Egenskapspriser på småhusmarknaden i Stockholm, Göteborg och Malmö - en hedonisk studie

I denna uppsats studeras betalningsviljan för småhusrelaterade egenskaper i Stockholm, Göteborg och Malmö för tidsperioden 1994-1996. Med en hedonisk prisekvation estimeras elasticiteter för ett antal småhusrelaterade egenskaper. Exempel på småhusrelaterade egenskaper är boyta, tomtyta, avstånd till kommunaltcentrum och förekomst av bastu. Studiens syfte är att jämföra om betalningsviljan för småhusrelaterade egenskaper skiljer sig mellan storstadsregionerna. Resultaten visar att betalningsviljan för småhusrelaterade egenskaper varierar mellan regionerna Stockholm, Göteborg och Malmö.

This report describes honey, its origin, properties and effects on human health. Honey has been used for a long time in most civilizations and apiculture is an important activity sector in many parts of the world. The trend is an increase in honey production but a decrease in the number of beekeepers in Sweden. Honeybees live in a highly developed society with a strong hierarchy and a well organized distribution of the tasks. They visit a broad spectrum of plants and collect nectar to store it as honey.

Hållfasthetsegenskaper i gjutjärn : tensile properties of cast iron

In the last few years people have become more and more aware of how humanity is affecting the climate. In the direction of reducing the greenhouse gases is to design engines with higher tensile properties and reduced weight, in order to achieve lower fuel consumption and cleaner fuel incineration in today's truck engines.In order to achieve these requirements it?s necessary to increase the combustion pressure in the engine. This requires higher tensile properties and high thermal conductivity of the engine material. The department of Component Technology at the University of Jönköping in collaboration with Volvo Powertrain AB, Scania CV AB and DAROS Piston Rings AB has been commissioned to develop this material and to find knowledge of material properties used in truck engines and piston rings used for marine applications.The purpose with this work is to analyze the tensile properties of a series of cast iron, cast under different metallurgical conditions.Four different series of cast irons have been analyzed from four points of view, carbon concentration, nodularity, amount inoculation and cooling rate.After the tensile test all specimen data was analyzed in a mathematic calculation program called Matlab 2006a.

Mätningar av statiska och dynamiska egenskaper för bakaxel.

To design new and high tech products the engineers rely more and more on computer based simulations to investigate the properties and behavior for a component or system.To verify these computer based simulations the dynamic properties for the components of the drivetrain needs to be verified. Therefore measurements of the stiffness and vibrations for the rear axle has been performed. This report show how the measurements has been implemented and evaluated, along with some interesting results for the rear axles properties.The static stiffness for the drive shaft along with the axle-gear has been determined. It is found that the stiffness for the whole rear axle is near the stiffness for the drive shaft, which means that the drive shaft becomes the dominant component of the system and affects the rear axle stiffness the most. The measured stiffness of the driveshaft is close to its theoretical stiffness.The stiffness for solely the hypoid-gear have been calculated using the stiffness for the rear axle and driveshaft, and thus has a range for the stiffness of the hypoid gear been determined.The backlash for the whole rear axle and for some individual components has been determined, where the backlash between pinion and crown-wheel has negligible impact on the total backlash.Measurements of the crown-wheel and pinion movements have been conducted, where the direction of movement is consistent with the theoretical direction of the forces.The vibration measurements show that the vibrations are more severe at certain rotational speeds.

The study aims to investigate the impact of industrialised homebuilding in the creation of the aestheticproperties of the dwelling architecture.The concepts of industrialised homebuilding and the aesthetic properties of the dwelling architecture aredefined by previously developed models. In these models, industrialised homebuilding is described byeight characteristic areas. The aesthetic properties of the dwelling architecture are described by sevenaesthetic qualities.The study was conducted as a qualitative study, and in-depth interviews were conducted. The companyJM AB is the analysed unit that the author of this report has chosen to study. JM employees and by JMhiredarchitects were interviewed.The report concludes that characteristic area planning and control of processes are considered to havepositive impact on the aesthetic qualities if the process is designed in such a way that the creations ofthese are admitted.

Optiska egenskapers påverkanav möjligheten att trycka eftermålvärden i ISO 12647-2.

This thesis investigates how the optical properties of paperboard influences printing with targets in ISO 12647-2. The targets for optical properties in ISO 12647-2 are defined for paperboard without optical brightening agents and fluorescent brightening agents wich makes it difficult to reach the targets when printing paperboard containing these agents.Seven different types of paperboard, some with and some without the agents, have been printed and instrumentally andvisually measured to see if there is any deviation from the standard targets and if it shows visually.The result shows that paperboard containing optical brightening agents and fluorescent brightening agents can print with targets in ISO 12647-2 but in many measurments the difference between the types of paperboard were to small to assess. The differences between the types of paperboard in the instrumental measurements did not fully correspond with the waythe panel appraised them visually..

Effekt av gödsling och gallring på mö?belvirke av furu

This thesis is about the effects of fertilizing and thinning on furniture timber from redwood. Interviews of furniture manufactures have been made and observing of timber from the Swedish fertilizing and thinning trails. The result from the interviews showed which properties that is important for the furniture manufactures and then the result from the observation showed which type of management of the forest that gave the most timber that had those properties. .

Sociala egenskaper och deras betydelse vid arbetsannonsering

Målet med denna studie var att i ett första steg undersöka om sociala egenskaper förekom i arbetsannonser och därmed vilken vikt som lades vid dem i den inledande rekryteringsprocessen. Efter en granskning av 80 olika annonser gick det att utläsa ett medelvärde på 1,4 sociala egenskaper per annons. Det som ansågs viktigast var att personen hade lätt för att samarbeta och kunde leverera bra kundservice. I ett andra steg genomfördes en studie för att utröna om antalet sociala egenskaper i en annons påverkar de sökande. 24 studenter fick granska tre annonser formade för detta tillfälle med olika egenskaper efterfrågade.

The purpose of this study is to find out the viability in performing final felling in stands with high timber volume or if it´s more profitable to leave these stands to the next owner. Will he or she pay more for the standing stock then the industry? The prices of forest-land have increased significantly over the last couple of years in Sweden and some properties seem to go higher than others. Is this because of higher standing stock volume or can a certain volume/hectare bring a higher price? Maybe a combination of both? This study is based on the the sale-statistics for 2012 from real-estate agency Areal.

Fastighetsbolagens val att redovisa till verkligt värde eller anskaffningsvärde : En studie om vilka faktorer som påverkar företag i deras val av redovisningsmetod

 IAS 40 allows two methods of valuation for investment properties, fair value model and cost model. The purpose of this paper is to investigate what drive property companies to disclose their investment properties at fair value. In order to understand their choice, we use accounting choice theory and the three factors this theory describes, information asymmetry, allowing opportunism and agency costs. To answer our purpose, we have from a qualitative approach performed semi-structured interviews with respondents from five of the largest listed property companies in Sweden. The results suggest that firms have chosen the method that is most effective in the valuation of investment properties.

En studie om fastighetstaxeringssystem : -Vad kan Sverige lära av England och Wales

According to the client, land survey of Sweden, there is no current information regarding other well developed property tax systems. This information is necessary in order to analyze the effectiveness and develop the Swedish system. The purpose of this study is to contribute with improvement proposals to the development of the Swedish property tax system through a survey of the English and Welsh property tax system.Methods used are: (1) a literature review where the English and Welsh valuation methodology and organization regarding property taxation is studied; (2) an interview with the client at the land survey of Sweden regarding existing problems with the Swedish property tax system; (3) An interview with a contact person of the Valuation Office Agency regarding the English and Welsh property tax system.In England and Wales there are two different property taxes for municipals, Council Tax and Rating. All domestic properties are included in Council Tax and commercial properties or part of commercial properties is included in Rating. Council Tax is based on the properties market value and Rating is based on the commercial property or part of the properties current rental value.

Den samtida arbetsmarknadens idealarbetare : Om personliga egenskaper inom servicesektorn

Denna uppsats handlar om vad som menas vara önskvärda egenskaper hos arbetande inom den samtida servicesektorn. Genom diskursanalys av platsannonser, arbetsförmedlingens yrkesbeskrivningar och företags självbeskrivningar ser vi hur bilden av den samtida idealarbetaren diskursivt skapas i texterna. Resultatet av analysen kontrasteras med utvalda teoretiska nyckelbegrepp om den samtida kapitalismens egenskaper för att ge en bredare bild av de förhållanden som servicearbetaren är verksam under. Studien behandlar bland annat frågor om vem som har makt att definiera huruvida en arbetssökande besitter de eftertraktade personliga egenskaperna eller inte, hur relationen mellan faktiska yrkeskunskaper och svårdefinierade personliga egenskaper kommer till uttryck i de analyserade texterna och hur föreställningar om ålder på ett diskriminerande vis kopplas till personliga egenskaper..

Optical and Structural Properties of CuxS Quantum Dots Concerning H2O/Ethanol Solvent Ratio

Nanotechnology, one of the most interesting sciences today will no doubt have an enourmous impact on tomorrow's society and industry. One of the most interesting nanomaterial that has been discovered is the semiconductor quantum dot (QD). This material shows interesting novel properties such as a size-dependent band gap, which is an effect caused by the quantum confinement effect in all three dimensions. Due to this phenomenon the absorption spectrum can be tuned to the desired value by adjusting the size of the QD.This thesis aims to investigate how the solvent ratio of H2O/Ethanol affects the optical and structural properties of copper sulfide QDs manufactured in a chemical synthesis way using modern microwave heating. The process of manufacturing QDs using chemical synthesis often involve a capping-agent to prevent the QDs from agglomerate into bigger structures.

ABSTRACTThis pilot study examines the knowledge about tree root systems amongst five treeplanting professionals. The aim is to find out the professionals? collective knowledge ofthe nature of root systems of various trees used in green areas. Furthermore; to explorehow the professionals adapt landscaped green areas to the tree root properties in asustainable manner. Questions: Which tree species have special root properties toconsider and how do the professionals utilize this knowledge? And: How do theprofessionals in general adjust planting according to the root systems of trees in areas tocreate sustainable green environments?Interviews with the professionals were performed.
