Hur kan en checklista för miljöegenskaper viden fastighetsvärdering utformas?- Med fokus på samhällsfastigheter

Fastighetsmarknaden har visat på ett växande behov av ett hjälpmedel för fastighetsvärderaresom underlättar implementeringen av byggnaders gröna egenskaper i värderingsprocessen,samt för att investerare ska kunna se specifika gröna egenskapers effekt på fastighetsvärdet.Användningen av ett flertal olika miljöklassningssystem på marknaden skapar svårigheter vidjämförelse. RICS har tagit fram ett utkast på en hållbarhetschecklista för att kompletteravärderingsutlåtandet med en utökad beskrivning av fastigheterna med en systematiskredovisning av egenskaper relevanta ur ett hållbarhetsperspektiv. Dess syfte är att tydliggöraskillnader och öka utbudet av tillgänglig transaktionsdata med en påföljande ökad transparenspå fastighetsmarknaden.Studien syftar till att undersöka hur en hållbarhetschecklista kan tas fram, se ut och fungera,samt om den kan implementeras i ett projekt för en samhällsfastighet. Genom att använda migav utkastet från RICS och intervjua aktörer på fastighetsmarknaden har en lista tagits framsom jämförts med miljöklassningssystemen och implementerats på ett specifikt projekt.Utfallet har sedan analyserats och legat till grund för de slutsatser som dragits.Resultatet av studien visar att den lista som utgår från RICS ?Sustainability Checklist? medrelevanta hållbarhetsaspekter kan implementeras även på samhällsfastigheter då dessa inneharliknande egenskaper som de kommersiella fastigheterna, med vissa skillnader, somövergripande beror av: budgetrestriktioner, lokala förhållanden samt regleringar frånkommunen och övriga parter.

Sustainable development has become the ideology of the twentieth first century. As an important concept and as a framework of political action, sustainable development can at this point be considered as the very symbol of a paradigm in the international debate over environmental issues and the threats of climate change. But what does the concept of sustainability actually suggest? This thesis uses discourse analysis in order to examine the Swedish learning for sustainable development as to three different discourses on the national arena: the government and the municipals of Piteå and Växjö respectively. When the study foremost concerns official policy documents that contain associations with the study area, the methodology used takes into consideration both language, signs, metaphors and so called story lines.

Röken : ett hus på höglandet och hur Beach blev till

I det här projektet analyseras huset Röken, uppe på det Småländska höglandet, en plats med mycket historia. Från 1600-talet då en bräcklig fred gör att huset byggs till då huset moderniseras under mitten av 1900-talet och blir inrett med många möbler från Ab Svenska möbelfabrikerna, som bara låg några kilometer från platsen. Detta leder fram till en undersökning av familjen som äger huset och till Jan Strand, min far, idag den enda permanent boende där. Projektet har mynnat ut i möbeln ?Beach? avsedd att användas då Jan i ensamhet njuter av jazzmusik uppe i sin sons rum..

Purpose: In order to curb the prevalence of undeclared work and to improve competi-tion within the building and construction business, reversed charge audit will from July 1, 2007 onwards be applied within the building sector. The new rules entail a consider-able amount of delimiting problems as regards both businesses and services.The aim of this essay is to study the rules as well as direct the light upon various consequen-tial delimiting problems. Furthermore, we will investigate what the effects are on the busi-nesses, as well as their view regarding this. Apart from this, we will also investigate who will benefit and who will be disfavourably affected, respectively, by the new lawMethod: The investigation has been conducted with a combination of qualitative and quantitative methods. Firstly, an opinion poll was carried out, directed towards Swedish construction companies, and this was then deepened using three interviews.Result & Conclusions: The essay demonstrates that the new rules have entailed more work to a varying degree for the companies.

We have in this degree project approached Boden through a thoroughly analysis of both the entrance roads and the city itself. In this degree project we are looking for ways of how to create characteristic and interesting entrance roads to a city, with Boden as an example. This demands knowledge about the problems involving entrance roads as well as the distinctive features of the city.

Nearly 50 years after the building of the first million programme neighbourhoods many Swedish municipalities faces an extensive restoration work in these neighbourhoods which during their relatively short lifetime have acted as a target for a large amount of criticism. Öster in Gävle is a million programme neighbourhood that has gone through an extensive restoration between 2001-2009 with the aim of improving the living environment. Improvements have been made in the outdoor environment, to the facades of the houses and the entrances? of each building. The purpose of this study has been to investigate the effects of the renewal in the physical outdoor environment for those who live in the neighbourhood.

Kundnyttan av Tekla Structures som verktyg i broprojektering

Byggbranschen är inne i en övergångsfas mellan 2D och 3D. BIM, som arbetsmetod, och 3D-modeller blir allt vanligare. I broprojekt är dock efterfrågan på dessa modeller låg. På WSP i Stockholm används 3D-modelleringprogrammet Tekla Structures i stor utsträckning på flera avdelningar. Önskemål finns om att utöka användningen av programmet även inom broprojektering.

Energy power i.e. how much energy the building consume? If the ventilation control is done? If the radon measurement is carried out? Recommendations of measures to improve the energy power? As a company it is required to work with strategies to minimize costs such as packaging and logistic costs. The increased market of industrial produced wooden buildings results that the time and the cost which the packaging of prefabricated building elements consume, is experienced to be in greater need of development than before and demands a better solution. The aim with this dissertation was to discover how the development of the handling of the packaging can improve the packaging process. The goal was to present improvement proposals for a simplified and thereby a more efficient production in time and cost perspective.The packaging process which includes packaging, handling, storage and transport were studied. Interviews were made with participants from the market for manufacturers of wooden houses and a case study was made at the company A-hus.
