looked at how the commercial real estate companies would be affected if we were to have a double dip recession, because it has been confirmed by Gyourko that commercial real estate market and the housing market tend to react in the same way on new fundamental information. This was examined through a sensitivity analysis, one investigated the effect of falling rent income and the second analysis looked at the effect of higher interest costs. I found that IAS 40 rule about unrealized profits of properties affected the results in a significant matter and therefore decided to include the regulation in my thesis.

Purpose: We wish to gain a deep knowledge about product development processes in relation to the aspect of time in companies in highly technological and rapidly changing markets. The purpose is to establish how organizations better can employ time as a resource to make the product development process more efficient.
