En studie om fastighetstaxeringssystem : -Vad kan Sverige lära av England och Wales

According to the client, land survey of Sweden, there is no current information regarding other well developed property tax systems. This information is necessary in order to analyze the effectiveness and develop the Swedish system. The purpose of this study is to contribute with improvement proposals to the development of the Swedish property tax system through a survey of the English and Welsh property tax system.Methods used are: (1) a literature review where the English and Welsh valuation methodology and organization regarding property taxation is studied; (2) an interview with the client at the land survey of Sweden regarding existing problems with the Swedish property tax system; (3) An interview with a contact person of the Valuation Office Agency regarding the English and Welsh property tax system.In England and Wales there are two different property taxes for municipals, Council Tax and Rating. All domestic properties are included in Council Tax and commercial properties or part of commercial properties is included in Rating. Council Tax is based on the properties market value and Rating is based on the commercial property or part of the properties current rental value.

Introduction:A good work environment and good resources among district nurses? and general nurses? are important in the provision of good nursing care. For patient security it is also very important that resources and time are used in an appropriate way. A lot of time is spent on non-core activity, for example administration takes more and more time, which can result in feelings of stress.Aim:The aim was to describe how district nurses? and nurses? in primary care perceived their work environment, how their worktime content was distributed and if there was some connection between perceived work environment and the distribution of work time.Methods:A mapping of the content of the work was made in two parts.

Kroppsmissnöje är mer utbrett hos kvinnor än hos män visar tidigare studier (Feingold & Mazzella, 1998) men även män börjar bli kroppsmissnöjda (Cash, Morrow, Hrabosky & Perry, 2004). Detta undersöktes tillsammans med självkänsla och kroppsjämförelse hos män och kvinnor och även de som har partner eller är singlar i ljuset av Social Comparison Theory och Cognitive Dissonance Theory. 133 personer testades med Body-Esteem scale, Figure Drawing Rating Scale, Self-esteem Scale och Universalistic Social Comparison Scale. Resultatet indikerar att båda könen är relativt nöjda men kvinnorna är något mindre nöjda med utseendet med sin kropp. Studien visar även att kvinnors idealbild är en smalare kropp medan männens idealbild är en muskulösare kropp.

Miljöklassningssystem : Skillnader mellan Miljöklassad Byggnad och LEED samt dess påverkan på fastighetsvärdet

A uniform environmental rating system for green buildings is demanded in today's society, where the requirements of the energy consumption for real estate are increasing. There are several different systems around the world used to rate buildings, all with different assessment criteria and starting points, which make it difficult to compare environmental rated buildings with each other.The purpose of this paper is to acquire knowledge about the differences between the Swedish environmental rating system Miljöklassad Byggnad and the American LEED, to discover which system is most advantageous. We also examine whether environmental rating affect the value of a property.Miljöklassad Byggnad is relatively simple structured, which makes it possible for private individuals to rate their property. LEED is better structured on the other hand in the case of environmental classification of commercial properties, because there are manuals for among others hospitals, schools and retail. The rating system for Miljöklassad Byggnad is good since the system seeks to fix the number of errors and deficiencies as soon as possible.

The empirical results were then analyzed with the theory in order to contribute with a new figure.Theoreticalperspective:The theory describes how a bank can create a loyal customer over the Internet.

Postoperativ smärta efter kirurgisk abort

 Pain is common among women undergoing first trimester surgical abortions. At the postoperative unit, department of gynaecology, University Hospital, Uppsala, the goal is that 80 % of the women should rate pain as £ 3 on a numeric rating scale (NRS), when leaving the unit.The aim of the study was to investigate how rating was performed at the unit and to investigate patient?s perceptions of pain after having undergone first trimester surgical abortion.20 patients (74%) participated in the study. Ninety percent of the patients rated their pain as NRS £ 3 when leaving the unit. Seven patients (35 %) rated their pain as NRS > 3 directly after operation, and 2 (10 %) patients NRS > 3 when leaving the unit.

The aim of this project was to design a series of products that could promote the baby?s emotional and neurological development, and to facilitate parental bonding. The products designed in this project has a theoretical basis on the research available today on cognitive and emotional development in children born prematurely. They were developed in close cooperation with a group of parents and nurses in a neonatal intensive care unit.Presence is a product collection for developmental care, consisting of a mattress, a figure and a necklace. The mattress has vibration sensors that transfer the mother?s heart beat and speakers with recorded heartbeat and her voice.

Värdepapperisering som en alternativ finansieringsform för svenska fastighetsbolag

Resultaten tyder på att ett fastighetsbolag som har möjlighet att värdepapperisera ett fastighetsbestånd utan att det medför några följdeffekter på företagets övriga finansiering, då lämpligast genom att värdepapperisera ett representativt urval av fastighetsbeståndet, generellt kan erhålla en billigare finansiering än traditionell skuldfinansiering. Det krävs dock att värdepapperiseringen struktureras på ett tillfredställande sätt så att den/de berörda fastigheten/fastigheterna erhåller en optimal rating med låg volatilitet utifrån den tillgångsklass som fastigheten/fastigheterna tillhör, samt att de kostnader som tillkommer på grund av strukturering och minskad flexibilitet inte underminerar kostnadsfördelarna. Främst beror denna slutsats på att värdepapperiseringen medför väldigt låg eller ingen managementrisk, ökad transparens, diversifiering av långivare samt tillgång till en stor europeisk investerarbas..
