BakgrundRegeringen ansåg trots införandet av 1994 års Skuldsaneringslag (1994:334) att man behövde en lösning på problemet att enskilda näringsidkare varken kunde bli beviljade skuldsanering eller företagsrekonstruktion för att på så sätt ha möjlighet att fortsätta bedriva sin verksamhet om de hamnat i ekonomiskt obestånd. 2007 tillsattes därför en särskild utredare som skulle utreda och lämna förslag om skuldnedsättning för enskilda näringsidkare. Personal interviews were conducted with four employees in real estate companies and two tenants in each company stock.Conclusion:We have found that communication affects the relationship between company and customer. Tentants have experinced credibility of businesses is important for them to have a confidence and loyalty in the relationship. .

South Africa has been among the top ten wine producing countries for at least 20 years. Even though the land under grapevines is decreasing globally it is still increasing in Africa. The awareness of environment has strengthen the last years and South African producers experience a high demand of environmentally friendly produced wine, especially from the European market. This demand was the driving force behind the development of the world unique sustainability certification, Integrated Production of Wine (IPW), which is inscribed in the South African legislation. What makes this certification unique is that consumers can trace their product all the way back to the farming practices owing to the identity number specified on the IPW Integrity & Sustainability seal on certified products.

The distributioncentral of Stadium has an area of 31,6 acre and is being build in Herstadberg in the region of Norrköping. It is Mattssons Fastighetsutveckling (Mattssons Real-estate development) who also has ordered the building. They will also take care of the operation and support of the distributioncentral. Peab has got the assignment as a total contractor and it is for them I have done my degree project.I have been drawing-up a description of the goods in the distributioncenter. In the declaration a description of the goods will be found, there substance for all the materials that has been built in to the building describes.

Introduktion/Problembakgrund: Earnings management (EM) är ett problem för både det enskilda företaget och samhället. EM innebär att företagsledningen manipulerar resultatet i syfte att vilseleda externa intressenter. Konsekvenserna av EM är ett minskat förtroende för den finansiella rapporteringen, vilket resulterar i en ineffektiv kapitalallokering. Tidigare studier i Nya Zeeland har konstaterat att sammansättningen av fastighetsportföljen påverkar benägenheten till EM. Däremot går resultatet inte att generalisera i andra länder, eftersom det finns skillnader i lagstiftningen.

Abstract Ideon Science Park was built on the edge of Lund city in mid-80ies. The Science Park was surrounded by open farm land and Lunds Faculty of engineering(LTH). The architecture, the facades of the buildings, were placed to face the faculty. The Science Park has since then grown, and the actual front of the building is no longer faced towards LTH. The people working at Ideon are met by the backside, the meeting with Ideon is primarerly a meeting with fields of parkinglots. The initiative to this thesis was taken by Ikano Fastigheter AB, one of two real estate owners of Ideon Science park. Their aim is to make the area easier to orientate, they want it to be more internally connected and with a stronger identity. The thesis is mainly dealing with two questions conserning Ideon Science center.

Introduction and research question:  This study investigates the widely discussed notion ?Corporate Social Responsibility? and its practice in the tourism industry. In the contemporary society more companies are realizing the significance of Corporate Social Responsibility (CSR) and its potential as a means of differentiation.  The author?s interest in this particular phenomenon was awakened after reading about the business case of Scandic Hotels. This is a company that nowadays is referred to as ?Scandinavia?s leading hotel chain?.

Problem: Konkurser drar med sig höga kostnader på olika sätt, och genom åren har många försök gjorts att finna modeller som kan förutse konkurser och därigenom undvika dem. Några av de mest beprövade modellerna är Altmans olika Z-scoremodeller, som genom åren visat olika resultat. Allt fler företag blir också verksamma inom tjänstesektorn, och forskningen menar att dessa företag skiljer sig från tillverkande företag när det gäller dess nyckeltal, vilket alltså borde påverka möjligheterna att förutse konkurser enligt de modeller som idag finns.Syfte: Kontrollera huruvida Altmans Z´´-scoremodell fungerar på små- och medelstora tjänsteföretag i Sverige, men även om korrelation mellan ett företags kreditbetyg och dess Z´´-score föreligger.Metod: Uppsatsen är skriven utifrån ett positivistiskt synsätt med deduktiv ansats, och bygger på kvantitativ sekundärdata. Analyser görs genom hypotesprövning.Slutsats: Altmans Z´´-scoremodell fungerar dåligt på tjänsteföretag inom segmentet små- och medelstora företag i Sverige. Resultatet blir detsamma, även om modellen tillämpas på    tillverkande företag och handelsföretag.

The National Property Board (SFV) has been appointed by the Swedish government to administer all property of cultural value owned by the Swedes collectively. The commission includes maintaining the soul and character of each individual building, to adapt these buildings to present needs and requirements, and furthermore making them available to the public. The return on equity demanded by the government is based on the CAPM used within the real estate industry. The theoretical assumption that organizations are either function-driven or pay-driven will serve as a starting point, after which SFV will be defined as a function-driven organization with a pay-formed management control system. This paper aims to examine how applying a pay-formed management control system will affect a function-driven organization.

The recent history knows numerous examples of creditor?s inability to evaluate financial solvency of the client correctly. Creditors? risks do not only concern individual relations between the two parties but the economy in general. The standard loan-giving procedure considers evaluation based on a number of financial ratios.

Background: During the 2000s, there has been an increased interest in studying business management and strategy implementation with customer focus in public organisations. To achieve business goals it is important to continuously work with strategies to meet customerdemands for increased efficiency and service. Purpose: The aim of the essay is to examine how to work on strategy implementation in a municipal real estate company from a management perspective in order to achieve overall goals. Method: The study?s methodology is a case study based on qualitative telephone interviews that were conducted with representatives in managerial positions from various levels of the company.

The EU Council adopted in 2007, environmental and energy goals with the aim of them must be met by 2050. This, in combination with those of the Swedish government 15 enacted environmental goals is supposed to lead the way for the Swedish environmental work.This report has examined measures in properties in the Swedish Cooperative Housing Society (SKB) stocks.The report discusses a range of measures that might be appropriate to apply on the properties to make them more energy efficient.One of the measures discussed, the vent whose primary purpose is to create a good indoor environment for the residents but is also where the most energy is lost.Another measure discussed is insulation of the building envelope on the estate to make it more energy efficient. To put extra insulation on the building envelope is important because of the large amount of energy that is lost through the walls, ceilings and floors.Future actions that may be implemented is individual billing of heating and hot water. This system has been used in European countries since the 70's and today the EU wants to increase the own individuals control over their electricity costs. This has led to a discussion whether to implement the system in Sweden or not.However, there are a number of equitable measures to be sorted out before the system can be used in any great scale.Finally, it is important to remember that environmental measures should be the primary and the pursuit of cost reductions the secondary otherwise you risk the environmental work to be counterproductive..

This study highlights the stereotypical depictions of journalists in film using a narrative analysis of four major Hollywood productions, starting with All the President?s Men from 1976 through The Girl with the Dragon Tattoo from 2011. Its purpose is to highlight traits given to journalists in the movies and re-occuring themes in the portrayal of the media and the journalistic occupation. Differences and commonalities between the films are concluded in a discussion of ethics, personalities and the media?s self image.
